Wells Fargo signed a consent Order with CFPB in December 2022 agreeing to compensate Affected Consumers of their unfair and deceptive practices concerning mortgage holders, auto loan customers and account holders.

As directed by the CFPB - Consumer Financial Protection Bureau, I filed a complaint in regards to the unlawful foreclosure on my home in June 2016 by Wells Fargo Bank, N.A.

I have filed two complaints through CFPB in regards to the December 2022 Consent Order between Wells Fargo Bank and the Consumer Financial Protection Bureau for wrongful foreclosure in June 2016 on a home I owned. After reading an article on CNBC in January this year, I knew my home should be included and immediately reached out to Wells Fargo Customer Service. The representative told me they had no idea what I was talking about and was not aware of any settlement. I then filed a complaint through CFPB as advised in the CNBC News article.

After paying my Wells Fargo mortgage for 11 years, Wells Fargo illegally foreclosed on my home in June 2016. Wells Fargo was servicing my mortgage on behalf of Fannie Mae but failed to properly inform and/or advise me of my Right to Reinstatement.

Under Fannie Mae guidelines, a delinquent borrower has the right to reinstate their loan by paying all past due amounts, late fees, attorney fees, inspection fees etc. at any time up until the foreclosure, which I was prepared to do. But Wells Fargo failed to advise me of this for the 7 months leading up to the foreclosure sale.

Instead, in January 2016, they referred my mortgage to a foreclosure attorney in Birmingham, AL- Sirote & Permutt, PC who sent me an acceleration letter demanding the entire loan balance- $187,000 to cure the delinquency. Of course this was not viable and I believed I had no options other than to watch my home go to foreclosure.

When I filed my complaints through CFPB, I thought the CFPB would investigate but apparently they are allowing Wells Fargo to review the complaints filed through their system and determine if errors were made. Not surprisingly, Wells Fargo has determined they did nothing wrong. It's like the fox guarding the hen house and absolutely absurd this is being allowed.

Not only did Wells Fargo deny any wrongdoing, (why would they implicate themselves?) but now have the audacity to claim Fannie Mae is the one who profited from the foreclosure sale, totally dismissing the fact they did not properly/legally service my loan as they were paid by Fannie Mae to do. The only reason my home was foreclosed on was because of Wells Fargo's deceptive, unethical and unfair practices along with gross negligence and incompetence.

I did email Fannie Mae's legal department April 12, 2023 but never received a response. I do not know if Fannie Mae is aware of the past servicing failures of Wells Fargo, how many consumers were affected or if Fannie Mae profited from the post foreclosure sale of those homes. I also do not know if Wells Fargo is currently servicing loans on behalf of Fannie Mae.

It is my opinion, Wells Fargo is out of compliance with the CFPB Stipulation of Consent Order signed by Charles W.Scharf, Wells Fargo Bank CEO in December 2022.

In the order, Wells Fargo agreed to financially compensate those who were wrongfully (ILLEGALLY) foreclosed on. Instead, Wells Fargo is being allowed to decide if they will comply on a case by case basis. Clearly they are denying all claims for compensation.

Whats more egregious is the Wells Fargo Executive Office representatives refuse to give me any information or contact information about who is reviewing their claims on the CFPB side. Only stating its a third party and even Wells Fargo does not know who they are. This is unacceptable.

Facts of my case:

Wells Fargo failed to lawfully service my Fannie Mae insured loan according to established guidelines required for all Loan Servicers to follow.

Wells Fargo failed to advise me of my legal Right to Reinstatement as a Fannie Mae borrower, which would have required around $15,000 to fully reinstate the loan.

Wells Fargo referred my mortgage to a foreclosure attorney who sent an acceleration letter requiring the full loan balance of $187,000.

Wells Fargo illegally referred my home for foreclosure and are responsible for the loss of 11 years of mortgage payments, interest payments and ALL equity gains I have subsequently lost.

Wells Fargo's mistakes led to my wrongful and illegal foreclosure in June 2016 and fall under the CFPB Consent Order from December 2022.

Because of Wells Fargo's egregious and unlawful actions, I lost in excess of $100,000 in equity gains since the foreclosure sale in 2016. To replace that home with a comparable home in today's market would exceed $375,000.

It is time for Wells Fargo to right their wrongs. It is time for Wells Fargo's long history of corruption and profiteering to end and to compensate those they have harmed financially. Wells Fargo should compensate me immediately or be held in contempt for violating the CFPB Consent Order.

12/7/2022, decided they would interrogate me for a wire transfer from a party out of the county that was received in my account. The 2 wire transfers were completed by your company when the mgr or supervisor from your Los Angeles, office on Olympic Blvd. decided to interrogate me about the wire that was already accepted by your bank. Then they froze my account advised me they no longer wanted me as client and requested the 2 wires be requested back to the sender of the wires. They continued this thru February 13th.

The party finally requested back the 2 wire transfers from Barclays Bank,. So they were going to send my funds back on my two accounts on /1/30/2023. HOWEVER someone in your security office notice another wire transfer sent to me on Nov 2022 and continued the hold of the account. I deposited $300 cash in the Esplanade (Oxnard, CA) ATM on 2/3. Midway through the count the machine failed and asked me how much I deposited. I typed in $300. The next day, they deducted $159 from my deposit stating the check I deposited appeared like it would not be paid, so they put a hold on it. I did not deposit a check ... just 15-$20 bills.

I filed a claim which they said would take 14 days to resolve. In the meantime, they took another $159 from my account today. So I deposited $318 and they stole #318 from me. I have spent nearly 7 hours on the phone with them with no resolution, and the phone system cut me off several times while I was on hold. And I was transferred from department to department.

It seems that no one has the ability to solve the problem. And they don't care about their customers.

Wells Fargo Bank Are use my credit card to purchase some thing and they tell you if you use your credit card your purchases are safe if you are ripped off well I went to a company purchase something I went to Wells Fargo and told them after I tried to contact these people myself and Wells Fargo could not get a hold of them neither could I we went it’s been four months now we’ve been fighting this back-and-forth they gave me the money back took the money out gave me the money back took the money out give me the money back took money out then they close the account so they didn’t have to re-do it they told me that the people said that they had delivered my product when I talk to the people they said no they never delivered my product. On the conversation with Wells Fargo multiple times they’ve lied about all kinds of things through this process I can no longer trust Wells Fargo with my money whatsoever they will rip you off they will lie to you

they will rip you off and you will not get your money back do not trust your credit card for that reason not with Wells Fargo unless you don’t mind throwing away your money. It’s a real shame that a company this big would do this to the small people I have been with them for 30+ years and this is how they treated me. About less than 2 years ago we purchased carpet and tile from LA Carpet who used Wells Fargo Bank to finance us. We receive statements monthly and make the payments from the same address for all this time. Out of nowhere they stopped mailing us statements and when we call they had no reason why (they claim). But what they really are doing is trying to make money on late fees.

This is how crooked Wells Fargo Bank is. We can't wait to pay this loan off and be free of them. Will never do business with Wells Fargo and refuse if any merchant offers them up. Wells Fargo has a business culture of deception!

ON OCT/26/2020 I was PANIC, SUPRISE after I open the app in my account from well Fargo with NO warning. They drift $3,000 dollars my ONLY SAVING. Due to Covi-19 epidemic I'm not working I have not been working since March 2020.

2 years ago I had my Identity stolen, I report it to Wells Fargo, IRS and credit bureau. Since then I had credit card from Wells Fargo and I Mentioned Them thare was some translation wasn't my, They pursuit for me to pay the whole total amount. I Have two different mortgage They when after a judgment but I never got serv In person because they sending All the paper to a rental property. now They took the mattress on their own hand draft my only $3,000 dollars from my count.

I have been trying for the past week to close a joint checking account that my ex let go into the negative. I have worked with WF CS and a banker within a branch, to do my best to reconcile the account to a zero balance and immediately request for the account to be closed. But for whatever reason, Wells Fargo just continues to leave the account open, in order for further charges to hit the account by my ex and cause it once again go back into the negative.

Of course that causes Wells Fargo to harrass me and threaten to send this account to collections and negatively affect my credit, after I have requested numerous times for them to close the account, after I went into debt to pay off the negative balance. I even was told by the bank on 3/13/20 that the account was closed and given a piece of documentation advising of this. Needless to say, the account is still show active with charges hitting it.

Completely unacceptable, and since Wells Fargo has a reputation for treating their customers poorly, like opening up accounts without their permission, this doesn't surprise me that I find myself in this situation. That's fine, I have already have posted on Twitter and Instragram under @whoizsfl advising of this tragic way they continue to treat me as one of their customers.

We was forced not to sue Ashley and chaz hawthorne in order for them to drop the harassment charges agaisnt my mom but I was harassed by them to along with my name being tarnished! Yet the police let her file harassment charges against me mother for her screaming back at her! Which alabama is a stand your ground law!

She has gotten all my neighbors against me and its kind of funny how they are getting these new vehicles after they dropped the charges on my mom but ashley hawthorne doesn't want me or my mother to have ANYTHING!

Between 04/01/2013-to now12-02/2019 we have been harassed buy their cronies for no reason and the current neighbors who live in my neighborhood along with their renters! On 05/12/2015 ashley hawthorne caused us to lose our checking account because she lied again saying we harassed her and the cronies who work at the phenix city location branch saying she harassed her in the bank.

We had no way of knowing that she was in the bank we was being set up by her again because the judge told us to stay away from her. They was telling us to keep coming back in the bank and ashley made sure to be their because they was stalking us! It has just been a pure nightmare and in 2016 she had her family move in their home so she could futher torment me and my mother. This is what psychos do when they have gotten away with lying!

And how her brother and relatives are saying untrue things about me that ashley and chaz hawthorne have said that I was the problem. No they were the problem. I JUST STUCK UP FOR MYSELF AND THEY CAN'T STAND IT. Because they are used to bullying and pushing people around! And nobody fighting them back!

Wells Fargo Bank I purchased a new air conditioner. I applied and received a loan from Wells Fargo for a Home Loan. My payments according to the contract I signed was $114.00 per month which I made on time. I signed up for Wells Fargo to take out automatic payments of $114.00 each month.

I happen to notice another payment being taken out of my bank account to Wells Fargo for $36.00. I called the bank and because I started making automatic payments they charged me $36.00 each month, without my authorization.

My familiy was vacationing in Hollywood FL at the Diplomat Beach Resort spa and along comes hundreds of wells fargo employees for some convention called leaders club or presidents club who acted like wild animals the entire week. Drug use drunk people and what looked like girls for hire all over the place. A beautiful hotel turned into a cesspool for the week thanks to wells fargo. I contacted the executive office from wells fargo nobody answered. I called the general managers office of the hotel and was told by Edward Walls that wells fargo paid them alot of money to be there and did nothing. I found out Liz Bryant is the executive sales manager I tried to contact her too no answer. Wells Fargo employees are disgusting.

I mailed a check through USPS with tracking number to Wells Fargo bank on 6/13/2018 . The check was delivered on 6/15/2018 at 7:41am. I called the bank and emailed everyday from that Friday morning and they keep telling me that there's no record of the check but my tracking number says it was delivered. So Where did my check go? Also, they keep telling me that they can't do anything about my problem. My money just goes missing and can't nobody from the bank do anything. What should I do about this situation because I'm very mad and upset about this?

Wells Fargo Credit Card Customer Service Sucks!

I called up the Wells Fargo Visa Credit Card Customer Service Phone Number of: 1-800 642-4720 because I needed to Dispute a Charge for Only $1.25.

The first time I called was yesterday back on Saturday, June 2, 2018 and was On Hold For At Least Eight (8) Minutes with Nobody Picking Up The Line.

I got so angry and frustrated and Hung Up The Phone and then I called back for the Second (2nd) Time!

On My Second (2nd) Phone Call, One Of The First Things That I Heard was a Voice Recorded Message Stating That The Horrible Wait Time Will Be Well Over (10) Minutes Long.

Can You Believe It?

A Billion Dollar Company Can NOT Afford To Hire More Represenatives To Handle Supposedly The High Volume Of Calls! Ridiculous!

Please NOTE: I Never Have To Go Through The Same Experience With Chase Bank, HSBC or even when I used to have the American Express Card either!

We received a post card in the mail telling us about a class action lawsuit against Wells Fargo ordering multiple inspections to people that were behind on their mortgage payments and overcharging us. It was on our monthly mortgage payment listed under other charges. The post card was from Garden City Group Attorneys. It stated if we received the postcard we were eligible to be entered into the lawsuit and we had to do nothing unless we wanted to opt out. It also stated that we ( plantiffs ) would get a settlement of $10,000. After all these years we finally get our check, the amount is $19 and some change !! These attorneys knew exactly what they were doing. All they did was use us, the people that were scammed already by WF, so they would have a class action lawsuit. Therefore we were once again scammed by OUR attorneys !! I'm not a college graduate and I wasn't born yesterday either, how can they put on the postcard that we would get $10,000 and we get $19.00, is that legal? We still have our postcard. Someone please help me understand this. Thank you .

To whom it may concern, Wells Fargo has been committing fraud on several levels. They assigned me a checking account I didn't request, gave me the bait and switch saying they would refund me for three unauthorized charges and they won't document my claims to their fraud department and they won't assist me with getting my checking and loan accounts documents. Please follow through on this, I keep falling through the cracks. I just want to get my refunds and account statements! Thanks.

Wells Fargo has ads all over the internet offering $200 reward for opening a new Cash Wise VISA credit card and spending $1,000. What they DON'T tell you in the ad is that if you put the $1,000 on the card as soon as you get it, you still must wait 5 MONTHS to get the reward. Considering all the illegal actions against Wells Fargo in recent years, I just hope they stay in business long enough to pay me!

Tuesday, October 24, 2017, Wells Fargo Bank emptied my bank account to $0.00 to a creditor. They called this a Legal Order ACH Debit to a creditor - a Chicago law firm. The law firm was hired on behalf of a prior landlord who wrongfully evicted us because he failed to make repairs to major plumbing issues. he was cited several code citations by the Building Code Enforcer. I had to get the Village of Westchester, IL involved because the landlord refused to fix sewer water back-up in the kitchen sink. Instead of making repairs, this landlord harassed me and my child. He wrote me several threatening and harassing emails and text messages, and posted lease termination letters on the front door of the apartment a few days after the building inspector came out. He threatens not to release and that he was planning to evict us. This landlord is a real slumlord!!! All he wants is your rent on the 1st of the month. He will not make any repairs or maintain the cleanliness of the property. He has real mental issues as if he is bi-polar. He has a terrible temper and yells and tries to fight. He makes up lies to evict us. The landlord is so cheap that he stopped garbage pick up to only 2 times a month, which caused a lot of garbage on the ground, flies and rats. He put large spiders and crickets in our vents to bite us. I took pictures for proof. What a sick person! Now he ran and hired some low down dirty law firm to do his dirty work to rob us by taking money straight out of my bank account. I paid this landlord rent with a personal check from Wells Fargo. He kept my account number. Then he gave my bank account number to this dirty law firm to illegally take my money. This dirty lawyer sent a sheriff with a summons to Wells Fargo with a legal order to garnish every penny that I had from my bank account. Wells Fargo gave them the rest of my money that was in my bank account without even notifying me. What kind of bank this? What Wells Fargo Bank did is wrong and illegal. I put my money into this bank because I thought my money was safe. I trusted this bank! I just cannot believe what Wells Fargo did!!! .

This is illegal activity! I will personally sue Wells Fargo Bank and this creditor and law firm for robbing me! They stole my money right out of my bank account and left me with $0.00!!! I was at the grocery store buying food for me and my child and when it was time to pay, the cashier said my card declined! I was like, what the hell! That's impossible! While standing there I checked my bank account online and below is what I saw:

Wells Fargo Bank honered my Wacovia no fees whatsoever contract for several years, though I had to bring the contract in and demand compliance every six months or so when the fees were charged. Several months ago, when I was out of town for a few months, and mainly using my credit union accounts, Wells Fargo fee'd my checking and savings accounts to $0 and permanently closed them. When I confronted them, the banker offered to open new accounts; but refused to honer the " no fees" provision of the Wacovia contract nor reopen my much valued "free forever" checking and savings accounts as they had done for many years since taking over wacovia; even though I had consistently refused to give up the contract through the years, and the accounts were always adjusted to reverse fee charges when I brought my Wacovia contract in and demanded compliance; untill this last time. I want my "free forever, no fees whatsoever, never ever" Wacovia contract honered, and my original accounts reopened. Thank-you.

Walked in to a wells fargo bank 1445 Ross ave. Dallas tx. Presented my check 500 dollars to be cash, the teller a black lady said the check belonged to a Prudent Publishing Co. Which is myself Freddie Crenshaw therefore She cancelled the check, and confiscated the remaining checks in that book,believed to be about 10 checks remaining.I am demanding the return of my remaining checks asap!

Wells Fargo Insurance Claim Check department is the most inept group of clueless people that must walk the face of this Earth. They are more than useless at helping the homeowner get the correct paperwork to them - and they are SOOO pedantic about every tiny detail, even if the information is correct, but would require them to turn a page! The do not tell you that your documents are discrepant until you request a payment that could be months after submitting them. They do not care one bit that you may be without a home or have little children that are disrupted and that their prompt service could make such a traumatic experience such as losing half your house to a fallen tree - within 3 feet of a 3 and 9 year old - a somewhat less devastating experience. Each call to them usually takes an hour or longer and normally requires two to three managerial escalations to reach someone that has somewhat of a clue on how to help you. I am horrified that my mortgage is with them and for this reason alone I am considering refinance with another bank. I never want to have to experience this stress again. They win the prize of WORST customer service E.V.E.R.!!!

My wife and I unfortunately in January of this year, were victims of frozen water pipe in our Attic. In this area , homes are not equipped to endure the frigid winter temperatures!!! Luckily, we saved our home from further flooding due to our fast thinking and acting! We just recently received our insurance check, after 2 adjusters from our home owners insurance did a wonderful job accessing all the damage! Now Wells Fargo head quarters (Claims/ Loss Dept) advised the CSR at the local branch that we must mail our Insurance check directly to them!!? We adamantly advised no! As Wells Fargo advised that we would have to pay the contractors ourselves, and Wells Fargo would reimburse us in installment payments??? We advised to the CSR that we do not have that kind of money. She relayed the information to the representative of the claims / loss department via phone in front of us. The Claims/Loss department then advised to her that for us to give Wells Fargo 2-3 days and for us to come back in and they would allow the branch to endorse our insurance check. We called the Rep back at the branch and now she stated that she had been given incorrect information, and now we would have to wait 10 days for Wells Fargo to approve or deny endorsement of our insurance check?? Now we feel so lost and misled by our mortgage company that we contacted our Attorney and explained what Wells Fargo is doing.

Our Attorney advised that they will be more than happy to assist us in any way against Wells Faro. What made us feel even worse, is that we found very negative reports and complaints against Wells Fargo for this very same instance!! We also found cases/complaints against Wells Fargo where home owners completely lost their homes due to wildfire's, and Wells Fargo took their entire insurance check and applied it to their bank loan, and gave them no money to even rebuild! These individuals now have no home at all! It is appalling!! The complaints against Wells Fargo go on and on. I asked the CSR if she was aware of these actions by Wells Fargo, she replied of course, no I haven't heard any thing regarding that information??! We have our check and we are sure not going to mail it to Wells Fargo!! If we can't have our money to repair our home, then Wells Fargo will not get it either!! Wells Fargo is telling me everything the Library of Congress, the Small Business Administration , the United States Government Publishing Office and the Federal Reserve about how banks in the Unites States operate are complete lies in order to steal from me and others.

Wells Fargo claimed promissory notes are not legal financial instruments.

31 U.S.C. 5103 , 18 U.S.C. 8 , UCC 3-104 say they are

Wells Fargo says its not liable

UCC 4-302 says it is liable for all deposits

Banks accept promissory notes in echange for bank credit Federal Reserve confirmed this

The reason Wells Fargo told me this is I paid off two peoples mortgages asking nothing in return.

Wells Fargo is still requiring money be paid to them or they will take a woman's home.

Wells Fargo decided to keep the payoff but didn't give the people their property free and clear. In fact it sold off a home illegally, I can prove everything I say here because I had law enforcement keep record of every action I did. The paper trail for both loans is several miles long. I would be happy to explain all of this to any member of law enforcement after all my local one knows about this already.

The wells fargo ad said, " for only $12.00 you can protect your checking account from embarrassing overdrafts." i'm a procrastinator. I can never remember to transfer money from savings or credit card, into my bank account in time so overdraft protection looked like a great idea. Here is what using wells fargo overdraft protection actually cost me per each use. $12.00 fee for using overdraft protection. $35.00 fee for being overdrawn. $25-35.00 fee for getting a cash withdrawal. Getting a cash withdrawal is what wells fargo says you are doing when they take money out of one of your accounts and put it into another account for you.) a total of $82.00 in fees per transaction.

I in hi the first month that i signed up for overdraft protection, i paid over $500 in banking fees alone. With no notification that i was overdrawn or that i was now using overdraft protection, i continued to be overdrawn every single time i made a transaction until my social security was automatically deposited into my account. There is nobody to blame but me. I wasnt regularly checking my bank statements and worse, i hadnt thoroughly checked out how overdraft protection would work. I'm sure somewhere in all the fine print, if i had taken the time to read it carefully, there was something about "the fee for overdraft protection is only $12.00 but it will cost you at least a total of $82.00 each time you use it."

They cleaned me out before i discovered it was happening. When i went into wells fargo and asked a supervisor what all the fees were for, she was just as confounded as i. A call to her equally baffled support person resulted in her finally figuring out that the 8 - $25 fees on my savings account were for making cash withdrawals. See definition of cash withdrawal above). Bottom line, even though their own people couldnt figure out what the $500 worth of fees that first month were being deducted for, i was supposed to have known about them and agreed to them when i agreed to use overdraft protection. I'm 72 years old, living on social security.

I will never recuperate what they sucked out of my buffer accounts in such an incredibly short period of time. I am so angry with me for not researching the actual cost of using their overdraft protection scam. But then, one doesn't expect to be beaten up and robbed by one's bank. My fault. I should have paid more attention. At least i dont procrastinate about financial matters anymore and i did learn to check my bank statement every single day. I'm working on getting a new small credit union account because i really hate feeling that i must be ever watchful for the next scheme wells fargo will pull out of their big bad bag of dirty little banking tricks. And from the other reports i'm reading on Outscam, they do have a big bag of tricks.

We tried to save our home of 19 years. Husband had motorcycle crash, I was not working at time had triplet. Started to work on a modification, I get a part time job now, Sending papers in doing the o'l we didn't get this, and are these liens yours which I didn't get but proved that the guy was not my husband. Make three modifications payment just waiting to hear on the new interest rate. March was last of the three. Sent April/May June 4 my preservation rep called says can't help. Second won't sign subordinate papers. I'm like why would they need to? Next thing I know paper start coming one of which shows a us bank and trust has gotten a judgment of foreclosure. Huh?? Who are they? Where were the court papers to tell me? I was in the hospital with two of my triplets with pneumonia in icu. I have papers from wells stating we are working on a modification. And NO where on any public records show us bank as any assignments.

No lis pendes was done by wells. Us bank purchase the house for 100.00 dollars and took over the utilities and taxes. I spoke to foreclosure, in take, and another department at wells not one had a date of sale. This was may third. My house sold may 26. I even called the layers representative for this usbank telling them this is not my first mortgage. I believe it may be my second being sneaky pretending to be this so called company. They would not listen to me. Tried to get a lawyer to help no one they thought nut job. I kid you not this house was ripped out inside a year. In nj it's judicial and a process and none of that was followed. Who ever it was that did this remember it comes back ten fold. It was the only home my four kids knew. I had raised two there and now my last four had to be uprooted. I hope you never find yourself in that situation you wouldn't know how to survive. But we will because we have God it was just a house we put our trust in him and he provided. What will your money do for you when it leaves?? You didn't break us Wells Fargo. Strength comes from within.

My deceased father took out a home equity line of credit our on his home that is a manufactured mobile home not on a foundation and now that me and my husband are not getting anywhere with payments on a payoff balance wells Fargo has no history at all of my father ever having an account with Wells Fargo but I receive in his name a account statement monthly that I no longer pay a monthly payment since seeing the scam alert. Now that we need to refinance to get a new home and foundation wells Fargo will not acknowledge a lien on the home but I can't put anything in my name wells Fargo claims title. I'm completely stuck and hav no where to turn.

I received a letter from Wells Fargo on 10/16 stating I was to provide proof of insurance or be billed 19.99 a month for their coverage. I contacted WF customer service on 10/17 via telephone and informed them as a military I used USAA and they providled liability under my home owners. I was told I still needed to send a document from USAA reflecting coverage. I then asked for WF to provide me a pay off amount. I had made payments of 350.00 on 10/18 and 1000 on 10/19 . A week went by and still no pay off amount. I contacted WF again and was finally emailed an amount I didnt agree too for it was much in excess of what I owed. I received another email for the amount of 7704.72 which was final pay off. I directed my bank to pay this amount which was completed on 10/28/16 which resulted in my payment of 9154.72 to satisfy my debt of 8924.72. This was the amount I pay over the 7 weeks since I had financed the equipment. I had financed with 4.95% interest. Six weeks of interest should be approximately $54.00I In all total I paid $126.00 and deducting the approximately 55 interest I should have had a credit of $71.00. I called today 12/1 and asked when I was to receive my statement reflecting my debt obligation complete. I was told that I still owed 59.84 for insurance. I spoke to two different representatives and both told me that this is what was owed for insurance but when I asked what was the amount of insurance cost per month I was billed I was told they did not know. This is a rip-off that WF has completed as I know if I dont pay I will have a mark on my credit report that would take me more effort than this amount to correct. I would strongly caution anyone from using any financing from WF. *

I have been with Wellsfargo Bank for over 17 years! I have two accounts and a mortgage with them. (Never been late nor missed a mortgage payment in 13 years) But I have been ripped off with so many overdraft fees by them over those years that I shoul have a couple of shares. What I have found is that depending on who you spoke with the rules and guidelines will flip-flop accordingly! You can check til 1 or 2 o'clock in the afternoon and if you make a deposit. (Cash) they will hold your deposit as pending and process the transaction. Charging the largest transaction first and all the $1, $5-smaller transactions will be dinged with a $35 overdraft fee for each and every one! The fees will be 'arranged' in a manner that will be of benefit to them of course! When asked why would they do that they told me that is what they are Manxdated to do by the federal reserve because normall the larger amount are mortgage , car payments etc. what the Heck??? So this past Friday a few minutes after 9:00 am I made a cash deposit! Monday when I checked my account I was accessed a $35 over draft fee! (Due to this practice I have had as high as a $250 in fees)When I called to question why they told me because it was after 9 pm! When I asked how was I to know that the cash deposit would not be credited immediately they told me it should have been posted on the machine! She refused to reverse the fee. I'm on Social Security and often unexpected fees can mean a choic between to get food or medicine or not to get food and/or medicine. I have deposited cash as late as 10:30 with US Bank without penalty) Hate is too strong a word for me but I strongly dislike well Fargo Bank! Working on finding a way to get rid of Wells Fargo! STRONGLY.....dislike them.

I found all three safety deposit boxes completely empty at this Wells Fargo Bank in Fort Myers Florida. I Had witnesses and then had the Sheriff make a report. Suddenly the Wells Fargo Bank people came in with a four page pre-printed Report to complete with Wells Fargo Bank's name, called Items missing from safety deposit box.. What an interesting situation. Wells Fargo Bank must have had a number of safety deposit boxes in their keep which had items missing from them in order to have a standard pre-printed form form for those unfortunate folks with missing items to complete. I would love to hear from other people who have had a similar event occur to them

They kept my pay I went to the bank and they said the check was returned the banker asked me if I returned it I said why would I do that when I dont own any checks dont know nothing about checks she called the help desk they talked to her I really don't know what all was said all I was told is that either the checked didnt clear on his in or he disputed it with his bank but because it was pending they couldnt tell me much I fought with them for three weeks about this every time the reason changed this friday after they kept yet another check I called back got transfered from one person to the next each time I was told something diffrent then they put me on the phone with a woman an then it was the check was fraudulent an that they loaned me the money till it cleared on his end I have never heard of any bank loaning money till it cleared from where ever the check came from I am so mad an dont know what to do

four months ago now I deposited a check in the amount of 1,550.00 in to my checking account with wells fargo. it cleared before I took it out of my account I asked the bank so their was nothing wrong with the check. the banker said no everything was fine the check cleared with no problems. I said ok so I slowly took the money out of my account. then three weeks ago on a Friday I went on my phone to chrck my accout to see what my check was to see that I was overdrawn 1,550.00 and they kept my paycheck I went stright to the bank to talk to a banker to see what was going on. I sat down with a banker she said the check got returned I said by who and almost three weeks later she said it wasnt you? I said no I dont have checks.

Why would I return a check that I cant afford to pay back I have a three year old son and a one month old that just passed away I cant afford. she said because it was still pending there was nothing she could tell me.So I waited kept calling them got hung up on by a tech support person and a manager. they have kept three of my paychecks so far I have filed a claim on the money. I called them friday the 9th of september an got transfered from one person to the next all telling me a diffrent story of why the check was returned then they put me on the phone with the person over my claim an she said that the money was loaned to me till the check cleared then she said that the check was a fraudulent I said almost four month later an why am I being charged I didnt write the check I am not the one who cleared the check she then told me to file a ploice report. I have been so stressed I dont know what to do I have no money because of this bank. I am praying someone can help me get my money back..

"Go along to get along." I was a whistleblower in 1996 against an age-old organization, the "Mafia" in Las Vegas. I will never recover from the damage because there is no one who can right the wrong.

They didn't have guns; they were not men named Big Louie; they are the perfect Mafia only Las Vegas could create. Perfection, aged like a fine wine. Mwah! They are professionals with responsibility for your money, your life and your family.

I did the right thing. I believe you do the right thing when it's hard to do; and when it may come at a tough price. Doing the right thing when it's easy is just that...easy.

I was exacted a very painful and devastating punishment. I was even warned; you can be successful and have a good life and career; or you can be stupid and I'll ruin you. I thought how ridiculous. I may lose my job, but I can find another one.

I was not prepared for the series of unimaginable events; and I'm lucky to be alive. However, I'm ruined, blacklisted, and legally branded as the bad person forever with no way to right the wrong.

Every day I struggle to take care of the basics for my daughters. Sleep escapes me most nights; I can't eat without forcing myself; I shake quite often; when my eyes open from brief sleep, I sob and stifle it as fast as I can so my daughters cannot hear me.

No amount of time, medicine or therapy lessens the daily pain and inability to get or keep a job since 1996.

It sounds like a ridiculous B movie, a wild conspiracy theory involving the financial institutions, the legal system and a prevailing religious group. Who would believe that? Who are we to question; they have the answers (albeit it ridiculous and wrong) for your complaints; they have the power.

They will destroy you and make sure you are humiliated on the way down by telling you in so many words, "I told you not to go against me."

"Everybody" gets paid and you have no idea they swim in the same cesspool. They get paid and it's your money they take. Try to reverse it, you cannot; try to complain, you will fail; try to go higher and then higher, you will be knocked down exponentially.

What happened to me? I refused to pay the outrageous fees to the attorneys and the CPA's. The work was either grossly disproportionate to the fees and costs or worse, the work was never performed. I questioned why the same few attorneys and CPA's were selected to perform the work on all the accounts. I questioned the missing items from the estates.

It began as verbal orders, then verbal abuse, then verbal warnings, then physical abuse. I still flash back and suddenly I'm there reliving it, in every detail, every sound, every image, every hit, especially the finale. I was taken down in a well-orchestrated and concerted process. It was perfection at its best...concise, multi-level, legal and final.

I'm strong; I'm smart; I've overcome adversity all my life...until I went against the best.

It still goes on today. I hope to find the strength and a venue to at least warn others; and maybe someone will be saved from my fate.

Wells Fargo Bank, N.A. and US BANK as trustee for MASTR Asset-Backed Securities Trust 2005-ABI filed foreclosure against me and my home. They attached to the complaint as alleged evidence, the following alleged documents, a Note, a Mortgage, a Mortgage Modification a NY 255 Tax Form in addition to many others.

A few years earlier I had filed for bankruptcy, where the bank attorney put forth an attorney certified copy of the Note. That Note was accepted as representing the actual Note I signed, the same attorney also validated the aforementioned documents.

The problem is, not one of the documents attached to the foreclosure complaint resemble the documents already validated and located on the bankruptcy docket.

Problem 1: the NY 255 Form attached to the complaint - wells fargo took the Notary Stamp and Notary signiture from my mortgage modification and forged and fabricated it on the NY 255 Form. The Notary is located in Albany NY area and Wells Fargo is located in N. Carolina. I spoke with the Notary she signed an affidavit that she did not Notarize that document and that she never would have and presented her log as further evidence.

Problem 2. Had to hire a forensic document examination to prove they forged, fabricated my name and initials on the Note attached to the foreclosure Complaint and to prove it is not the same Note filed in bankruptcy. My initials were also forged.

They forged my name to two additional pages on the Mortgage Modification.

The lawfirm of Rosicki, Rosicki & Associates filed the foreclosure papers. I informed them that there was the aforementioned problems. They chose to ignore me and call me perjurious amoung other things. Edward Rugino, Esq. is the attorney who is handling the suit.

Then the lawfirm of Hogan Lovells US LLP got involved,Nicole E. Schiavo, Esq. is the lawyer handing the case for them as co-counsel, Even the lawyers, who have personal knowledge of the truth, continue to aid and abet this bank. Ms. Schiavo is the attorney who actually provided and certified the bankrptcy Note and other documents, yet she continues wont retract the complaint and continues to assert the forged fabricated documents.

The case is ongoing in NY Supreme Court and now the US Bankruptcy Court. Recently Judge Drain issued a scathing order against all the same players and it was reported in the news. We filed a complaint with Consumer Financial Protection Bureau http://www.consumerfinance.gov/ because it was taking them 45 days to get an appraisal and Max Stone called out of nowhere and said they canceled the loan application and wouldn't say why and he never ever put anything in writing which sounds rather shady. His manager Dixon Sewell and 770.619.1426 never answered any e-mails. The person who took the application Brannon Biddy wouldn't give us Max Stone manager's contact information so I had to research to find it. Never got our appraisal and Max Stone

Started the loan application on April 17, 2016. All of our paperwork turned in immediately or within a day. At that time they knew I had 2 jobs. 1 was a W2 with an educational institution, the other was a 1099 for a company that I did contract work for and had went from a W2 there to a 1099. All paperwork was in and we kept asking when are you going to do an appraisal. Brannon Biddy said it was in committee this went on or 3 weeks and I knew something was wrong. I kept asking can you just get a new appraisal. After we got Max Stone involved he said, but again never put in writing, that because we started an application and didn't complete it within a year we had to wait until a year. They didn't tell us this because they didn't want us to go elsewhere. When they finally ordered it on May 26 over 1 month later it took until June 11 for the scheduled appraisal.

After they learned that we had no only reported them to Consumer Financial Protection Bureau and to the Office of the Comptroller of the Currenty they out of nowhere called and left a voicemail no less to say the loan application was canceled. Shady? Yes indeed! Especially the fact they would never put anything in writing..

Be wary of you apply to Wells Fargo and get Brannon Biddy or Max Stone.
