We signed a lease with them and from day one it's been a nightmare. They are slumlords. They have 20 plus properties. They don't do work that is promised and now they are threatening to evict us and requesting we vacate asap due to the fact our dog is bigger than what lease states. We've paid rent early both months since signing lease. He's grasping at straws because we had to get a lawyer to mail him a letter stating the repairs are required under contract. They completely ignored us when our a/c went out until the 15th call. BEWARE THESE GUYS ARE EVIL!! They are conniving and evil. Save yourselves. Pass their names on to family and friends. I wouldn't want my worst enemy renting from them. He's definitely retaliating against us and I pray karma gets him. Please please help spread the word. They own a lot of houses on Dunloe and surrounding areas. TIM CHANEY AND DAN HALL

Never Showed Up

Thankfully I haven't signed a lease yet, but even getting Tim out to let me look at the property is difficult. I explained to Tim that I only have an hour for lunch and set an appointment yesterday for 12:15. I called and he said he would be there in 10 minutes. Twenty minutes later he still hadn't shown up and I had to leave. He texted me as 12:39 apologizing and telling me he would waive the application fee for the inconvenience. It was annoying, but not that big of a deal given his goodwill gesture. He later agrees to reschedule for 12:15 today. Once again, I use my precious lunch break to see this property. I text him at 12:16 to let him know that I had arrived. Texted at 12:25 asking if he was on his way. Texted at 12:30 with a simple "hello?" No response. I finally left at 12:39 and rushed to get some food before getting back to the office. I let him know that it was extremely unprofessional and inconsiderate of my time. An hour later he finally responds and lets me know that he had me down for 4:15. Ummm what? He was the one who set the time...

In the weeks leading up to my move-in date, I called and texted asking when I was to get the key. I never got a response. I was out of town the weekend before I was to move-in and asked if I could get the key early since I would be moving in the day after I got back. No response.

The morning of my move-in, I hadn't heard a peep from Dan Hall or Tim Cheney. I had the U-Haul rented and ready to be loaded, but no key to my new apartment. Two hours after I called that morning, they called back and were short and uninterested in my call. They hung up on me after telling me they would meet me there in 15 minutes. I show up, they were nowhere to be found. 15-30 minutes later they show up in a huff--all jittery and anxious. They run up the stairs without me and go into my unit. I then realized after overhearing Dan and Tim talking to each other, that neither had seen the unit since the previous tenant had moved out less than 24 hours before. I was shocked, confused and overwhelmed. They told me to sign a piece of paper which I later realized was a document saying I agreed with the condition the apartment was in.

I'm furious with myself for signing that document and not asking questions.

I first looked at the apartment in June 2017. That day, Dan told me the back stairs would be completely replaced "by the end of the summer." He also told me the cabinets would be painted and a microwave would be installed before I moved in. Neither of these things was completed before move-in. In fact, the cabinets were never painted and the microwave was installed weeks after I moved in. The back stairs detoriated RAPIDLY with the rain from Hurricane Harvey and my own dogs wouldn't go down them. Mid September they were finally replaced randomly one day when Dan texted to say someone was there to fix them.

When Dan or Tim finally decides to fix something, they do not let the tenant know in a timely manner. Just this week Dan texted to say, oh by the way, there are two men working in your backyard today. Just a heads up.

The lack of concern, care and tactfulness from Dan and Tim is completely unacceptable, infuriating and in some cases illegal. When the stairs weren't being fixed, I cited the Texas tenant law of Repair and Deduct. Tim told me, "Your rent will still be due on September 1st, as agreed upon in our written lease agreement." This is a quote from an email on 8/29/17.

I have never been so disrespected in an apartment and I welcome any lawyer who thinks I have a case.

This is just a fraction of the deplorable actions of Dan and Tim and I warn anyone from renting from them in the future.

Classic Slum Lords

Don't rent from these sad, broke-down, catty queens! They own tons of run-down properties in Dallas. Obviously, they don't care about their own properties or tenants. It can't be that lucrative because Tim filed for bankruptcy!
