My experience began as a dream in Oct 2017 and became a nightmare from which I have not yet awakened from. I put $10,000 down on a repossessed pos. I contracted the much needed work through THO (aka Prosperity Acquisitions). The work was new flooring, new kitchen cabinets, two new toilets, two new tubs, and back stairs. Well they kept telling me that my cabinets had been put in another unit, or they were shipped to the wrong place, excuse after excuse. They finally sent me cabinets but they were someone else’s cabinets and not even all of them, they also removed all existing cabinetry and countertops and left my kitchen sink standing against the kitchen wall and my countertop on the living room floor.

I was without a kitchen until April 21, 2018 (trust me when I say I called, texted and emailed regularly & was told by Celeste Spector to stop calling and only send one email to which they will respond. Another THO lie.) When they finally did send their contractor in to do the work, (after the state inspector hit them with 12 violations), he left me with one pre existing floor cabinet and refaced it. Mismatched cabinets are now in the kitchen (which the doors fell off of less than a week after installation), they also did not replace my end cabinets so they effectively screwed me out of 2 cabinet units (not to mention the money I put down for the new cabinetry), I also paid for new toilets (which I did receive) and new tubs in both bathrooms, the master bathtub had been used as a urinal and an ashtray, to date, May 18, 2018, I still do not have my master bathtub (garden tub), and still no response from THO as to when I am to get it. These are items for which I paid for and are in the contract.

A state inspector came in and wrote his report and they received 12 violations! I essentially paid for the land. This was a land home package deal but THO would not include the deed of Trust for the land. We could not get city water to the home without land rights or authority to be on the land! I finally got a deed of Trust from them but only after the two THO reps who were present for the inspection confirmed to the state inspector that it was indeed a land/home package deal. Problem with the deed of Trust is that THO (aka Prosperity Acquisitions) insists on me making them the beneficiary of everything including the insurance policy as well as requiring that I relinquish my rights to all legal notifications and opportunities to make up any late payment that may incur.

These people are beyond anything I have ever seen. I’m 56 years old and for me to have to use a crawfish tub as my back steps for 4 months was a nightmare. Not to mention the fact that without running water, the water lines were dry and the mobile home was filled with sewer gases. I had an H2S reading done ( after the state inspector informed me that the odors we were breathing in was sewer gas from dry lines and after the home had been opened up for two weeks straight) and the H2S levels were 15 (a level 10 requires oxygen masks and a level 15 requires evacuation). My daughter was admitted to urgent care and the first thing the er doctor asked her was if she had been exposed to any toxic gases. They also did not disclose the fact (on the disclosure form) that there was no central ac unit, the grass was 5 to 6 ft high, therefore I couldn’t see that until afterwards.

My daughter is asthmatic and can no longer stay here due to health concerns and the unhealthy environment of this "home”. My infant & toddler grandchildren can not come visit their memaw. Yet when I ask about these things I get the usual silence. My suggestion to anyone even contemplating THO is to run far away and in the other direction. My dream has become my worst nightmare. Find a dealer you can trust. This isn’t them. They take advantage of people’s desperation and they feed on it. Do not sign the contract until you have a Real estate attorney check it out for you. I now have an attorney. True story.
