Worst company I have ever dealt with of any kind, and that's not hyperbole. My wife and I relocated to Augusta because I am a disabled veteran who suffered a traumatic brain injury and needed to be closer to family. We needed a place to rent while our house was being built. We needed a month to month lease and there weren't a ton of options. However, just about anything would've been better than renting from Southern Homes and Rentals. We viewed the house on a fall morning when it was about 70 outside and everything seemed good. It was listed at ~2000 square feet, and had a converted garage and converted enclosed patio that both had HVAC vents and we were told were heated and cooled. The house was dirty, but we were told that it would be cleaned prior to us moving in.

When we moved in, the house was stillfilthy. The carpet was so dirty it was matted down and badly needed to be replaced. The porch had holes in it and was so dangerous we couldn't let our kids in the backyard. There were lights out throughout the house, the walls badly needed painting as they were dirty and chipped throughout and the water had been turned off (you can't turn on water over the phone or Internet in Grovetown), since we were moving in on a Saturday we couldn't even get it turned on until Monday, then a hurricane hit, and we were without water for 3 more days.

More importantly, the house they had advertised as ~2000 square feet turned out to only be about 1500 square feet as neither the converted garage nor enclosed porch were actually heated or cooled. We complained and asked for an HVAC repair person to be sent out, but Matt refused because his handyman, who had zero experience in HVAC, said it was okay. We even offered to pay to have someone come out ourselves so long as if they agreed the HVAC wasn't properly installed Southern Homes and Rentals covered the cost. On hotter days, the temperature in the converted garage would usually sit at 85 if the house was 72, and on colder days about 55-60 if the house was at 70. They offered us window units for both rooms, which greatly increased our electric bills and we accepted, but since both rooms were wired incorrectly, if they came on at the same time it tripped the breaker.

We complained again, and their solution was to run an extension cord through the house so one unit would be on a different breaker, an obvious fire hazard. When we threatened to take legal action if it wasn't fixed, we were served with an eviction notice that said we needed to be out 2 days before Christmas. We scrambled to find somewhere else to live, but no one would rent us a place to live for the only 3 months it was supposed to take for our us to finish house. We begged and pleaded, and they allowed us to stay provided we took no legal action against them. Ironically, a few months later the HVAC went out completely and they sent out their repair guy who confirmed the unit was too small, on its last leg, installed incorrectly and looked like a DIYer had done it. Ultimately, we paid for a 2000 square foot house for 10 months, but could never use the converted garage for anything but storage and dealt with drastically increased electric bills because there was a window unit in the converted covered patio.

When we moved out, we asked to be present for the walk-through and were told not to worry about it. We had a professional cleaning done and left the house in much better condition than we found it, but they made up some new rule that wasn't in our contract that required us to not only have the carpets cleaned, but furnish them with a receipt, which we left on the counter with the keys as requested. They said they didn't get the receipt, when I gave them the name and contact info of the company we used a week and a half after moving out they said it was too late and had already deducted $85 from our deposit. To the best of my knowledge a walk-through was not conducted within 3 days of us moving out as required by Georgia law.
