Select Home Warranty does not provide any service. TOTAL waste of $. I had an appliance brake down after their 30 day waiting period. I called it in and they had a service provider contact me. I paid an additional $60 for that visit.

Then I was told that Select doesn't cover replacement parts for an additional 30 days after the waiting period of 60 days. (See page 5 subsection 100 or whatever) Just an excuse not to pay. Question: why do they send a repair person if you are not covered for a repair? THis company if full of it.

Beware of this company! I purchased Select Home Warranty about 5 months ago after the Sales Reps promised to include 'roof leaks' in the contract for free. I went back to my contract to verify this before composing this complaint. The contract states that I pay a $60 service fee for each service call. I contacted Select Home Warranty because I had 2 missing shingles that needed to be replaced on the roof. I know this because I had originally contacted a roofing company who told me that the roof was in good condition and all I needed was to have the shingles replaced. That roofing professional advised that I could simply call a 'Handyman' to replace the shingles for a small fee.

Because I knew that my contract with Select Home Warranty covered this, I scheduled the service with them. I explained fully the issue and even took a picture of the missing shingle and sent this to them. They agreed that this was covered, and that I was responsible for the $60 service fee. The contractor that they assigned came out, and I pointed out the area where the shingle was missing. After about 20 minutes, he knocked on the door and told me he was finished.

I asked him if I was to pay him, and he told me that the company would bill me. This was different than Select Home Warranty's emailed instructions sent the day before, which directed me to pay the $60 to the contractor. However, based on the contractor's comments, I waited for a bill from Select Home Warranty. On the following day, however, I received a bill for $402 from the contractor that was sent by Select Home Warranty.

As I had not received anything from Select Home Warranty, I contacted them and they said they would research as they had not information on this service. I was told it would take 48 hours to research whether or not the service was approved. I questioned why they would tell me it was approved before the service and then need to "research" to determine approval after the work was completed. The response was that I would hear from them in 48 hours.

In less than 24 hours I recevied an email from Select Home Warranty saying that the warranty did not cover leaks. I never requested leak repair and did not need a leak repair. However, if I had needed a leak repair, 'simple leaks' are included in my contract. During this conversation, Select Home Warranty reported that their system cited a 'diagnosis' of roof leak. Again this was not the work discussed and it was not the work needed, and most importantly--my contract says 'simple leaks' are included. At any rate, leak or no leak, as a customer I should have been given the opportunity to approve or decline the work. This simple act of customer service should have been covered by the $37.50 payment made to Select Home Warranty each month.

The short time in which Select Home Warranty took to deny this claim indicates that they never had any intention of paying, regardless of the work performed. The fact that the contractor declined to take my $60 service fee indicates that he knew that Select Home Warranty would not cover the claim; and the 20-minute contractor visit to my home indicates that the contractor did not fix a roof leak. I also have an issue with that contractor (Chief Roofing) because I never authorized the repair and was never advised of the $402 price until after the unauthorized work was performed.

I believe that this company's only business is sales, and the actual service as described in their contracts is incidental at best. I also believe that they use contractors who inflate prices and falsify 'diagnosis' in order to cheat unsuspecting customers who are relying on their warranty company to oversee these repairs. I'm just beginning my letter-writing campaign against this company, but BUYERS BEWARE OF SELECT HOME WARRANY.

I've paid these jokers 3 years $58 per month. They have not repaired anything. It seems not one repair company in hardin county no one will work for them. I have invested so much money. If I give up now. All the money I paid. Will be forfeited.

Purchased their home warranty policy 09/21/18 $499.99 Policy no. SHW-1827980 had problems with furnace and filed a claim, claim no. 352340. they gave me the phone no for a repair service who I attempted to call and could not reach.

I called many times, left messages recieved no replys back. Called home warranty service on many occasions concerning this but only got the runn arround. Winter was here and my home was freezing up so was forced to call a repair seervice on my own costing me $450.00 to make the repairs to have heat for my home.

We have had repairs in the past that Select Home Warranty has refused to pay for. Each and every time we have made a claim this company has tried to convince us to pay for the repair and wait for them to approve a reimbursement. But the latest issue that we are currently waiting for a response for is a plumbing issue and as with the other claims their go to solution was pay for it yourself and we will process your claim to see if we can reimburse you.

When we refused they relented and sent someone out to access the situation that was not qualified to fix a plumbing issue. Upon multiple calls they finally said that they will put a rush on the claim and gave us a phone number of a company that they claimed had accepted our repair order. But this company turned out to be outside of our service area.

Once again after several calling attempts and having to argue with several customer service reps, we were redirected to another location with the same company that was out of our area but the company said that Select Home Warranty would have to call their specific location and give them the authorization.

After informing Select Home Warranty of them needing to call to give them the authorization they refused to call that company to give the authorization for the repair. After going through several customer service reps and supervisors, we were told that because it was to close to the weekend that we would have to wait a little while.

Monday went by with no contact from Select Home Warranty, so we contacted them and as usual they tried to convince us to pay for it ourselves and wait to hopefully get reimbursed. Once again we refused once again after arguing with several of their staff members we were told that all of the plumbing companies in our area were booked out for at least 2-3 weeks.

But they refused to give us the names of any companies that they had contacted in our area or that were approved with their plan, we are still waiting over a week later......

Beware! This company does not honor their contractual obligations, sends incompetent unlicensed contractors to customers homes. After being with them for more than a year, we attempted to have our dryer and dishwasher repaired. The contractor for the dishwasher has had to come out 3 times and the dryer repair Company 4. To this date, we have spent more than $300 on the dryer. It stopped working again yesterday. The contractor, Old School Allpliace(DFW area) has changed their number.

Select Home Warranty continues to give me the run around regarding a $125 reimbursement for a claim from May of 2018. It is now November. Their customer service are a bunch of useless "robots” who seem as though they are reading from a script with little deviation. Repeated requests for a manager or a supervisor have yielded more frustrating. Lastly, the dishwasher contractor advised us that they no longer deal with Select because they have not been paid for several service calls. Beware of this company!!!!!!!

Sold me a home warranty policy by misrepresenting the coverage it provides and refuses to refund me the total amount paid for the policy after I learned about the actual coverage it provides. The following timeline lists the communication between myself and Select Home Warranty since the purchase of the home warranty policy.

July 10 218

I called Select Home Warranty at 1-855-267-3532 to inquire about the policy coverage for my appliances in my home. The salesperson who sold me the policy by the name of "MARK" (1-588-267-3532 X5047) explained that I could buy a one-year policy that would cover the cost to repair any of my appliances in my home for a fee of $399.00. The sales person "MARK" assured me the policy would cover 100% of the cost to repair any appliance in my home after a 30 day waiting period after purchasing the policy and a $60.00 deductible that I would pay directly to the company that Select Home Warranty would send to my home to repair my appliance.

I purchased a one-year policy #Sxxxxxxx6 from Select Home Warranty on July 10, 2018. The salesperson who sold me the policy told me that I would be receiving the documentation for the policy in the mail. I never did receive the documentation in the 30 days after purchasing the policy.

I called Select Home Warranty to file a claim on my refrigerator and to ask for the policy documentation.

The Select Home Warranty customer service representative that answered my call by the name of "HANNA" explained that the policy documentation had been sent to the wrong address because the salesperson who sold me the policy made a mistake entering my contact information into their system. The customer service representative - "HANNA" corrected my contact information in their system and placed a request to have the policy information emailed to me on that day.

I filed a claim #3xxxx7 on my refrigerator Kenmore Elite - Model 7xx.xxxxx.xx1 (primary refrigerator in my kitchen) and expressed an interest in also having an additional refrigerator located in my garage Kenmore Elite – Model 1xx.xxxxxxxx looked at.

The Select Home Warranty customer service representative – "HANNA" explained that the policy only covered the primary refrigerator and that I would have to pay an additional $40.00+ dollar fee to have the other refrigerator added to the policy. I refused to pay any additional money for covering the second refrigerator and filed a claim on the primary refrigerator. The Select Home Warranty customer service representative – "HANNA" scheduled a service repairman to visit my home that same day.

The Select Home Warranty repairman visited my home that day and diagnosed the problem on my refrigerator. I paid a total of $60.00 (I have a copy of the receipt) to the repairman from:

After waiting for more than 2 weeks for a reply from the Select Home Warranty repairman, I called the repairman to ask for a status of the claim. He informed me that he had not received any reply from Select Home Warranty.

I called The Select Home Warranty customer service representative customer service department to inquire about the status of the claim. I was informed that the reason the claim had been denied because the claim had been submitted for the second refrigerator that I had initially expressed an interest in having looked at. I explained to the customer service representative that I had filed the claim on the primary refrigerator and not the second refrigerator that was not covered by the warranty. I went on to explain that "Hanna" must have made a mistake and filed the information incorrectly when I last called in.

The Select Home Warranty customer service representative then resubmitted the claim for my primary refrigerator and that I would have to wait several days to have the claim looked at again.

September 21, 2018

I called the Select Home Warranty customer service department to request the status of the claim and was informed that it had not yet been processed they had not received any documentation from the repairman. I informed the Select Home Warranty customer service representative that I was personally going to call the repairman who had visited my home to see what had happened. The Select Home Warranty customer service representative informed me that she would also call the repairman to request the diagnostic information for the refrigerator.

I called Top Service Repair that same day and spoke with the repairman that visited my home on August 29, 2018, and asked him if he had submitted the diagnostic information. He assured me that he had indeed submitted the documentation to Select Home Warranty on the same day he visited my home. He went on to explain that this is a very common practice by Select Home Warranty where he submits claim information only to find out that Select Home Warranty fails to acknowledge the receipt of the claims.

September 21, 2018

I called the Select Home Warranty customer service department to request the status of the claim and was informed that the claim information sent in by Top Service Repair had been received but filed under the wrong claim number. The customer service representative informed me that the claim information submitted by Top Service Repair had been filed under claim #3xxxx7 but that it should have been filed under claim #3xxxxx2.

She went on to explain that claim #3xxxxx7 was the original claim that was denied because it was filed for the second refrigerator that I had expressed an interest in having looked at by the repairman. This claim was canceled when the new claim #3xxxx2 was created for the primary refrigerator.

I was told that they would have to review the claim information and that they would make a decision within a day or so and that I would have to call back for the results.

On or about September 22, 2018, to September 25, 2018 (I can’t recall the exact date)

I called the Select Home Warranty customer service department to request the status of the claim and was informed that after reviewing claim they determined that the cost of repairing my refrigerator was going to be a total of nearly $700.00 and that Select Home Warranty was only going to approve a $150.00 reimbursement after I provided a receipt of the payment made to Top Service Repair. She went on to explain that Select Home Warranty would only cover $150.00 because I had filed the claim within the first 3 months of the policy coverage.

I proceeded to explain to the customer service representative that this was not what the salesperson told me when he sold me the Select Home Warranty policy on August 28, 2018. I explained that the salesperson "MARK" who sold me the policy told me that Select Home Warranty would cover 100% of the repairs after a 30 day waiting period. The customer service representative told me that I had 30 days from the time of purchase to review the policy documentation and request a full refund if I did not approve of the policy.

I went on to explain that I never received the policy terms and conditions within the first 30 days of the purchase and that I was not given the opportunity to review the information to make an informed decision. I never received the term and conditions because the salesperson conveniently made a mistake entering my contact information into their system.

I then requested a full refund of the purchase price $399.00 of the policy based on the fact that I was misled about the coverage of the policy. The customer service representative transferred my call over to the cancellation department to process my cancellation request.

I also requested that the company contact the salesperson who sold me the policy and investigate why he lied to me when he sold me the policy. I requested a call back from one of their supervisors regarding the outcome of the investigation. I never received a call back from Select Home Warranty.

On or about September 26, 2018, to September 30, 2018 (I can’t recall the exact date)

I called the Select Home Warranty customer service department to request the status of the refund and was informed that Select Home Warranty was only going to refund me a total of $206.60 and that it would take several weeks to get processed and have a check mailed to me. I once again requested a full refund of my policy to no avail.

I once again requested to have the salesperson “MARK" investigated and a full refund of my purchase. I requested a call back from one of their supervisors regarding the outcome of the investigation. I never received a call back from Select Home Warranty.

November 13, 2018

I called the Select Home Warranty customer service department to request the status of the refund check which I have still not seen at this point. I also once again requested a status of the investigation of the salesperson by the name of "MARK" and look into why he is still employed by Select Home Warranty and most likely lying to customers to sell their products. I explained that I was lied too by the salesperson who sold me the policy and that I wanted a full refund to the purchase price for the policy.

The Select Home Warranty customer service representative by the name of "JOY" went on to explain that she was aware that the salespeople for Select Home Warranty have lied to customers to get the sale and that she did not approve of such methods but that she could do nothing about this.

The customer sales representative informed me that she was going to create another ticket to request a full refund for my policy.

Total money lost $459.00. $399.00 for the Select Home Warranty Policy + $60.00 for the deductible I paid to Top Service Repair.

Buyer beware, don't buy any home appliance insurance from Select Home Warranty. Had I gone to straight to sears as my wife told me to do the repair would have cost me $500.00 and not $1,159.00 with Select Home Warranty.

I made a claim for refrigerator and freezer and freezer ice maker not working on a Saturday, Tuesday the following week no contact on service repair, I called and the CS suggested that I wait a few more days. This was unacceptable, I asked that a CS manager contact me by Wednesday evening latest. No contact or follow up was made. That Friday I called and explained that I was not satisfied and has resolved my issue by hiring Best Buy Geekk Squad and I wanted a full refund of the purchase of service contract from them. Now they are trying to charge me for the contract includi the cancellation fee. I fully intend to report this as fraudulent misleading sales and theft to the sate of Texas attorney general office.

they told me if I paid the entire contract in full I would receive two free months, they are actually trying to charge me for them. Please do not purchase any plans with this company, they are a scam, three times of dissatisfied customers as satisfied.

My AC qiit putting out cold air. So I called my warranty company to file a claim.They said a tech would be out in 24 to 48 hours. I called back when no one showed up and they said they couldn't find one in the area but that I could get one and they would reimburse me up to $75.00. Once I got one he sent them the problem and how much it would cost .They came up with all kinds of excesses and refused to pay for any of it.

Select home warranty sent a contract plumber to address a leak in our plumbing. They arrived cut two holes in our celling. Saw the problem , collected my 100 dollars service fee via credit card number. Which they wrote down on the receipt. Told me that they had to wait for the autho from select home to repair the leak. Waiting 3 weeks now, no plumber. We keep getting run around from select home. They told us that they could not contact the first plumber, they set up another plumber , I call them they tell me that they do not deal with select home warranty anymore, because they had a hard time getting paid. And to top it off the same day that they took my credit card number, the plumber my credit card number was used to buy services on someone's x-box account. I really wonder who is giving select home warranty the outstanding ratings , which I used to decide on. Employees and family ?

Select Home Warranty is in breach of my contract for a home warranty I purchased with them. Specifically, they are claiming that a power surge is the cause of a failure of my saltwater pool chlorination system when the technician who they assigned made no such assessment. In fact, when I informed the technician from that Select Home Warranty said this, he called them back to inform them that he saw no indication of surge damage because he would have expected to see black soot on the circuit boards in the controller. I called and spoke to customer service numerous times and they refuse to contact the pool company they assigned to confirm this. I sent them an e-mail that contained an e-mail from A to Z pools with the symptoms he evaluated and it makes no mention of a power surge. Because of the extreme delay in getting this resolved, I had to have a new salt chlorination system installed as it was less expensive thanstepping through a sequential component replacement.

I gave Select Home Warranty one last chance to resolve this by sending them an e-mail indicating I would be taking them to small claims court. They instead sent me an offer of $250 that they keep calling a "courtesy" offer. There is no way that they, sitting in an office in New Jersey, can come to a conclusion as to the cause of my salt chlorination system not working and it is completely ridiculous that they are not listening to the company/technician to which they referred me. I am in fact filing a lawsuit; this is some of the worst customer service I've ever experienced as a consumer and I cannot believe how little they care about my displeasure or the fact that I intend to take them to court.

May 7th. Internet filed service request.

May 8th. No response from SHW initiated a direct call. Told the warrenty had been cancelled. Nobody knows when, why, or by whom. SHW closed existing 'cancelled warrenty' (1284730) and issued new warrenty (1414058). Told request would go for approval.

May 9. Email from SHW recieved assigning job to Armor Heat and Air, (claim #1414058-277058), 479-372-4134. Waited 24 hrs for Armor to call.

May 10th. Called Armor Heating and Air. Told they have never heard of Select Home Warrenty. Called SHW and they reissued the service request via their approval procedure (again). No response from anybody. Called SHW told request had been reassigned to Armor heating and Air. Called Armor and found out that SHW had given them an obsolete phone number. Scheduled repairs for Fri the 11th

May 11. Service arrived, told unit needed freon, and had loose wire from previous SHW contractor. SHW refused to pay for freon or service call. Having medical invalid in the house we had no choice but to pay 123.49 to Armor Heat and Air for freon and service call. Contract with SHW states $45.00 service charge to contractor. 123.49 was for freon and service charge to Armor. Armor tech told by SHW that even if he sent the bill they would not pay it.

My understanding was this service request should have costed us $45.00. Not 123.49.

SHW did not honor any part of the contract even after the snafu with having to reissue a policy and failure to correctly contract to with Armor.

FIRST AND ONLY CLAIM SUBMITTED TO THIS COMPANY, WAS UNILATERALY REJECTED.

A/C unit completely broke down, and lost all the freon because of it. Freon COULD NOT BE REPLACED.

This SCAM of a company, denied the claim stating that it was a freon related issue. It WAS NOT!!

The technician explained to them that the loss of freon was a side effect of the unit braking down because of age.

They still denied the claim stating again that it was a Freon "issue"...

No matter what, they will not cover what the promise when they sell you the policy. The technician said that to me.

AVOID THIS "HOME SELECT WARRANTY" COMPANY BASED IN N.J.

They are running a HUGE SCAM !!

Select Home Warranty is FRAUD a SCAM be AWARE !!

This is by far the worst company ever, I just opened my account with them in October of 2017 and right after setting up the account, I called back and spoke with different care agents. They treated me like " what you want" on every call. They didn't care and always gave me misguided responses. I just brought my home in July and very unfortunately my heating system went out. The company is asking me for 3 years of documents I can't provide because I just moved in this home. Had I known I wouldn't have choose this warranty company. The agents were the worst with even getting this information. to the point I had an anxiety attack and cried. Now it's cold out and they will now help with fixing my heat. DO NOT choose this company at all, they reps are horrible and they are very unhelpful. Finally i canceled my services and they robbed me by taking half of my money. I had their services for barley 7 months and when I canclled they took half of my money when i asked to explain this to me I was told when we sell you we have discounted rate and when you cancel the warrenty we have to revert back to the orginal rate which was never disclosed to me.

I had a home warranty that was issued in April 2017 as part of my home purchase. On 10/28/17, I woke up to a water leak in my downstairs master bedroom from the bathroom above. I verified that my leak wasn't a result of a non-covered event and called the company to report a claim. I waited on hold for 4 hours before speaking to anyone. Then, I was told to watch my email for more details. They were quick to rush me off of the phone and didn't want to take the time to help me. The email contained a plumber's name and phone number. I called the plumber but they are closed during the weekend. My home warranty states that a technician will be dispatched within 72 hours of reporting a claim. This did not happen.

The technician came on 11/1/17, five days after I reported the claim. The plumber said it would be a quick fix but he couldn't do any work with authorization from the warranty company. On 11/6/17, the plumber called me to tell me that the warranty company only approved the part to repair the leak but not the labor to repair the leak. I called the warranty company daily beginning on 11/6 trying to get the claim approved and find out what was going on. Customer Service reps are clueless and just robotically read a script stating that "installation" is not covered. I consulted with a contractor who advised me that installation refers to putting in a new system and not repairing a pipe. This didn't matter to the warranty company. Everyone I talked to just kept citing policy stating that there are no exceptions. Period. I ended up paying out of pocket for the repair on 11/11/17 because the damage to my ceiling from the leak was getting worse and I just couldn't put it off.

The warranty company advised that I could seek reimbursement after the fact through a complaint I filed on the BBB site. I did that and they denied my request for reimbursement stating that they don't do replacements or installations. I found several dozen reviews on a review website where customers stated they had replacements or installations. I provided that information to the warranty company. No response. I asked for their in-house legal counsel information. They refused to give it to me. I asked to just cancel my policy and receive a pro-rated refund so that I could take my business elsewhere.

On 11/15/17, they approved my request for the cancellation and called me to say I'd have my check within in a week. Two weeks went by and no check. So, I emailed again. This time, I was told the check hadn't even been processed yet and that I needed to allow up to a month for processing. I don't think I'll ever see that refund check. I've sent letters to their corporate office and no one has responded. I've sent letters to the Attorney General's office and no one has responded. I don't know how a company can operate like this and stay in business.

I'm surprised no one has sued them yet or that there's not an attorney out there itching to do a class action lawsuit. They state that they are voted high in customer service, but they direct you to lead generator websites where the endorsements are carefully selected to portray a positive image so that people use them. If you look on non-endorsed websites like this one, or Yelp, Google+, etc, you'll find hundreds of customers with similar complaints. They won't cover anything that costs more than $100 and are inconsistent with what they will and won't do. They break their own contract and don't care to make things right.

Their managers and reps are rude and just repeat the same things over and over in hopes you'll just give up. They are taking people's money and not performing a service. That's fraud. Do not do business with this company. EVER.

Select Home Warranty is the kind of company with whom you DO NOT want to do business. They practice all the things that give business a bad name. I bought a six year policy from them for $1500 that they claimed would replace or repair the listed appliances and systems should the need arise. All I would have to pay was $60 for an approved technician to document the repair or need to replace. After about one year and one half our dishwasher began to leak. The repair would be around $440 which was more than the value of the dishwasher. Select Home Warranty refused to replace or repair the dishwasher and offered $100 instead. I decided to cancel the warranty since they were obviously not going to honor the conditions on which I had purchased the warranty. The company told me that since I was cancelling the warranty that the $100 would not be paid and my annual rate would double. They sent me a chech for $610. It took weeks to receive the check and at least one company representative lied directly to me stating that the check had been mailed two days prior. When I called the following week I spoke with a pleasant lady who told me she was holding the check in her hand and promised to mail it to me immediately. I received it shortly thereafter. During my conversations over the dishwasher and the policy cancellation I spoke with two men who were both hateful, rude, and condescending. I as advised that depreciation of appliances and doulbling the premium for cancellation were both in the contract. Unfortunately, it was not in the sales pitch, nor was the refusal to pay claims or to deduct for paid claims should the warranty be cancelled. In summary, I paid $890 for one and one half years of nothing. Nothing is the coverage I received from Select Home Warranty.

Every negative thing said about this company is TRUE! RUUUUUUNNNN!!!!!

I'm calling the New Jersey Office of Consumer Affairs at 973-504-6370 to complain about them. It's a scam. All the stories are too much alike.

I wish the New Jersey attorney general would get involved. So many people wouldn't have the same story unless it is the company's common practice to avoid paying claims.

This is one of the worse company expierences that I've ever had. They did not respond to calls, then tried to claim that they called me back or emailed me. It takes forever to get anything done, if it even gets done at all. I finally cancelled service with them due to their lack of communication and follow-through and they charged me a $75 cancellation fee. I was told there would be no cancellation fee when I signed up. They are terrible and I paid for it. Do not use them. You will be very disappointed. I have heard to use instead.

Select was unable to find anyone to fix my stove the first clain I filed with them. It took me calling daily and after 3 days was told to findsomeone as they had noone in the area to repair stoves Yesterday I fied again regarding my washer machine. I have been argued with that they have 24 hours to find someone and after explaiing that its been almost 26 hours; I was informed its 24 -48 business hours ( they coudl not expaling this) I told them business days is what they were refferring to. I asked for cancellation department. I was told by them they didi not want to lose by business an would escalate this. I was also told that they would look inot reimbursing me 97.00 for the company I called this am to come out and look at washer. I asked for this in writing and told they coudl do that. Yet I do not have it in writing. I am unclear of my recourse hear but am tired of paying and calling and spendding hours trying to tget them to fulfil their contract after paying over 1000.00 for theiir bogus policy.

Select Home Warranty I have called twice now and have been told its only been a little over 24 hours and I do have the option of contacting my own repairman. Both a manager and the complaint department stated it has not been over 24 hours. I informed them I have a 15 monute phone call to their company docuemtned in my phone records 25 hours ago and have never received an update except to tell me they are waiting o a company to respond. This is after I was told they were escalating it. I believe their escalation consists of just continuing to wait. As they do not make phone calls. I have a company that will come out for 97.00 but they will only look at reimbursing the call per their policy. Last year after 3 days i was told that I could do the same as they could had noone in the area to service my stove. So after another 95.00 and 4 hours my stove was repaired and of course not paid for by Select. I spoke with complaint department this time and they state they dont want to lose my business so I am giveing them one more chance. I believe I will take to small claims court if they do not help this time. I have had mjultiple home warranty companies and never filed a report or even had a complaint. I know they are limited at what they do and read policies well prior to contracting with them. This company does not seem to honor their policy.They have refused to answer my questions with a yes or no repsonse just stating they are doing all they can and their policy gives them 24 to 48 business hours.I am unclear what they mean by business hours as the manager could not explain this as well. Contacted them friday 7/7 that ac was out. filed claim they took 2 days to provide me with repairman and he didnt work weekends so he did not show up until tuesday 7/11 he provided the report to them the next day. after several

phone call and emails finally got email today 7/18 that they will mot fix because unit had some rust on it. so basically

i have sit here for 9 days waiting on them to say sorry we cant help you. I am going to file a report with the bbb

and the arizon state attorney general. repairman told us they suck and dont fix nothing, just try to use

whatever the cheapest way possible is. so please take it from me dont use these people.

I had a different home warrantty company. I did a search online and Select Home Warranty came up in the top 3. I called to find out more about their policies before I paid for anything. I explained to the person that answered the phone and gave an example that my airconditioning unit was 40 years old but working but if something happened to it would this be covered. The answer was YES...not YES but please make sure you read the fine details of the policy or not YES but only if you've had maintenance records for the last 3 years even if you haven't had the policy for the year. The answer was simiply YES and we can possibly get someone out the same day as long as the policy was effective for 30 days. Nine months into the policy I called because the air conditioning was no longer working even after using it several times this year.

For two weeks I had to chase down Select Home Warranty asking them when a technicician would be contacting me. After me calling day in and day out they finally said we can't find anyone so it's your job to find someone to come out and we will pay the service fee minus your co-payment! ok. Had the technician come out who said this is a non-fixable item. We call everything into Select Home Warrantty who send me an email that they need pictures. I send all the pictures in to get a response that we need 3 years of maintance records or your warranty in nul in void! I haven't had the policy for 3 years is what I said, they stated it didn't matter and that the sales person didn't mislead me but it was my job to read the fine details of the policy. I stated that I asked the questions and was told I was all set. #1 don't trust them for anything they say, #2 they have no technicians as the woman just told me it's your job to find your own. So don't waste your time with this company all they do is scam you for the money of the policy they never really cover anything. They said you can send the invoice in but never give you an address everything is done via email with no one that ever responds!

I paid for a warranty for my home and did not get the service I was promised. I made a claim within the first 90 days that they did not cover until 180 days, but they claimed tha I was not eligible for full service. I was offered 150 to replace my stove.

I reported a problem with my dishwasher in May of 2017. It needed a timer, but the appliance was purchased in 2008, and it would cost less to replace it than to repair it. Therefore, they replaced it for 125 towards the purchase of a new one. When I complained they cancelled my policy. Unfortunately, I paid for the policy in advance.

THis company is a joke. They hang up on you instead of talking to you. THan I spoke to a gentleman who told me he was the TOP PERSON AT THE OFFICE I WAS CALLING in Mahwah NJ. I said I can't beleive you do not have a boss. He said Oh I have one but they won't talk to you? Why not they have a job. Oh itsn't there job to protect there company and what people are saying. So you are telling me that they never speak to customers?

WOW NO WONDER THIS COMPANY IS A SCAM. THEY HAVE THE PERSON WHO DOESN'T KNOW HOW TO HANDLE CLAIMS HANGLING PEOPLE! WHO WOULD BE DUMB ENOUGH TO TELL SOMEONE THEY DON'T SPEAK TO CUSTOMERS!

ALSO HE STATED THAT YOU NEVER GET TO TALK TO A CEO OR SOMEONE FROM CORPORATE AT OTHER BUSINESSES. I TOLD HIM YOU ARE INCORRECT. THEY DO MAKE THEM SELVES AVAILABLE TO PEOPLE WHO BELEIVE THEY HAVE BEEN WRONGED BY THIS COMPANY. RIP OFF DO NOT SPEND 1 PENNY WITH THIS COMPANY!!!!!

Every claim I have tried to file has been denied for some general loop hole they have in the contract.

The latest one was my microwave that is less than 1 1/2 years old. They didn't even send a repair person out they just said it was not "cost effective" to repair and would send me $95 to replace it once I sent them a copy of the bill. The microwave alone is $259 in stores now not to mention tax and installation.

This is the reason we buy home warranties so we don't have to deal with it all. Save your money and go to another company because this one just takes your money and will NOT pay for anything. This is the exact explanation i received for them not coming out or covering replacement:

As per your policy section 8, In lieu of replacing a system or appliance that is deemed irreparable or it is not cost effective to repair, said determination being made by Select, Select may choose to pay a cash settlement for the irreparable component of the system or appliance. Select is not responsible for installation. The cash settlement shall be in an amount not to exceed the depreciated value of the component/appliance being replaced.

The amount that you have been Authorized toward a Replacement Microwave is $95.00

(Retail Cost Less Deductible).

This is a way for them to get out of anything, I'm glad it wasn't my ac that went out! When asking for a refund to cancel my warranty they charge a $75 cancellation fee

Select Home Warranty is the worst company I have ever dealt with in the last 30 years! My air conditioning went out so they sent a technician to my home. He said I had a broken valve on my outside unit and all of my freon was gone. He called SHW and then he told me they would cover the repairs but the freon was not covered. I was unaware my policy didn't cover freon but I said ok. Then he told me the freon was $100/lb and I needed 10 pounds so I would be billed for $1000!

Once he left my house I called SHW and they informed me they weren't going to cover ANY of the repairs because it was the cause of my freon leak! None of this made any sense and the contractor was a scam artist trying to get SHW to pay $700 for a valve and $1000 from me for freon plus I believe was going to charge me also. Long story short I called SHW and informed them they sent someone that was not reputable and was trying to scam us all. I had called a local company that said they could do the repairs for 1/3 of his cost. I was advised by SHW to use my local a/c company to do the repairs and send in my invoice for partial reimbursement. I did and they called and said no reimbursement would be made due to non coverage. Then the claims Dept manager said he saw in his system I was promised partial reimbursement so he said he would send me $80!! My invoice was $645 of which $320 was for freon. After a lengthy discussion and screaming from both parties (and yes I have the mans name that hollered and talked to me so ugly) trying to explain I was promised to get half of this money back I decided to just cancel my policy. He said that was fine but he was going to charge me $75 for early termination!!! Long story short - NEVER UNDER ANY CIRCUMSTANCES USE SELECT HOME WARRANTY!!!

I paid $75 to the initial tech, never got my $80, and they are charging me $75 to terminate!! Nor did I get the $325 back from the invoice I was promised! So I have a $645 invoice, and $75 to tech, and $75 termination fee. That's a total of $795 to fix a freon leak!!!!

My hot water heater is 15 years old. I made my claim to Select Home Warrany telling them it does not provide sufficient water to my 3000 square foot house any longer. Select Home Warrant sent a contractor to my house, that acknowledged the issue stating it could begin leaking at any time slowly or all at once. And he provided me with a quote for replacement. He then sent an untruthful e mail back to select home warranty stating their was no issue with my hot water heater. Now Select Home Warranty is trying to wash their hands of everything saying they are going to do nothing for me. I have been with them for over 2 years. I will not renew with them, their staff is very rude, and they use dishonest contractors they are for in together with each other on this little scam they have going. Pleas epeople do not use Select Home Warranty they wil take you to the cleaners on you membership charge and your annual renewel. And when you make a claim they just dont communicate effectively with the customer, and their customer service is awful. Please dont use this company for any Warranty insurance on any appliances in your home. Go elsewhere. They are Awful.

I pay for the platinum service warranty I purchased March of 2016. . I called in on 1/6/17 at 3:00pm central time. I talked to Samantha and advised my furnace stopped working and am I able to send a contractor local to diagnose due to the frigid temperature and elderly couple in the home . She advised yes and she spoke with my contractor who gave the diagnosis and his advise of replacing the unit.

She said due to circumstance of weather she would expedite and I would receive a call back. I did not get a call but email asking for pictures of my unit and maintenance records. . I then compiled and sent in. I have used the same contractor for years as a HVAC tech. He sent me invoices and never had a issue but a cleaning yearly. I still did not get a call, I called Saturday and spoke with a gentleman who advised due to the nature of weather and elderly use my contractor and submit the invoice for reimbursement. The replacement was $2000. Now Select is refusing to pay claim stating false documents.

I advised this is what I received and never a issue with my unit. If I had any major issues this would not have been the original unit with house built in 2002. This is the second time they did not want to pay for a claim. All they will offer is $100. I am paying for a service which does not want to hold too their contract. When you sign up they acknowledge no matter the issue or age Select covers, Well I am finding out until its time to claim they do not want to pay.

I have done everything asked by this company. My unit has been maintained as it has lasted 12 years. Their contract all units are covered in good working condition, which is proven my unit is as I still have it. 10.1 of their contract states repair/replacement increases to $2000 after first three months of coverage. Again if this unit was not maintained it would not have been in service this long. My pictures can prove the cleanliness of this unit.

I was having a/c problems, I called SHW for a tech. to come out, got a service number. AC company #1 came out and said my 24 year old a/c unit was leaking freon. They did a cleaning and told me a new system would be about $7000. They told me SHW does not pay them enough to bother with replacing the unit, but I could pay for it out of my pocket. I called SHW to discuss this with them, SHW does not cover freon, and I see that on the contract so No payment even if they figured out it was not a leak and it was something else. I had another company come out, at my expense to look at the system for a second opinion. They said it was a condenser & coil that went out, not a freon leak, and I see that that is covered, but they do not work with SHW. The new company checked the lines and there was no leak in the system, as was previously reported. I had the Condenser & coil replaced by the new company at my own expense $3700. I submitted the bill to SHW, and was told it the Condenser & coil was covered, but since I did not get it done by SHW AC company #1, I would have to talk to a manager for a reimbursement. The Manager told me there will be no reimbursement because of the freon leak as first reported, I told him to look at the second opinion bill, there was no freon leak it was a condenser that went out not a freon leak. He said the condenser leaked out the freon, So no payment. I told him nothing in bill #2 says there was any leak. Then I was told I needed to have 3 years of service records on the unit, we have only had the house for 2 years. If we did have the records they would only send us $150.00 since that was all they were allowed to do. We have never had a claim or even used the SHW since we purchased a 3 1/2 year plan. I asked for a refund of my purchase price of the warranty, it would be pro rated I was told, minus $75. cancelation fee. I bought the warranty for large item problems with the house. If its not 1 loop hole its 3 others. After complaing to the BBB, SHW called and offered me $500 to go away and quit complaining. (I did not take it)

In July I purchased a warranty with Select warranty. I paid $589 for an entire years worth of service. On Saturday 9/24 I called to have my A/C unit serviced as it was not blowing cold air. An answering service stated I would get a call by noon on the following Monday 9/26. At 2pm, after recieving no call, I called Select to place the service claim. The lady stated it was an answering service and they probably "dropped the ball" - her words, not mine! I advised her of the issue and she said I would get a call from an assigned tech by the following afternoon 9/27. At 2pm the following day I called Select after not getting a call ...AGAIN. The lady who answered was the same one I spoke to the day before. She stated all the service technicians were extremely busy and that I should get an email or phone call by the next afternoon 9/28 for sure this time. I said ok, but my patience (after 3 90 degree nights in Texas heat) was wearing thin. The next afternoon, low and behold....no call. No suprise by now. I called and the woman told me she would find out what was going on. She got a tech assigned finally and said he would call me by the following afternoon once again. I did not wait this time. Immediately I called the serviceman from Initech and scheduled an appointment for him to come the next day 9/29 between 8a-12p. I had to work so I provided him my fiance's phone number and she cancelled her doctors appointment to stay home for this call. He never called. She text me to advise me at 3pm and boy I was upset. I called and the guy who answered at Initech called me "son" and stated to be "patient" and that his two techs were busy all day because someone ran out of Freon. He stated as soon as they were done they would come out. At 4:30pm they did come and stayed no longer than 10 minutes. They said that another claim would be required, took the $45 service fee from my girlfriend, and left. I got an email from Select warranty within an hour stating "Afte a review and diagnosis" that I would "need to supply pictures of the unit in question". I called them immediately for clarification and someone picked up the phone and hung up. I am frustrated beyond belief with this frauduent company. I never had this bad of service from anyone. Please someone look into this company and hold them accountable. I paid a years worth of service for $589....and an additional $45....for nothing but aggrivation.

Please do not purchase a warranty from Select if you value your time or money. This company has no respect for its customers or their needs. My husband I purchased a policy in April and file our first claim in August. Our claim was an HVAC claim during the week where temps were a whopping 100 degrees for a few days. My husband called and filed a claim, however after no response, I went online and filed another claim. The claim my husband files initially was never reported. I filed a claim around 1PM and did not receive a call until after 5PM to collect additional information. I never heard from Select again. No email with tech information, NOTHING. My husband and I tried several times to reach them throughout the night at the next day with no response. Only an after hours foreign answering service telling me that my call would be noted. I ended up calling an HVAC repair company myself and paying $276 for the repair of my unit, which Select refused to reimburse most it. I was told that they would pay the $56 cost of the part and nothing more after several calls and emails. The next time I heard from them was when we called to cancel the service. I was then told that they did not have a customer complaint department and that my claim fell through the cracks. A company without a customer service/complaint department is a company that care nothing about its customers. To me, that means you don't care about my experience with your company or making me happy and that is not a company I want to do business with. Take my advice and stay clear of these companies. They are scams and rip-offs. Contact your local power or gas company and buy a warranty locally from them. At least you can get someone on the phone. Worst experience ever with a warranty company

SELECT HOME WARRANTY

Purchased a warranty through Select Home Warranty on 2/25/2016 and made a claim on 5/05/2016 for a washing machine.

On 05/08/2016 tech came out to collect 45.00 service fee. The tech didnt diagnose anything, all he did was look at the washer and determined it was a certain part that broke down. (THEY USE THE MOST GHETTO TECH TO COME TO YOUR HOUSE)

After select home warranty claims dept received the diagnosis they didnt want to pay 160 for the cost of the repair. They offered me 50.00 & they told me I wouild be responsible for my own repairs.

I call this company the Ghetto Mafia because they will use the phrase "did you read the fine print?"

I have a contract with Home Select Warranty since July of 2015. I have never submitted a claim until I had a problem with the motor on my AC unit that would not work. I called their company and asked what I should do and if I could hire my own contractor. They told me I could hire my own contactor. I hired my own contractor and submitted a claim for the work and part that was replaced. No answer for over a month. A month later I had the gas furance go out. So, once again I hired my own contractor to replace the unit. I submitted a claim. In the mean time I have been refused payment until I send in pictures and paid invoice for the first claim.

I faxed this information and then they wanted 3 years worth of maintenance records of the unit. I faxed this information too. They then wanted 3 years worth of Paid invoices. I faxed all this information. Now, they are now saying due to what is in the contract (I have a copy of the contract) the repairs are not covered. First they were going to send me only $ 150 for the repairs because of what the contract says. Now, they dont want to pay any portion of the repairs. I have called daily and emailed for answers and no one will call me back. Every time I send an email they quote a portion of the contact they says my repairs are not covered. I have asked if they were going to Honor the contact and I get a round about answer. I have done what they have requested each time when they wanted more information. I beleive that if I would not have provided some information they would find an excuse to pay only a portion of the claim or nothing at all.

I signed a month to month contract for home warranty with extra items with Select in May 2015.

In July and had a problem with my a/c. They informed me that my a/c had a 12 year manufacturers warranty and they did not cover any item that had an existing warranty on it. Yes the Mfg covered the part of $400 that I told them, however the labor in install the part would be $450. They do not cover any labor either.

On September 2, 2015 my built-in microwave (high end GE) would no longer work. They told me I had to purchase a new microwave and have it installed and they would reemburse me $95 based on the age of the microwave ( 6 years old) I purchased and microwave and sent them all the documentation they required in include the paid receipt for both the unit as well as the removal of the old unit and Installation of the new unit. They told me they did not cover the actual removal and installation of microwave ovens and would send me a check for $95 within 30 days of September 20, 2015 (date of installation of new unit) I followed up with them in 10 days and excuse was they had been very busy, In the meanwhile I had allowed them to direct deduct from my bank on monthlly basis from May - September of 2015 ($55/mo) I replied that they had time to bill my bank monthly without any delay. They then sent me an email saying I would be reembursed within 30 days of September 20th. Again on October 20th I contacted them and more excuses, too busy, they check was mailed a week ago and allow 7-10 days for it to arrive (I don't live high in the hills in South Florida) based upon that I contacted my bank and requested they reverse 2 months of charges and cancel Selects ability to draw out of my bank $55 monthly. I also sent an email to cancel my contract effective September 2, 2015.

I file a claim with the BBB of New Jersey and they started dialog with Select Home Warranty,

The final results is: I receive a check for $95 on January 21, 2016 with a company mail stamp of December 24, 2014. They claim to the BBB that I had not cancelled the contract and in fact owed them for the 2 months I had reversed, and another 3 months that I did not allow them to collect. In all I would have paid them over $275 in order to receive $95 they owed me from early September 2015. If you have any claim they decide they owe you, don't expect payment until they have collect at least that amount and more for services that you did not have additional claims.

My only regret is that I didn't look at this site before I contracted with Select Home Warranty

I signed up with Select Home Warranty in May of 2014 when we purchased a new home. When I signed up, I explained to the sales person that the reason I was signing up was that my home was built in 1999 and the hot water heater and the furnace were original to the house and I was worried that they were going to go soon. The rep explained that that was "what this policy was for". I purchased a 12 month policy, but they threw in an extra few months taking it to 15 months.

I filed one claim in the first year. The heat in our upstairs was not working well - rooms were not being heated evenly. After filing, calling, and having to follow up I finally got someone to come out to the house to check and I was told that it was a "duct problem" and not covered.

In April of 2015, when my original policy was about a year old, I received a call where Select was pushing me to renew. I was confused since I thought my policy was for 15 months, and they assured me that it was but if I signed up to renew then, they would throw in another 6 months free. Fair enough. I was told that if I did not want to keep the policy at any time I could get a prorated refund. I renewed.

In November, my hot water heater was not functioning well. We were losing pressure in our showers and the sinks were not getting hot. When I filed a claim I was told that "water pressure" was not covered. In my former home, we lost pressure and when we had a plumber come out to assess the problem, we were told that it was because our hot water heater needed to be replaced. We had replaced that hot water heater, and the pressure resumes to full pressure. I explained that it was not heating up as well and they reluctantly sent my claim through. After a week I had not heard from a contractor. I called Select. They said that I should have heard from someone and they would put it out to another contractor. I waited for several days and did not hear from the new contractor. Finally, I got the contractor's number from Select and called him myself. He told me he had asked Select to remove him from their list as he never received payment for the jobs he did through them. He was nice, and said he would come help me, until he learned that I was well over an hour away from him. This was obviously not the experience I had paid for - having to follow up on my claim for over a week, having to call the contractor myself to make the initial contact, and finally being told that the contractor would not do work through your company.

The last claim I filed was because my refrigerator was leaking. This time I was told that my policy did not cover leaks in the lines so this was not covered. Without sending someone out to asses the problem, there is really no way that Select could determine that this was a leak in the line. The refrigerator is relatively new (about 2 years old).

I decided I was done and wanted to cancel. I asked how much the prorated reimbursement would be and was told that I would need to email "[email protected]" to cancel and find out the amount that I would be refunded. I did that on 1/18/2016. I did not hear back from anyone until yesterday, 1/25/2016. My email inquiry regarding refund amount was never responded to. Had I known that total refund would be $21, I would not have canceled.

I purchased home warranty from Select in March of 2015 for $425. On 8/31/15, our A/C stopped blowing cool air so I called Select to file a claim. They sent out their contractor and they charged me $450 to add freon which at the time I thought was ok b/c the policy does not cover freon.

On 9/18/15, The contractor had to come back out b/c it still was not cooling. I was told it would just take a while. Two weeks later the system was not working at all again so i was trying to deal with the contractor and they kept no-showing and finally they started to ignore me. Keep in mind, this was in the middle of summer in Texas and I have small children.

On 9/26/15, I call Select twice and was told that a Manager would call me and they never did. On 9/28/15 and call and email the contractor and still not response. On 9/29/15 I called Select Home Warranty at 830am. They said that the contractor would call them back at 10:30am and if they didn’t hear back from them, they would try again at 11am. Select NEVER called me back.

I finally gave up. My family was in a 95+ degree house and that is a serious safety concern. I called a local A/C company and they came out and said the previous company overcharged the system. The coils and compressors needed to be replaced. I received 3 bids and went with the cheapest one.

I tried to get Select to cover my repairs. They requested some documents and I provided everything they asked. They said they needed a month to review and after that month, they asked for MORE documentation. After I literally jumped through hopes to provide the additional documentation, the denied my claim saying that freon is not included. I'm ok with them not covering the freon or coils that were leaking but they could have covered the compressor and labor.

As if I didn't have enough stress to deal with through this. They are only in it to get your money and run. If I would have never purchased this policy, I would be $1000 ahead. They don’t stand by their policy and they do not vet their contractors.

This company is nothing but a scam. After paying for three years of contracts, we had to file two claims this year. In each case took over a month before we simply became so frustrated we went out an purchased new appliances at our expense. Hours of time spent on the phone trying to reach someone, getting hung up on, being on hold. Terrible customer service. In each case, promises were made "we'll contact you in an hour with an update" - no follow up.

We are NOT renewing our contract beacuse quite frankly it less stressful just going out an purchasing a new appliance than dealing with scam artists like these.

SELECT HOME WARRANTY WILL DO EVERYTHING THEY CAN TO DENY A CLAIM, THEY USE 1 MAN SHOW CONTRACTORS, THEY DO NOT PROVIDE SERVICES ON NIGHTS NOR WEEKENDS, THEY LIE ON YOUR BANK WHEN THE REFUND WAS NEVER PROCESSED, THEY ARE RUDE AND INSINCERE, THEY WILL HOLD YOUR REFUND AFTER CANCELLATION I AM AT 36 DAYS PAST CANCELLATION AND WAITING ON A POLICY THAT WAS PAID IN FULL UP FRONT, THEY ALWAYS SAY THAT THERE IS NO SUPERVISOR AVAILABLE AND THE SUPERVISORS NEVER CALL BACK. AS A NEW HOME OWNER THIS HAS BEEN THE VERY WORST EXPERIENCE OF HOME SERVICES.

Select Home Warranty are scammers. They sell a service and do not disclose any information to you verbally until you have a contract. They take the contract verbiage and make it work to every advantage not to pay for any repairs that you need. For example, I paid extra for pool coverage and the contract said the pumping system is covered but that doesn't include the seal of the pump...that is considered plumbing therefore they really cover nothing. It's their interpretations of a consideration that is key to not paying anything! Their customer service team is rude and like rehearsed robots. They verbally promise how something will work and then throw in their contract in tiny print extra things they do not cover. I did read it but it's 2 pages worth and it makes it very hard to understand what you are agreeing to. They are misleading and rarely pay out any issues. They also state that you have to wait to submit a claim until after 3 months to get a higher amount back but when you do, you still get a notice nothing is being paid due to the cap of first three months. Also, if you want to cancel service and get a refund, they make sure you know that the amount back will be hardly anything due to your enrollment at a discounted price, so when they give you a refund back, you are actually being charged a full price now for the warranty and in essence will receive a minimal amount back so then you are stuck. This is the WORST thing to buy every. I hate them with every ounce of my being because I am not made of money. I did this to help myself in case since I bought an older home but they are good for nothing criminals!

I am a Retired Realtor and should have known better but these people are really good at scamming. They are all over the internet and look totally legit. They offer home warranty insurance for when something breaks down in your home. They also state that no questions will be asked as far as "did you maintain the unit?" So I made sure and purchased the Platinum Policy which as the salesman told me was a "no questions asked and everything is covered 100%" Well 6 months after purchasing said contract and paying them the full amount, my hot water heater gave out. I called them and started a claim. They sent a plumber out and I paid him the service call fee. He told me I needed a new unit as mine was 18 years old and just not functioning anymore.

He also wrote a quote for Select Home Warranty of which he gave me a copy at a cost of $1500.00. They then refused to pay for any work to be done. First excuse of many was there was a leak? (no one ever said they was a leak not even the plumber) Second excuse which if one doesn't work they have a list... To send them a photo because they need to know I don't have a new hot water heater? So I sent them photo of my not working hot water heater with the tag with the age of unit. Third excuse was my water heater is to old and after depreciation not worth anything. I have filed a complaint with BBB but that got me no where. Apparently it is now been turned over to the Attorney Generals office as they have received so many complaints. So for all you unsuspecting people out there please listen to me.... This company is a scam and will take your money and promise the world on paper and verbally. So their contract is best used for recycling.

Purchased Select Home Warranty for rental property in AZ in August 2014. I live in another state and have a property manager managing this property. The warranty sales person said the warranty covered the water heater. When the water heater went out, first Select Home Warranty wouldn't send anyone to look at it because of their fine print related to "leaks". Next, the plumber determined there was a water heater failure and replaced the water heater (my expense). We sent all the appropriate documentation to Select Home Warranty in May 2015, July 2015, August 2015, September 2015...they never responded ONE time to any of the documentation. We contacted them several times. Each time they asked us to send the paperwork once again (after it had been sent 3+ times over 5 months). We sent again. Always the same response...we'll get back to you in 14-21 days. They never got back to the property manager or myself. The warranty was 2 months away from expiring and Select Home Warranty had their sales team contact us 12-15 times in that period...they had no problem calling for a renewal, but NOT ONE PERSON had responded on the oustanding claim. We asked the sales people to look into it and they promised they'd get back to us. They never did either. They called again and again to try to get us to renew. Finally, I started contacting SHW every few days to get resolution. Our water heater had broken and needed replacement 6 months earlier and we still didn't have resolution. Again, SHW said "we'll contact you in a few days" and NEVER did - I had to contact them again. After contacting them every other day for the last several weeks, Jermel called and quoted his "fine print" from the policy about not covering leaks. However, this was a water heater failure 6 months ago. He continued to quote "policy" to me. If you want a Home Warranty that is useless when you need to use when you have a legitimate failure - Select Home Warranty is your company. They'll quote policy and fine print. When push comes to shove, the fine print pretty much excludes everything.

My name is April. I called them to get my Garbage Disposal fix because it wouldn't even turn on. I told them I only lived here for two and a half years but the house was built in 2004 that I didn't think it has been fixed since then. They told me I would have to go find a Garbage Disposal and a plumber to do it. That they could not fix it. I told them that was crap that I payed all monthly to do that. That is wasn't my job to find someone nor to find a Garbage Disposal. But needless to say I did I found one that was $90 and I had to pay someone $90 to fix it. My total bill was $187.36. So I called them back told them I found someone to fix it. When are yall going to reimburse me. They told me they would only reimburse me $75 for the Garbage Disposal. I told you couldn't even find a Garbage Disposal for $75. My Garbage Disposal was a half horse power. He told me that yes you can that he was on Google looking it up. I told yeah you could get one one the internet but then you would have to pay for shipping and handling and it still wouldn't be $75. He told me they wouldnt pay for shipping and handling either. So pretty much I am $112 in the whole. I told them I thought yall suppose to be a A+ rating but you are not. You treat your costumers like crap. All they care about is getting your money nothing else. I wouldn't send any body to them. They are got poor manangement and customner service.

Select Home Warranty assigned a roofing contractor to get my roof repaired. I did not hear from them for a day so decided to call and the owner of the roofing company said they do not service my area since they were located in a different town. I contacted Select Home Warranty and spoke with a rep name Earnest twice; he asked me to contact a roofer in my area and submit the estimate. I called and spoke with Earnest again and provided him the estimate. He asked me to get the repair done and submit the invoice for reimbursement; I requested Earnest to make sure he adds some good notes to the claim. Earnest typed in the note that he has authorized me to use my contractor to get the repair done; he read me back what he typed in. I got the repair completed and submitted the invoice for reimbursement.

I received an email today from Select Home Warranty that will not honor this claim since I used my own contractor without any authorization from Select Home Warranty.

I had a problem with my home air conditioner. It stopped running completely. I called SELECT HOME WARRANTY. I had purchased a repair contract from them for $400 for one year. The way it works is I pay $45 for the service call and they pay the rest.

They sent me an e mail with the name of a contractor who was supposed to come to my home to repair the air conditioner. When I called the contractor he informed me that he was not going to do any work for this company.

I called Select and informed them and they apologized. I was told to find a contractor and send them the bill. I hired a contractor to do the repair. The bill was $120 of which I should have had only to pay $45.

.I faxed them the bill as requested. Four weeks after they received the bill, they informed me that they wanted a copy of the canceled check. I then mailed them a copy of the canceled check. They informed me that they have a mail sorting room and it takes time for them to receive mail. Four weeks later, they still had not received a copy of the canceled check. I finally gave in and faxed them a copy of the canceled check. they now claim that the work I had done was what they call maintenance and I am not covered for that.

The receipt from the contractor states that they flushed the system, replaced pcv pipe and checked the freon level. This is a repair and not maintenance as they claim. They owe me $75 for what they should have paid the contractor. They flat out deny that this is a repair. I have been told by another contractor that they are the worst company he has ever dealt with. I want to warn people that they will promise you anything and do whatever they can to giving you any money for work that has to be done. If you read their contract which I did not, you will see that almost anything you need done is excluded.

Total Rip-Off! I signed up for service from Select Home Warranty back in January of 2014. As a U. S. Marine with over 26 years of service I have owned several homes and have used several different Home Warranty organizations, but Select Home Warranty has been by far the worst organization in any category I have dealt with. After spending $1300 dollars for three years of coverage, when I attempted to place a claim in April 2015, I got nothing but a run around. This included statements of we don’t have a signed copy of your warranty, we don’t have a copy of the original agreement, and we don’t have anything related to you on file. Then when I fax’d a copy of the agreement, I was told the item was not covered. I asked could someone at least come out and check the appliance and was told no. After repeatedly calling to determine what exactly was covered, and without ever making a single claim, on August 22nd 2015, I received a check in the mail for $200 dollars stating the service was cancelled. When I phoned to speak to someone as to what happened, the members were rude, unprofessional and stated “oh well” you are cancelled. When I asked, so you are going to simply keep over $1000 dollars of mine, I was told we will send you an email, your policy is cancelled.

My washer broke down on July 16th. The first vendor assigned to fix the issue informed me that Select would not pay more than $100 to them to repair the issue. Their minimum is $250 for the trip charge. The second vendor assigned told me that they don't do business with Select anymore. MANY reviews online state that Select will not pay their vendors invoices for at least a year, if at all. It's been 3 weeks and I still have a broken "covered" appliance. They now want me to find my own repair service and pay out of pocket. I want a refund of my 10 months of premiums but they will not do that, nor will they commit to anything in writing. No e-mails have a signed name and they claim to be calling and calling me, but no messages or missed calls. This company is the ultimate run-around and I'm sorry if you have been paying them for 'coverage' like I have. I spoke just now to their after hours service (Michelle) who said that she hears this story a lot. Even their own reps hate the company. Don't pay for this service as it will get you nothing in return but headaches and frustration. They try so hard to get you off the phone...
