One of the worst places in the city. What a headache using these people. If you are thinking of using them, I would not recommend them. The only thing I recommend is running as fast as you could run away from these people. This place is really horrible ran. They do not listen and they will switch up the rules after you move in only to keep your security deposit. Which you will undoubtedly lose and have to sue them to get it back. I will be reporting them to the FBI, the sheriffs, and the real estate board as well to have their credentials looked at.

As a matter of fact, I will contact the board right now and submit a complaint against them for causing me all these problems. Especially when I told them in the beginning what I would be doing in this place. If you are an owner, do not use them. You will regret it and you will wish that you had run in the complete opposite direction. They post their properties online on the internet. You call them because you have a business to run and need an office. You run a 24-hour service and this is in fact posted all over the internet. They say ok just to get your security deposit so that they can come up with an excuse for keeping it.

After they get it and move you in, they change the rules and say, " Oh no, you can't run a 24-hour business in the office and you have to go. But, we will keep your security deposit. \

Then they won't give it back to you and try to upcharge you for regular stuff. This place is a huge scam and is really to be avoided at all costs. I would not recommend giving them any money let alone a security deposit. And if you are an owner of the property, you will be constantly losing tenants and having to take pay cuts. This is the worst more horrible place you can imagine renting from and I would not recommend using them unless you want a real live headache on your hands.

To whom ever will listen… my name is pam ferrell, i own a trash out business, which means i clean out homes for banks, realtors, landlords, or anyone who needs it. I recently seen an add on indeed from safe guard properties llc about being subcontractors for them to do the same i already do. While the process to become a vendor for them was long and tedious, i did it. But i am about to tell you a story to forewarn any contractors who are thinking of becoming a vendor for this company. Stay away…stay very very far away!

They have a web site and an app. The app is in constant need of updating. As it is not a regular app, as with apple or google play, the only way to update it is to delete it and re-download it. Well you aren’t initially informed that you must constantly do this, at least not until you need it. Keep in mind you must take photos with the app when doing initial property reports, then you have to que and transmit them, which may or may not happen.

In my case it did not. I was also constantly being locked out, when you call it some will reset you. So you think. It actually reset your web log in and not the app – yes you have 2 separate log ins. The web is with your vendor code and the app is with your resource code. But some will actually argue with you and then hang up on you. So the web site, is a brand new ball game.

Uploading the photos takes hours. And you are required to take a god awful amount of photos at the most ridiculous times and in the most ridiculous ways. That is my own personal opinion) normally before and after photos work. Not for them. Before, during, and after. Measure the debris, measure the grass, measure the leaf piles, measure the snow, measure you truck, take photos of your measured truck ¼, ½, 1/3, and empty and full of every single load.

Take photos of you emptying at the dump. And then again for every load, dump receipts, sign in sheets, then videos of before, after, and inbetween. Then there is the status report and completion report, which you will get numerous error and aren’t able to get anywhere anytime soon. Which they count on. Because if this are not completed in their time frame, they are late and can be declined for payment. I spent 10 hours, 30 emails, and 10 phone calls on 1 report. I have all the e-mails). Now when you call you may get your credentialer or field rep, or account manager, or customer service.

Depending on who you get… is where the conflicting answers comes in. And if you talk with customer service be prepared for rude sarcasm, as you should know the answer to the question you call about. When you finally talk to the person you called for in the first place, they will literally tell you not to listen to customer service that they really don’t know anything, that’s why they are customer service. Word of advice do everything by email as you can’t prove what is said.

Also if they call you with issue resolution - you can’t prove it. But if they do call you - they document it in the status report as if you did not respond, even though you attempted to call back and got a different answer from someone else, or didn’t get a call back at all. They can document in your reports that they attempted to call you but received no reply – keep this in mind when it comes to invoicing payments. Even if you did contact them at a later time, that is not documented. So your status report only reflect what they attempted, with not follow up or updates.

They count on all this – late reports, no photos, not answering their calls, web and app issues, all this is how they keep from paying you on time if at all. Oh they keep 25% of the overall invoice and 27% if you do not have worker comp insurance. Now i am going to tell you my story…. I finally get my first work order, 3 minutes from my house. I go to do a walk through. The house is quite full of stuff, trash, furniture, beds, clothing, ect ect…. Well right off the bat i had issues with the app.

Unable to take photos as i was locked out. So i took photos with my phone. I then left a message with safeguard about the app, and how to upload photos, and i had questions on the actual work order instructions. As i did not immediately get a response, i did not immediately start work. The next day i was given some direction with the web and app. Again i still had questions on the work order and emergency repairs, customer service gave me some info that i did not agree with so i left a message with my 2 other direct report persons.

I did not get a response that day. Then as a result of mis information from customer service the work order was assigned to another person. I then received proper direction and the work order was once again assigned to me. Work and the start of 400 photos began. Every step of the way i stayed in contact with my 2 persons via phone and email.

I once again had issues uploading photos, at this point i had crew members sending me photos, which i found out later that i would not be able to use or upload these photos as they were not taken by me. So at this point i can not go back and retake these photos as the work has been completed. I informed my contacts of this issue and was not at that time informed that this would affect my end result, my invoice and my payment.

They let me proceed as if all was good. Well after the work was completed i started the tedious task of completing status reports and invoice. The amount of errors and emails and phone calls was absolutely a nightmare. I spent the better part of 7 hours trying to get my report in on time. Finally, i gave up on the report and sent my contact an email, a frustrating not so nice email. I’m sure user error was a part of the issue. In the mean time my work order was closed out by safeguard.

I once again started the emails for assistance. I received an email that the work was open and i could continue. Well i did not pay close attention to the work order number, and i noticed all the photos that i previously were gone! i had to start over again, which prompted another frustration email. Well later i find out that the original work order was closed, nothing carried over to the new one, and after 4 hours of attempting to complete the second one, i sent another email.

I explained the work was done, i could not upload all photos, so what i did was place photos in the wrong slots just to get the report done and submitted. I did send an email explaining this. I explained i was not going to complete another work order on that system, but i could provide all the photos and receipts, and documentation via email. I did not receive any notification from anyone at safeguard that this would not work, that it was going to be an issue – nothing!.. So i assumed all was good.

After 20 days i inquired on payment. I was directed to the accounting department. At this point i was informed the first work order was cancelled and therefore no payment due, the second work order that replaced the first was "zero-ed” out and thus nothing due. Accounting also informed me that my contact would simply need to send an adjustment to them and payment would be sent. I sent an email to my contact: work was done, i have photos i can email you, you know i had issues with the web, can you send the adjustment so i can get paid?

No you must do a dispute, if dispute is denied, you can send it to us for review. Frustrated and extremely mad that during the process and all the emails, and for 20 days following completion, that i did not receive a single communication from safeguard explaining there was an issue, or that i needed to do anything else on that invoice, that i was not getting paid – absolutely nothing!!!!! and now knowing they have everything they need at their fingertips, they want a dispute completed.

Well at first i declined. But then i completed the dispute. I was denied. I sent it back to my contact for review. I was instructed to sit in on a conference call. I am under the impression that this is in regards to my dispute – nope – it was on how to fill out the reports accurately. So while i admitted to my contact i know i completed the reports wrong, but with regard to the errors and issues, and that i was offering email proof of completed work, could he do my review and advise.

At this point i have received no response – they have at this point chosen to ignore any correspondence. The dispute said they could not bill or invoice clients without proof of completion.

2. I was not hired by their client i was hired by them! i just want paid for completed work!

I began looking into my options and have discovered they are famous for this type of action. The web is full of complaints regarding their work practices. So contractors beware and stay away – as far away as you can get. And if you have been a victim of their unfair work ethics this is what i have done or am doing. 1 file complaint with bbb 2 file complaint with the ftc 3 file complaint with fbi internet fraud – all business conducted over the web 4 Scamion 5 planet facebook 6 facebook 7 sending copies to all reo, fha, fannie mae and freddie mac, bank, realtor i can reach 8 i am sending them to collections. 9 legal advice from an attorney i am not sure i will get anywhere, but i am going to give it my best! pam ferrell 3/20/2020

tMortgage was sold. Payments were doubled. Would not accept partial. Sent potential buyer to look at house and found lock box on our broken side door. Found property stolen and called the bank (Nationstar). Property was returned. Was updating kitchen when husband got sick. Found interior of house trashed, appliances in new boxes were stolen, stainless steel sink w/granite countertop along with a power table saw, hand truck and ladders from the kitchen construction. Couple of kitchen walls were ripped apart a hole put in 1 into the dining room. Most doors were taken off hinges. All closets were emptied into trash bags and thrown in piles throughout every room of the home. Also found someone had put a large tree limb at the bottom of the basement stairs. (why?) Filed police report. No break ins reported to this home. Washer and dryer missing, hot water heater and large wooden laundry table gone.

I have many pictures to show the damage and distruction and devaluation done to every room in this home. I am in foreclosure with a unshowable home to try to sell. I will be losing the house in 1 week. It is so unfair these companies can destroy and steal properties and there is no one to help us (the customers). I had boxes packed to go and now they are gone through and emptied. I reported this all to Safeguard and the told me to make a list. List given to them in the time frame specified by them. Now they say they can not talk to me I am not the correct owner(?) (My husband has passed away). They are being uncooperative.

These appliances did not go out the windows. Found a new skelton key someone bought and left there that opened the rear porch door where more personal things were in boxes and were stolen. I am hearbroken I can not find valued family items that have been in our family over 150 years.

From checking through their site and other complaint sites, I see they are notorious for doing this to their customers. Stealing, damaging, trashing and devaluating homes. They need to be stopped and held accountable.

We are a former long time client of Safeguard Properties who has watched a steady decline in safeguards ethics and fraud. The corruption is complicated and deep so read carefully Mr Greenbaum at the helm has forstered a climate of corruption both inside the company and by its sub contractors in the field the following policy's detail the way it goes down at safeguard 1- safeguard isolates the billing dept off site (there old building ) This makes for a hard break between clients ,contractors and operations employees. They give the billing dept no phone or email capability this is so there is no way to track the fraud i.e. ,, overcharging clients , under paying contractors etc,,, 2 - a thorough top down audit showed that safeguard rotuinely overcharged its clients while under paying it sub contractors. This was done in many ways like ,but not limited to giving clients inflated bids and then paying out only a fraction to sub contractors, hiring poor sub contractors at deflated rates who commit fraud on jobs and simply not paying contractors and billing clients the full bid amounts , 3- safeguard has cut contractors line item billable items to below what it actually cost to complete the said task this has led to legit contractors fleeing while ushering in fraudulent sub contractors Some things we see as common issues Debris clients pay safeguard to remove being rotuinely left behid on jobs , not small amounts of debris tires paint trash thousands of yards of debris clients are billed for this in full while it is not removed. This is a direct result of Mike Greenbaum's poilcys he has cut pricing below what it cost to actually remove debris this is a widespread issue 4 - improper work being done that leads to more damages New roofs with out leaks being tarped over so safeguard can bill for a tarp.

Debris being buried or tossed in the woods in properties Inproper winterzations leading to freeze damage Improperly boarded windows Horrible cleaning and lawn care This is not an isolated problem however it's more of an issue in the north east where garbage disposal cost and labor cost are higher Safeguards lawn/snow dept Mr Greenbaum has directed his staff to play how low will you go in regards to grass cuts,, this has resulted in the pay per cut going so low that the work is not actually being done just pictures looking like the work is being preformed this is nationwide Mike Greenbaum has zero regard for clients, employees or subcontractors his poilcys have led to an environment that actually puts clients in a worse shape then before safeguard got the property Furthermore our Audits have shown that Safeguard repeatedly just did not pay contractors for work preformed when pointed out it was written off as a clerical error ,,, however most sub contractors do not reconcile there weekly checks with what safeguard actually pays any sub who does will see the fraud ,,, this is no clerical error,,, Clients pay for all of the above at full price safeguard under Mike Greenbaum 's leadership has ruined a once good company and left a ton of damage on its wake He needs to go Safeguard needs to be investigated This is just a small sample of how deep the issue is at Safeguard , I have never seen such a fraudulent operation

Safeguard is a lost cause

Safeguard Properties continues to double down on fraud as the work load slows up they look to vendors as commodities that they can get work out of not pay and move on ,,, that’s why their vendor recruitment dept is always seeking out new vendors Mike Greenbaum is the devil and he will one day look back at how he sunk the ship at Safeguard all this company cares about is profit and they will stop at nothing to achieve it including blatant fraud they are fully aware they are not providing he service they sell to their clients their properties are full of code violations and debris, winterized incorrectly , and overall improperly maintained ,,, they simply do not care who they hire as long as they are cheap the fool clients with a b.s extensive vetting process while posting on social media all you need is a lawn mower and a smart phone to work for them ,,, they have become the laughingstock of the industry and it’s highly doubtful they will change their ways my prediction is a midnight exit from the industry for them they are awful mostly becuase of Mike Greenbaum a thief in every sense of the word horrific if I you are a client take a close look. At what you are paying vs what you are getting I can guarantee you your properties are worse off then before you statted paying safeguard they pay 14 bucks for grass cuts they are charging clients 150 for and will constantly look for someone to do it cheaper even if they don’t even own a running lawnmower Magalay Mendoza is mike and joes go to person to train people on how to scam hardworking contractors and place new ones once they bankrupt the ones they have it’s shamefull

Safeguard Properties authorized by Bank of America has been trespassing on our private property and going into our home without our permission. They have not removed anything from our home because the furniture and trash left behind from unauthorized renters and squatters is worthless. (that is another story, better left for another time)

Our local Sheriff Department has suggested we get a restraining order against Safeguard Properties, to further protect ourselves. I am not convinced this will help, as Safeguard Properties and their affiliates entry our property when we are not there.

I am afraid to be alone on our property because of who might come by and what they might do. This is a terrible way to live, to feel violated and vulnerable.
