Sara Basara and John Baier of RE/MAX Escarpment Realty Inc., Brokerage are RIPOFF SCAM ARTIST - LYING REALTOR I hired these husband and wife realtors, Sara Basara and John Baier of RE/MAX Escarpment Realty Inc., Brokerage to list my house based on the extensive marketing plan she promised to implement. Of course, after I signed, there was no marketing done, and in fact I could seldom get her on the phone. Sara Basara and John Baier were very slow to return any phone calls . Emails were ignored. Many people could not reach them for hours and hours at a time (does this woman have a drug and alcohol problem?) Even after one month of listing she would not, or could not put a for sale sign in the yard. Lots of promises and no action if it requires her to spend money. Sara Basara and John Baier are the most unprofessional realtors I have ever met. Like so many, she just wanted to put it in MLS and hope someone would buy without having to spend anything. I had to fire her, but I lost a prime marketing month which meant I may have to keep the house another year. Think twice.

At the end of April I signed an agreement for Joe Ulrich to represent me as a realtor for six months while my significant other, Jamie Gillum, and I looked at the possibility of purchasing a home. After looking at a few houses, putting in an offer but not really seeing much promise I spoke to him about the possibility of building a home and wondered if he'd be interested in representing me in that transaction. He said he's never done it before but he could refer me to another agent that might be more skilled in that area. I then asked him if he'd be willing to terminate the contract if I was to work with a builder exclusively. He told Jamie and I that he would be fine "signing off" or terminating the contract if I'd rather go that route. After that conversation took place Jamie and I spoke specifically about how it was kind of Joe to agree to sign off on my contract if we decided to go that route.

A few weeks down the road I contact a builder myself, through no help of Joe. The builder and I engage in talks to possibly go that route, which I was completely open with Joe the entire time and he showed no interest in taking part in the conversation. After it looks like the builder and I are coming to a possible agreement the builder contacts Joe to request my release and Joe as well as his "broker" (not sure of his name) both refuse. They inform both the builder and myself that Joe never agreed to release me and that I am under contract for 6 months. We are informed that Joe will get his 2.7% included in the loan or he will go after me directly to produce the 2.7% after closing even though he had absolutely no involvement or assistance in the process. The builder and I were negotiating a deal assuming there wouldn't be a buyer's agent included and there wasn't room in the budget for this, neither included in the loan or for me to produce out of pocket after closing.

Long story short it looks like my construction loan will have to be moved back from a possible June start to the end of October or November (after my contract with Joe expires). Since then, there has been much back and forth between us and one could imagine I no longer have any faith or trust in Joe, his broker, or anyone else in his office. I understand this argument is word of mouth but my girlfriend Jamie and myself will be happy to give a statement or testify that he did in fact lie to us. I am writing this letter to hopefully shed some light on unethical business practices in this specific office and I am simply requesting that Joe release me from the contract, as he said he would, so I can move forward with the builder.

I owned an investment property in Vegas managed by REMAX Central from fall 2011-spring 2015.

Remax was very slow to reply by email (48-72 hours even for simple things), never available by phone and followed instructions poorly (had to be told 2 or 3 times to do something). They were often late on invoices to tradesmen and generally not on top of things, needing constant babysitting. Their emails were rude & poorly written, often to the point of incomprehensibility. They also tended to foist tasks onto me that were their responsibility.

The monthly fees were also quite high, and they often charged nuisance "nickle-and-dime" fees.

I fired them when they began withholding non-resident taxes (without explanation or notification) despite me having filed the exemption paperwork and proceeding without incident 3 years prior. It took 3 weeks of infuriating email exchanges to get a coherent answer from Remax, and 6 months to resolve it with Revenue Canada & the IRS. If I hadn't been so proactive dealing with both agencies, I could have gotten into a lot of trouble on my taxes because of Remax Central's negligence.

When closing my account with them, they were suppossed to forward the tenant's security deposit they were holding to the new property manager. They tried to scam my tenant out of the security deposit by claiming they had already forwarded it to the new manager when in fact they hadn't. It took repeated calls from myself and the new property manager to get them to release the deposit. They are total scammers. I will never deal with Remax anywhere, ever again.

About 2 years ago, Dan Allphin bought a house next door to us, and turned it into a 'vacation rental'. Basically, we had to deal with large, loud groups of strangers coming in and out of this property like a hotel. He had ZERO regard for our neighborhood, and all the neighbors here think he is a scumbag, which he is.

Because running a vaction rental is illegal in Washington City, Dan Allphin and Joe Johnsen (the other owner) were charged with multiple counts in violation of city ordinances. They actually hired a lawyer to try to convice the judge that all the hundreds of people staying here were his family. Of course, the judge was not convinced, and a guilty verdict was rendered. These men are dispicable liars, make no mistake.

Did this stop them from the illegal activity? No. Of course not. They continued on, being charged with more and more violations by the city of Washington, UT. Eventually, they entered a plea bargain to pay a fine with a suspended sentence hanging over their head. Meanwhile, groups of people CONTINUE to show up at the property. They are loud, discourteous, obnoxious and disruptive.

At one point, the MAYOR (Mike Winder?) from West Valley showed up at our door. Yes, had the audacity to knock on our door at almost 9PM at night, to tell us that he didn't want any trouble. Apparently he was given a vacation stay at the house. Isn't that bribery in most people's book?

Currently, there is a group of disruptive, cussing, disrespectful people and teenagers at the property. Guess who is there but DAN ALLPHIN, DON ALLPHIN and their poorly raised children yelling F*** this and S*** that. I have it on video.

Yesterday, three youths from their group described as "gang banger looking kids" perused around the neighborhood and at one time one of them jumped on a neighbors fence and looked into her backyard.

Both of these IDIOTS pursued my elderly aunt for the listing on her farm in Flamborough, Ontario , Canada and convinced my elderly my elderly aunt that she must give them a cheque for $25,000.00 for marketing costs. These two DECEPTIVE REALTORS , DREW WOOLCOTT and JAYNE WOOLCOTT of RE/MAX Escarpment Woolcott Realty Inc., Brokerage, cashed my elderly aunt's $25,000.00 cheque and the next day brought an offer of agreement and sale that was $400,000.00 less than what the farm was listed for. If you have choose Cathy Rickards, remember to pick your own home inspector, be present when Home Inspection is being performed and ask lots of questions. If you have to call another realtor to check answers than do it!.

I did not have the opporturnity to pick or be present during my home inspection and the guy falsified many items on that report. To say the least, I go screwed!

I have been fixing her mistakes eversince. She is only thinking of herself!!!

Anyone looking to rent a property in Las Vegas, please look elsewhere! I have rented a property through Janice Cofield at Remax Central for the past 2 years and it has been the worst experience imaginable. There is a list of property defects reported to Mrs. Cofield and her staff which were reported almost 2 years (others reported about a year ago) which Remax has ignored or is unwilling to fix. My garage door hasn't worked in two years. Remax sent a repair tech out who determined the whole garage unit needed to be replaced, but no repairs have been made since! I've reported other safety hazards and defects which have been ignored.

After approx. one year they sent out a representative, I believe her name was Heather (judging by the other negative comments, it was most likely Heather King), to inspect the property at which time the same issues were address and new ones were reported. The housing for the sliding shower doors (which looks to be held together by some cheap rubber cement) fell apart. Closet shelving in the master bedroom fell apart after hanging 15-20 lbs of clothing. They removed a tree in the front yard because it was lifting the sidewalk concrete slabs, causing a trip hazard - tree removed, sidewalk never fixed.

Within a few weeks following the inspection, I received an email from Remax asking when they can inspect the property. Are you kidding me? Needless to say, No repairs were made.

They switched HOA companies and Remax was supposed to send a current copy of my lease to them so I would be able to obtain a key. When I went to pick up the keys, No copy was sent. The HOA rep called Janice Cofield who kept talking in circles, but wasn't able or was unwilling to provide a copy of my current lease. I'm assuming she was unable to find it at the time because she emailed me a new renewal to re-sign. WHAT A JOKE! Thankfully after about an hour of getting the run around, the HOA rep got disgusted and just gave me the keys. To Mrs. Cofield's credit, she was able to locate the lease renewal several months later (good job...).

Absolutely horrible business practices. Don't say you haven't been warned!!!

I listed with these two lying BOZOS , Guy McPhee & Donna Sutherland from RE/MAX Escarpment Realty Inc. in Hamilton, Ontario, Canada. It was like a debate. It was like I was fighting Guy McPhee & Donna Sutherland the entire time It's clear that we couldn’t work together and I wanted out of the listing agreement with two lying BOZOS , Guy McPhee & Donna Sutherland from RE/MAX Escarpment Realty Inc. . I couldn’t keep going for four months. Guy McPhee & Donna Sutherland wouldn't break the contract. Guy McPhee & Donna Sutherland told me to contact their broker, RE/MAX Escarpment Realty Inc. I didn't get a response. I felt if I'm stuck in this contract and I can't get out of it, then people need to know about these BOZOS Guy McPhee & Donna Sutherland from RE/MAX Escarpment Realty Inc. in Hamilton, Ontario, Canada. It's unfortunate that Guy McPhee & Donna Sutherland from RE/MAX Escarpment Realty Inc. in Hamilton, Ontario, Canada. couldn't be more professional and just agree to cancel the agreement so we could go our separate ways.

Do not hire First Nation Financial they will steal money from you to pay for their life style. I was contacted by a girl from this company and was promised a loan along with a modification on my mortgage. I was asked to sign paper work and did so thinking I would get what I was promised. A woman named Carmen Martir would constantly contact my cell phone and ask for documents on my bank accounts. These people charged me more than 10k for nothing ! I lost my house because of them ! They said not to pay my mortgage till they modified it. They did nothing ! No loan and no modified payment. Do not use this fraudulent company. When you call to get an update on your case no one will speak to you ! Nina Tahmasian yelled at me over the phone to make a payment and I refused because my bank had already told me my house was up for sale. These people need to stop lying to people.

Payed $550.00 to have don Dowden fix my credit, he said max it would be 90 days. He didn't tell me I had to pull my own report, a few days later after (I didn't receive a call that he said I would from his office, ) I looked at the paper work, I was to pull my report and send him a copy. The site he sent me to wasn't even in Svc. Anymore. After pulling a copy and faxing him, still no calls and nothing in the mail that he said I would be receiving, I would text to let him know I haven't seen anything and after a few Texts I asked if he could checks to make sure be had the right info, he text me that he did (with out asking me if it's correct) 110 days I finally catch him at the office and demanded a refund, he said he will review my file and have someone call me mon .or tues. at 150 days I text him that I Still haven't heard anything from Anyone at his office and I need a refund,! we need to just be finished with each other or do I need the news to come check him out for scammin people out of there money, still no reply!!

Don't use this company for a future rental in Costa Rica. They are LIARS!

My family rented a unit over Christmas for 4 days in Tamarindo, Costa Rica. When we got to the unit it was in fairly good condition. When we did our walk through, we noticed the master bathroom toilet did not flush. It was late so we used the other bathroom till the morning.

The Remax office was across the street. I walked over to Remax office to ask about fixing the toilet but no one was there at 10 am. I tired again later at 1 pm but no one was there. The office hours said 9-5pm. I emailed Nathalie. She said someone would come by to fix.

On day 2 the toilet was barely flushing and the internet did not work. I tried calling the phone numbers on the booklet but no one answered. One number they have listed said " we have no agreement with ReMax so we won't help you".

Why would they have that name listed as an emergency contact if they provide no help?

On our last day there, the air conditioner went out completely. The unit was 83 degrees. I called those numbers again and no one answered. I emailed Nathalie 5 or 6 times. It was SO HOT in the unit. It was miserable. Finally one of the maintenance men came at midnight and said there was nothing he could do it fix the problem.

The next morning we checked out. I took a photo of the temp.and the AC unit gauge. Still at 80 degress. Now the toilet wasn't working , internet not working and horrible temp in the unit.

I got an email back from Lisa Simmons. She says "I'm the one that must of broke the air conditioner because I didn't resent the right circuit breaker" WHAT! I'm on vacation. I'm not going outside in the dark to fix a broken AC unit or circuit breaker.

I asked her for some sort of reimbursment for all the inconveniences with the unit. They have refused and refused to respond to any other emails I have requested.

My husband and I visited Nuevo Vallarta last summer in hopes of purchasing a new property, as we had both recently retired. We checked out a handful of places before landing at Acqua Flamingos. Prior research suggested this development struggled with legal problems and poor administration, so we were hesitant upon arrival. Though we found the units to be reasonably priced, the development as a whole was ran down and suffered from maintenance issues, so we quickly decided to leave. As we were exiting, we were approached by Rodrigo Hicks Macias Valadez who introduced himself as the owner of the development and he addressed us to MARU MICHEL Y ANGIE AHUMADA that they introduce themselves also as agents of RE/MAX PUERTO VALLARTA, they desperately tried to convince us to make a purchase by significantly knocking down the price for the unit that we were interested and we agree.

We went back to their office in Marina Vallarta and made a provisional contract, in which we agreed to deposit $ 20,000 USD with the agreement that they would send the formal Purchase Agreement back to our home in San Diego. After three months of unanswered phone calls and broken promises via email, we still had not received any paperwork, and decided to fly back to Nuevo Vallarta. When we finally found MARU MITCHEL she was clearly intoxicated, and claimed that the price of our unit had been raised by $12,000 USD. When we asked for our money back, she harshly threatened that if we did not pay the difference, something bad was going to happen to us. Terrified and unsure of what to do, we hired Raul Ruiz Gonzales , a local lawyer who promotes himself as a defender of investors who have been abused by the system. We agreed to a $8,000 USD retainer with the promise that our money would be returned in full within a month. However we were never able to communicate with both of them via email or phone again, and as we started to receive increasingly threatening phone calls from , we had no choice but to give up. Avoid the services MARU MICHEL and their company RE/MAX PUERTO VALLARTA and RAUL RUIZ GONZALES both of them are crooks and they will steal your money.

TODD BATES owner of RE/MAX Sites Marina is in conjunction with Rodrigo Hicks a member of the organize crime en Nayarit and Acquascalintes, stealing money from innocent retirees from his home town in Toronto by giving them fake titles to property in the development of Acqua Flamingos Nuevo Vallarta Mexico . He is a scumbag who takes advantage of older persons around him that are too naive and end up getting scammed. First he takes them for a free vacation down there and then convinces them to buy a property at a discount rate to have a vacation home. After they agree and transfer the funds they sign paperwork down in Mexico and until their payments are made in full they get to keep vacationing at the property but while they're gone their units are being rented out without their consent by RE/MAX agents MARU MICHEL AND ANGIE AHUMADA and the president of RE/MAX is in on this scam as well.

Once payments are made in full the titles are illegally transferred back over to somebody else's names. When they go back down they aren't allowed on their properties and when they call the police they are escorted away. When you try to hire an attorney you are not able to put in a lawsuit but get ripped off for your retainer. The reason people can't sue is because the State of Nayarit is ran by EDGAR VEYTIA a crooked attorney general who is involved with Rodrigo Hicks in the organize crime and drugs cartels! He obviously is tied with Rodrigo Hicks as they steal with impunity. The fact of the matter is if you invest anything with any of these people you will end up getting ripped off like my grandmamma.

I need to report gross negligence at Remax HQ for excessive corporate alcohol consumption at the highest level. I was fired after one month, because I would not participate in their drinkathons all night. In the 27 days I was there, alcohol was present 25 days. I made a comment about my drinking bosses that went beyond excessive, and was thus fired for it. Any HQ or REMAX franchisee would like to hear what they do with your valuable fees, please join me in my major lawsuit.
