We are first time rvers and paw paws gave us 1000.00 for free resorts.....We where told if we don't sign up the day of our appt day we would not be able to come back for 2 years, than found out to continue to use are 1000.00 free camping was only 30 days.....We where told that we have full use of the properties that day we signed up, than found out we where limited until we came up with the 1870.00 because until we pay that amount we are not active . We where also told that we would be a sams member and have a full year of free coast to coast , the day we sign up with ocean canyon rv resort. I call Sams n coast to coast and we where not signed up. It says we have 3 days to cancel our contract.....I went to cancel and was told I was over my 3 days but how is it that I am over my three days if we are not even active members yet without that payment.....I am sending a letter.....We payed them 500.00 and I don't care if they keep it or not , they can use it to update the run down properties. We are the ones who loose on this contract as they gane our 500.00 down payment..... We also found out that after 2 months when we become active that our yearly dues are due and hadn't even used it a year. We where told they are do at the first of the year....All I want is to be done with this contract and don't believe that we should of been deceived. Ronald Broome n Susan Ryals

We joined this association in 2010. Because we were near retirement and thought we wanted to travel, we joined this association to give us more opportunities to stay at parks where our fixed income would not be eaten up.

We had no problems as long as we went to our home park and stayed up to 2 weeks. The problem came when we wanted to travel and planned on stopping at 2 consecutive Ocean Canyon parks. We were told that once we stayed in ANY Ocean Canyon park for ANY length of time, we could not stay at another park for one week.

We were told when we joined that we only had to stay one NIGHT out, not one WEEK out! So, when we wanted to leave one OC park and go to another, that was not allowed, even though our max stays at OC parks are 2 consecutive weeks and then one week out is required, we planned on staying only 5 nights at each park (much less than the 14 nights allowed) but OC said we couldn't do that.

So, I checked and since we also pay separate dues to Coast to Coast parks, we found that one of the OC parks we wanted to stay at was also a Coast to Coast park! So, I made reservations through Coast to Coast to stay at the OC park and they were confirmed. Then, this morning, I get a call from Ocean Canyon telling me that we CANNOT stay at an Ocean Canyon park using our Coast to Coast membership because Ocean Canyon owns the park, and we are members.

I told the girl that I TRIED to make reservations at both parks under Ocean Canyon but was not allowed to do so because even though we only wanted to stay 5 nights, they pulled the one week out rule on us!

She said yes, that rule was still in place, so we couldn't stay as OC members in the park. But she also prevented us from staying under Coast to Coast even though it is a totally separate entity to which we pay dues.

None of this was explained to us when we joined Ocean Canyon.....in fact, the rep lied to us and told us we only had to spend one NIGHT out of the park system instead of 1 WEEK out which they insist is on our contract..

Also when we bought the membership, they told us we could go for an no interest option when paying off the almost $10,000 fee! That ended afyearter the calandar year in which we joined was up! So, we had to transfer the balance to a no interest card to finish paying off this exhorbitant fee.

We have witnessed many OC members being thrown out of our home park for any imagined infraction of the rules which are printed NOWHERE! These poor people are only given one hour to vacate the park and have no recourse.

We have met the owners of OC and they are inflexible individuals who only worry about how to increase profits and don't worry much about upgrading the parks with the fees and dues we pay.

STAY AWAY from Ocean Canyon!!! Do not even go to a membership presentation because if you don't buy, you will be thrown out of the park! We heard of an 83 year old man who refused to buy and they sales people made him leave the park! At 83 he wasn't going to benefit much from a membership but they wanted his money anyway!!!

Also, once you get in, you can't just say you want out. They say this membership is an ongoing thing even if you die, your children must pay the yearly dues!!! Well, I say that is a bunch of crap and we will be doing everything we can including hiring my brother who is a lawyer to get out of this crooked organization!

My wife and I bought into a RTU, {“Right To Use”}, Camp Ground, Styx River Resort, in 1989, the Camp Ground had rental units that we could stay in for the weekends I was home, saving us money compared to the costs of a motel. As time went on we used it less and less and even paid to list it for resale, the Camp Ground would not buy it back and would only show the property to any buyers you found, they would handle the transfer and collect fees for that.

In 2009, we were asked to go to a meeting about some upgrades to the Membership, get Photo ID”s to get into the Facility, and discuss what the new Operators/Owners, Ocean Canyon Properties, OCP, had in mind for the Facility, IMPROVEMENTS.

All they really wanted was to sell us something that we didn’t want and were not using at the time. The Sales Representative for OCP told us that OCP would buy back my RTU if we held it for 24 months, 2 years, and did not use it, buy it back for what we were asked to pay at that time plus what we paid when we first bought into the Facilities. We questioned the reasoning for the buy back and were told that OCP wanted to keep everything under one name and control of the Facilities. The wife and I thought this was a good deal and signed on the dotted line, but little did we know, and as fast as they want to do the paperwork that we put our INITALS on paperwork that said we knew that OCP would not buy back and would do no more to help us other than show our buyer, that we came up with, the Facilities, handle the transfer and collect the fees, estimated to be $1,200 to $1,300 dollars, PLUS a 25% Sales Commission on the final sale price, if I got it correct, the contract is hard to understand as to the exact amounts.

I am not saying that OCP is a bad company, they sell a bad product or that they have bad employees but I am saying BUYER BE AWARE of just what you are getting into! Sales Representatives may only be hired help and not OCP Employees, Sales Representatives will tell you almost anything to make the sale, Sales Representatives are here today and gone tomorrow, Sales Representatives will tell you to call them if you have any problems, only to find out later that the phone number has been disconnected or they no longer work for OCP and or the company that OCP has hired to SELL a product that has little to no value, nothing near to what you are asked to pay out. I even called the UPGRADE SERVICES phone number and was connected with a company on the West Coast that had worked for OCP at one time. I have listened to stories from people, read stories on the Internet, talked to two lawyer’s about cases against OCP, one in Texas {a class action lawsuit that was won} and another in Baldwin, County, Alabama that was lost. If a sales person tells you something that sounds too good to be true, is not going to cost you a penny, you can get your money back if dissatisfied if you keep it and do not use it for a period of time, you do not get a DEED to something that has to be recorded in County Records or State Records and this is a onetime deal for today only, never to be repeated! BUYER BE AWARE.

Call me, William Jones, *-***-***-****, *************, if you too think you have been snookered by some fast talk by Ocean Canyon Properties / Styx River Resort, OCP/SRR, maybe if we can enough people together we can stop the dissatisfaction!

Discriminates against women

I contacted the park about taking a tour and buying a timeshare. Had the date and time set up and then they informed me that my husband must come with me, I could not do it by myself. Now granted I earn over $100,000 a year by myself, I am well within my means to purchase a timeshare on my own. I informed them that my husband is deployed in the military and not in the country. They told me that it was policy that since I had told them that I was married that my husband MUST accompany me to make a decision. I was not aware that we still lived in the 1950's. I thought the Masters Degree that I hold would at least let my "Lady Brain" make a decision on if I wanted to purchase or not. Oh that is correct it did! I will not do business with any company that openly suppresses woman. If I could give zero stars I would

We were presented a picture perfect scenario of a "Members Only" Resort network in which we bought into. After visiting the Tres Rios location in Texas a few times and noticing how some RV's never moved, we began to ask questions - resulting in (non-sales) staff confirming that there are year round renters who work at the local nuclear plant. These staff members mentioned that the plant has an agreement with the resort for the temporary staff to be able to use the facilities.

My largest problem with this, is that on holiday weekends, we were denied sites because they were booked. This included the 50+ "year rounders" sites. If this were a members only resort which required rotation, there would have been a much better chance that we would have been granted access for the membership in which I paid in full, upfront.

When holding a basic conversation with the staff at the HQ location in Oklahoma, the "customer service" (or lack, thereof) representative was rude. I simply asked what was needed to cancel the membership and stated that based upon the contract I could ONLY transfer the membership and that I would be sent to collections if I didn't pay the annual maintainance fee.

I then requested to speak with thier office manager, who was on a "conference call" and would call me back as soon as she was done. (Still waiting)

Needless to say - I am open to conversation if people are looking to do a class action against this group. If you are looking buy into Ocean Canyon, I would recommend that you take a very good look at thier contracts, ask questions, and understand that you are not buying into a members only scenario. Seriously - take everything home and think about it before signing ANYTHING.
