If contacted by this man, for any reason, run away! I cannot get into much details due to the pending legal actions, but suffice it to say that he will lie, cheat and steal at any sign of an opportunity. He was told that I am a struggling single-parent who owns a home far away from where I am able to live, and offered (BEGGED actually) to rent my house and help me out. He was to complete some specific repairs, then occupy the house, and pay me rent. We agreed upon a mximum budget of $1000 to cover the materials for the repairs and he agreed to "call in some favors" to get help with the labor, "No problem, I've got it".

As far as I know, he has still not completed the designated repairs, but has decided that he didn't like the light fixtures and faucets, so, supoosedly replaced them with expensive models and billed me for them! He clogged up a main sewage line and lied to the plumbing company to get them to come out and fix it, then would not pay their fee, instead claiming that I had agreed to have it billed to me. Gee, toilet always worked fine for me (and subsequent occupants) for the past 11 years!

Now, he has moved in, and will not pay rent and is trying to bill me for stuff that he said that he got for free, to the tune of $2400+ in materials and some unspecified amount for 120 hours of labor that he OFFERED to "donate" so that his kids could have a quiet, country setting to grow up in....yeah, right!

He has threatened to "put a lien" on my house. He has threatened to damage my house. He has threatened me with bodily harm, telling me "You just made the worst mistake of your life, a******!", when I refused to send him money for receipts that he had not even sent me (though he claimed to have emailed them 3 times and sent them by regular mail twice).

Now, he is in my house, not paying rent, doing his best to dodge process servers and remain in my house for free. I am left unable to pay both the mortgage there and housing for myself and my son. So, we share a rented bedroom while Brandon Curtiss gets free run of my 2200 square foot house (which I purchased in foreclosure and spent hundreds of hours remodeling to make it liveable).

He continues his threats. One evening, before I finally turned off my phone, he called me eleven times in 8 minutes, from two different phone numbers. He also texted me 14 times in 46 minutes and left voicemails.

I am pursuing telphonic harassment charges against him and working through the eviction process.

Curtis property management are not honest and rip hard working people up, I hire them to take care of my investment since I was not living in Idaho state, oh boy! that was the worse mistake I did. before I run my own investment I never had any issues with my house, after I hire this thieves, every month it was something to repair in the house, apparently Mike their handyman would fix it without notifying me, not until they had fixed it and charge me for it, none emergency matters, finally I got tired of it and told them you supposed to notify me before you repair something, I told them that's it I fired you, so Brandon told me to please give them a chance and he'll give me a month credit, and that won't continue to happen ok. I just continue hoping that this time they would do things right, I told him I don't want you to continue using Michael for my repair if something happen call me or email me and I would send my personal handyman or plumber; he agreed,

Well guess what a few month later apparently the water heater was leaking so they call me in the morning as we agreed, he said he sent Mike to check what happen with it and he apparently found that we need to replace it, I told him ok let me send my plumber to do that, I don't want Mike to do anything with it. At this time Brandon told me he was out town with his family, and he would tell Mike not to do anything with it, within 1 or 2 hours my plumber arrived, Mike had already removed the heather off the wall and removed it, My plumber call me and told me that Mike told him he was not going to have the tenant waiting, which the tenant was working at that time in the morning and she was not going to get back home until 5:00, I was furious and call Brandon again which by then attack me and told me he was going to report me to a renters bbb, as I want to have my tenants in critical conditions, and we went on and on and told him this is it, now you are fired, this time there no coming back, he sent me a letter to closed our contract, and I wait it for the deposit to get transfer to my new property management and they keep giving them the run around, that they need more time, bla bla bla.

I kept leaving messages he would never reply back and emails he replied at first telling me that it would take 90 days, this never happen I insisted by calling, emails, I talk to my attorney and we were going to suit them, but I decided to stop my headache and put it in God's hands, hopefully this helps a little for owners to think about hiring them,,,they are not honest and they rip me off...Be careful when you hired a property management, some are like this ones, I am glad God put on my path a very good property management after Curtis, terrible,,,not honest at all

I thoroughly believe that Liberty Property Management is a rip off and a con. In my opinion, Brandon Curtis is the most unprofessional and most corrupt individual I have ever met in my entire life. According to court documents and letters filed with the Idaho Attorney General, Better Business Bureau, etc, Brandon Curtis was sued for stealing money from rents that he collected but did not pay to the landowners. To get out of paying those civil judegements against him, he changed his name of his company from Curtis Property Management to Liberty Property Management.

Brandon Curtis has written me hot checks for money he owed to me and then stated "the funds cleared my bank. Your bank (Wells Fargo) is lying to you when they sent you a notice and charged returned deposit fees for my (bounced) check".

He then stated that "you're slandering me. I'm going to sue you" for phone calls and emails I sent only to him (which was NOT by any means public) and called me a "fu##ing cheapskate" in addition to saying "We at the 3% of Idaho (which he is president of, that traveled to Burns, Oregon, during the Malheur County Wildlife Refuge standoff with federal officials which left one person shot and killed) ........

"We know things about you that aren't public, and if you continue to try to collect on the bounced check, we will expose you" (Brandon Curtis personally tried to blackmail me into not filing a police report for him writing and depositing a hot check). Later, Brandon Curtis called and apologized for his conduct or behavior and made good on that bounced check almost three months later.

Which brings me to my NEXT point of contention with Liberty Property Management..... After promising he would never bounce checks again, Brandon Curtis now is just refusing to pay me for rents owed to me by him for the months of February and now March.

In addition to NOT paying me the money he collected from my tenants, Liberty Property Management has REPEATEDLY failed to conduct repairs and maintenance as per our agreements. Examples include not securing a brand new dishwasher I paid them to install, which resulted in broken dishes when the dishwasher fell forward and onto the kitchen floor. Last but not least: Brandon Curtis was made aware of a broken window, broken glass in a child's bedroom with razor sharp shards of glass sticking out at little fingers' height. The tenant says she called Brandon Curtis in November, 2015 when it happened. A month later the tenant called me (December). I personally called Brandon Curtis and his maintenance department, and told them to bill me directly since there was a gray area about how the window got broken.

Brandon Curtis now says I never called him about the broken window (which STILL is not fixed as of March 2016, or FOUR MONTHS AFTER IT WAS REPORTED) and says he knows nothing about it, and that you are lying, we will sue you for slander, and that Mike (his maintenance guy) never quoted you a price of $90 to repair the window, and never promised to go out and fix it the next day.

In conclusion: Brandon Curtis continues to make false statements and claim that he deposited the multiple months rent he owes me, but that "Paylease took ten days, but now I'm canceling the payment as down payment on the money I am going to sue you for slandering me (which he cannot legally do, by the way). He says he's going to keep all of the money he has stolen from me, and also "put liens against every property you own".

Brandon Curtis is the worst person to do business I have ever met. I have fired property managers before. They were cordial and nice, and said things like "we're sorry you don't want to do business with us" or "best of luck in the future". Brandon Curtis says things like "I'm going to keep all the money I owe you as downpayment on libel suits I am going to file against you" or "I don't owe you any money" or "we will expose all your dirty secrets to your employer and the public" (for firing me)> I've contacted other land owners Brandon Curtis owes money to. Even former employees who stated that "Brandon Curtis likes to keep money that does not belong to him and pay for his private lifestyle. He told me which accounts to pay late and which accounts not to. He intentionally keeps the money for himself".

Other property owners say that Brandon Curtis has stolen their company books and is refusing to give those back to them, and has allegedly filed false 1099 forms with the IRS, showing that he paid monies to the landowners and that they owe taxes on money that they say they never recieved.

If you do business with Brandon Curtis, or Liberty Property Management, or 3% of Idaho, or any other organization where Brandon Curtis has an opportunity to take money from you, I would strongly advise against it as Brandon Curtis has proven all too often that he is not worthy of your trust or business.

This company offered me an apartment for a stated rent of $515.00. They asked me for half the first months rent to hold the property. I drove an hour to their office at which time they told me the rent was $595.00 because an extra eighty dollars would be added to the rent every month for water sewer and garbage. I tenatively agreed and made an appointment to sign a lease at a later date. Upon reviewing my finances I realized I could not afford the extra eighty dollars a month in rent so I called them THAT SAME DAY and cancelled the deal. The next morning they asked me for the cancellation in writing via email which I complied with. Later I got a call from them telling me that the $260.00 I had given them to hold the property would not be refunded. They told me that this was because they had incured money damages from taking the property off the market. I had cancelled the deal the same day so there's no way they incurred any money damages from taking the property off the market.

The girl I was talking to on the phone about it transfered me to an automated system that went nowhere and when I tried repeatedly to call her back, she picked up the phone and immediately hung up every time. I later got in touch with a manager who told me that they had started inspections and other things on the property as soon as they had taken it off the market which cost them money. I find it hard to believe that that happened between 4pm wednesday(an hour from their closing time) when I gave them the money and 7 am thursday, the next day when they got my message cancelling the deal and called me about it.

I read an account onine about someone else they did this to. They told that person it would cost their $600.00 consideration fee to re-advertise the property. I found this property on craigslist.com which is free to advertise on and I highly doubt they are spending hundreds of dollars to advertise single apartments. In any case I'm persuing the matter in court so whatever money damages they say they've sustained which justify them keeping my money will have to be proven. The truth is they are lying about the money damages and keeping my money for nothing which is FRAUD.

Renters just beware of this company. Read the yelp reviews which are horrible and plentiful. This is really not a good company to work with. Apperantly they make it extremely difficult for people to get their deposits back, don't do needed repairs and a host of other extremely unprofessional things. DO NOT GIVE THEM ANY MONEY unless you are signing a lease because they will keep it no matter what you do. STEAR CLEAR.
