In May we visited a Lennar house in Cordova Crossing and signed a contract that had to be done that day. They said there were 12 more showings that day and the house was sure to go. She said we had 3 days to change our minds. The house had been purchased before and was back on the market because someone withdrew their contract. The agent said that this person got their deposit back So, after putting down a deposit and completing a contract, we realized it was not a good purchase for us, especially after seeing some unsafe issues with the house. It seems to be a matter of taking advantage of older people as well. We also looked at the HOA restrictions and saw on the HOA app how frustrated neighbors in that subdivision were. Multiple people said they could not wait to move away because of the HOA. The next day we contacted the agent by text to let her know we were not going to purchase the house and wanted our deposit back. I had hurt my foot and ankle going down the unsafe steps in the garage that had no railings. The first time we saw the house about a month before there were no steps for the front porch to get down 3 cement steps so we told her that was a hazard. Then this time, they had makeshift railings on one side. I said that they needed both sides to have rails because they are wide steps. She said no, this is enough. The agent had told us that we can lock in the mortgage rate and to be sure to tell the lender. She insisted we go with their lender to get that deal. The Lennar lender called us that evening and said that they never lockin rates for anyone because the market fluctuates. I could go on. We have tried to get our deposit back through the chain of command, but have not had any success.

Is Lennar Covid-19 complaint?

Can Lennar produce blueprint plans for our Radiante home?

If not, can Lennar draw over existing floor plans for simple plans like cable wiring?

Can Lennar produce certified boundary survey or similar for our lot?

Can Lennar produce entire list of customizable items in our Radiante home and its costs?

Can Lennar produce high quality images for upgrade package and model homes?

Does Lennar sales pace control their home prices? If not, what controls its home base price?

Why did contract left out 15k closing cost incentive with Eagle Mortgage?

Why were we denied to hold escrow with another attorney or title company?

What is Lennar official refund policy?

Why should Lennar obtain the approval to work with the lender that is outside their preferred network?

Why has Lennar been unresponsive and in some cases ignored our emails completely?

How does Lennar keep track of all revised contracts and its versions and why there were so many revisions?

Why the Summary Options page missing details on packages like TV mount prewire and others?

Why are we given only 60 days to build the pool after closing?

Why can’t we change garage orientation from Left to Right?

How to request the City of Deerfield Beach to perform full inspection after construction completed?

As buyer, we had to fight with Lennar for every decision and every inquiry we made. Why should the buyer be put in a position to act in panic when faced with contract decisions with impossible deadlines and ambiguity? Why should the buyer assume heavy health burden when it comes to developer's Covid-19 compliance?

Is this just us or is it really how development business operates today in Florida? Lennar and its management team have failed to acknowledge many of the red flags we escalated to their attention, including their Miami office. Lennar has failed to act, address and properly respond to our inquiries, which was the root cause for this complaint.

Keeping the blueprint plans secret and avoiding customization may save developer time and money. However, poorly designed upgrade package graphic materials, missing option details, multiple contract revisions, ambiguity and ignored red flags may lead to result in warranty issues. Lennar may be running a risk in undermining its cost of quality also known in the industry as the cost of nonconformance.

We ask for Lennar officers to respond to our complaint in writing and to our questions outlined in section “QUESTIONS.” The key word here was officer(s). We ask that full investigation takes place for the issues reported and outlined in our complaint.
