In 2018 my wife and I shopped online and had telephone conversations with Kokoon (Jolan Stoltz and Dave Rades) about a home package we were considering. Shortly thereafter we sent a 'refundable steel deposit' for our package. Prior to our package actually being built, my wife and I changed our minds and decided to go in a different direction.

We informed Kokoon of this decision and were told our refund would be processed and mailed to us soon. Shortly thereafter we were informed the company had taken bankruptcy protection and that's the last we've heard from or about them. Investigation on my end shows that no company by that name, CAJ Productions or Affordable Home Kits has filed for bankruptcy. Meaning they've just run off with our deposit.

It is obvious that only one side of the story has been told. Here are some documented facts that were conveniently omitted.

Let's preface all of this with mr. Hobbs' balance of liquid funds was refunded within standard business practices. The balance of mr. Hobbs’ refund is "locked" in the purchase of a non-refundable trailer unit which is still in the back. Mr. Hobb’s was fully aware that all in-stock trailers from this supplier were non-returnable. Kokoon homes has published this non-standard unit for sale many times, for months at our expense. Mr. Hobbs is welcome to come pick up his special ordered trailer unit anytime.

Mr. Hobbs contacted kokoon homes in a panic needing immediate housing due to his divorce; as the factory does not carry inventory on our kompak series of homes Yet) our staff was being helpful and empathetic to his dilemma.

Our staff worked endlessly & personal hours to find a solution for mr. Hobbs to get a unit constructed for him within a 2-3 week window per his needs & request. Standard delivery time is 6 to 8 weeks.

A commercial equipment trailer Meant for different use) was located and could be modified to adapt to the housing needs of mr. Hobbs. We also suggested other manufactures or other housing alternatives.

Everything of the trailer type, modifications and design were documented. All design drafts were based on standard measurements.

Hand drawing sketches were done to expedite the approval time for a quicker build out. Sop on drawings is 1-2 weeks.

A $12,000 deposit was received. The only available trailer at that time was then approved by mr. Hobbs, paid for, & picked up the next day. Mr. Hobbs had the manufactures specification sheet well in advance of ordering.

All trailers that are purchased are non-returnable. Mr. Hobbs was made aware of this fact prior to purchase.

Jolan personally walked this build through procedures to expedite the build. It was found that a difference of 2 inches would modify designs in the loft area and needed customer approval, which was immediately done.

Dave rades was then brought in and formulated a solution. Dave had drafting dept. Pull off current assignments and draw this unit with earnest. Mr. Hobbs was then presented with the issues and the solutions available. After several back & forth interactions, mr. Hobbs approved the final design, after a week delay on his end; and that we could now proceed.

The week fabrication was in progress, mr. Hobbs informed us to hold production, then after a couple more days, mr. Hobbs requested a cancellation due to finding an alternative housing source.

Mr. Hobbs cancelled his order. Mr. Hobbs requested a full refund - knowing that the trailer had already been obtained.

Kokoon homes has published and advertised this trailer in numerous sales forums Paying fees accordingly) with no success to date.

Mr. Hobbs is welcome to come get this unit anytime.

Mr. Hobbs had full knowledge of this unit being a non-returnable non-refundable trailer purchased specifically for him.

Mr. Hobbs admits to receiving a refund of $6,000 For materials/labor for the shell to be mounted to the trailer).

All funds due mr. Hobbs has been paid in full to date. Once the trailer does sell, kokoon homes will forward said balance and will absorb any costs to market/advertise the unit To date $418). Kokoon has offered to deliver trailer to him in metro atlanta, he has declined.

A personal note from jolan to mr. Hobbs – your “disrespectful, malicious & callouseness” attack upon me last year was extremely offensive & is a character assassination of me; or anyone who shows you any kindness.

Complaint Details:

I placed a $12,000 deposit on a tiny house to be built by Kokoon Homes on July 8, 2016. It was never built and 13 months later only $6,000 has been refunded. The sales person, Jolan, was unable to meet my required delivery date "but had an idea." The idea was to get parts from an alternative supplier, if approved by the owner, DAVE RADES. The alternative was approved, I wired the deposit, and Jolan went to Florida on a personal trip. Time passed by with little progress on my home despite dozens of documented phone calls, texts, and emails from me trying to move the process forward. As my delivery date approached, Jolan, hand drew sketches, of what my home would look like - we used those drawings to determine my suppliers for the finishing touches - windows, doors, etc. Jolan and I agreed to what the finished home would look like...including dimensions of the windows and doors, ceiling

Jolan called me and told me she had to stop construction and delay the delivery, or get my consent to continue in the production of something other than what I had agreed to. At this

t this point the owner, DAVE RADES, got involved directly and created much more formal and exact blue prints of what the finished home could look like. He wrote to me that he would REFUND my deposit if I did not like the new alternatives. The new drawings indicated that my chosen Windows and Doors would not fit and that the overall look of the home would be greatly altered from that which I had envisioned when working with Jolan. I asked Dave to STOP all work (none had started) while I considered my new option. I

n the end, I could not bring myself to like the look of the proposed home; I could no longer wait for KoKOON Homes to build what I wanted as my existing home sold and I had no where to go. So we agreed in email that my money would be refunded. Since then, I have had to fight, and threaten, and continuously ask for my money back. I have received $6000. I am due $6,000. It has been one year and one month. DAVE RADES has used a variety of tactics on me to delay, stall, and forego refunding me with the money I deposited for a home that was never built. I feel I have been patient and more than fair and have come to the conclusion that DAVE RADES has no intention of ever refunding my money.

If any consumer deposits cash with DAVE RADES instead of in ESCROW - they had better be willing to lose it. He will not be fair or honest.
