Purchased a "spec home" from KHovanian Builders in New Kent, VA because my house sold and I needed a move in ready home. Was told that it was greatly discounted and NO changes could be made even though I offered to pay for such. Patio was separating from front of home when purchased and was assured by Building Supervisor that this was normal. This is not normal as they are building the same model across the street from me and no separation is noted.

Their main concern upon move in was giving the building supervisors "10's" on their survey so they would receive a bonus. Every problem was met with a can't do attitude or "its normal" or "you bought it."

I have a hole in the siding at the rooftop and a neighbor behind me told me it has been there for at least 1.5 years. This was not noted on my last inspection as it was raining and I was told by the building supervisor that he was going to order a roofing inspection because the house sat for over a year and roofing inspections are mandatory if you want to keep your roofing warranty. This never occurred and so this hole probably has water damage and/or critters living in it. I contacted the customer service God (Paul Huff) and my e mail was met with a standard FOAD e mail and a harsh paragraph basically telling me I am getting no service from Hovnanian.

There are numerous other problems in the home that are not going to be addressed according to Mr. Huff because I bought it as is. I did not. I bought, what I thought, was a new home with a new home warranty. Apparently KHov does not honor any warranties once you purchase the house. This I have heard from many who live in this community and rarely have I found anyone without major structural issues.

This is a 55+ community and KHov is taking advantage of the retired. I was also told by one of their construction supervisors who came to tell me there is no problem with my floor (there is never a problem with anything according to them) that since I didn't scratch his back he does not intend to scratch mine - whatever that means.)

I am not asking for the impossible but the salesperson promised me a new sodding since this house sat fallow for a year and was nothing but weeds and dirt. I have dying landscape and a minimal package compared to all new models being built and the older models. I asked that mine be upgraded and I need this hole fixed and, quite possibly, the interior roof repaired as who knows if there is water damage.

My laminate floors click and clack and are uneven in most places but again, not their problem. They brought in the subcontractor who put in the floors who tore up a section in my kitchen and told me it was fine. He had no time to repair it as he was due on another job. This was over a holiday weekend and I lived with a hole in the floor for 5 days. When they returned they did not have underlayment so they just glued the floor back onto shredded paper bags! At the same time (3 weeks after move in) my oven broke. Again not a problem for KHov as it was the responsibility of GE who could not send anyone to fix it for a week so I went a week without an oven. When he did fix it I mentioned that I burned myself on it as the oven door overheats and his answer was "it is a cheap oven and you get what you pay for." When we purchased the home the salesperson told me it was a dual fuel oven. It is not. It is the cheapest gas oven GE makes so I asked for a replacement and was told, you guessed it, no.

They have yet to fix anything in this house and no they did not get "10's" so now when we put in a "ticket" for something to be repaired we hear nothing and after receiving the nasty e mail from Paul Huff I fear I will never hear from these people again.

We were promised a new clubhouse and pool which was a lie but sounded quite good upon purchase. I am willing to forgive that but asking for defect intervention is assumed in a new home.

I did write to the Secretary of Hovnanian who is also their attorney and one of the board members with no response.

This company is the worst I have ever dealt with. They do not honor verbal or written contracts and as I am told from many homeowners "if the construction team likes you, you get what you want and if not don't bother even asking for anything as you will get nothing." This was made abundantly clear to me by Mr. Huff in his e mail back to me, accusing me of being unable to get along with anyone. This has never been a problem for me and caught me completely off guard.

I find then irresponsible and a company who builds an inferior product and then refuses to service it. It makes me sick to my stomach that I am now saddled with costs to repair damage to a new home but what choice do I have as there are just some activities of daily living that one must have and since they are unwilling to rectify their errors and their construction issues it will be up to me to do so, so that I can continue to reside in this dwelling. The one word Hovnanian builders know is “no.”

I would have to say to others – if you think you are getting a deal by buying from KHovnanian you are not. You don’t even get what you paid for and forget the word “warranty” as this is not a word they are familiar with.
