HPL Global should be put into liquidation, the sooner the better. They failed to complete on E&O project and have left tenants with a levy of payments to bring the building up to specification. Nobody can currently get a mortgage on the flats in the building which leave the flats impossible to sell. By blaming Law Firms they are simply passing the buck, as the blame fully lies at their door. There is a long list of uncompleted properties within their same group of scam developers (trivelles international, daniel jones, fast item) in their wake and a long history of failure on the ones that they have got anywhere near completing leaving investors out of pocket. The whole culture of HPL and trivelles international and any of their long list of associated companies is one of blame, anyone is to blame apart from them. They will do anything and everything to take investor money and do whatever it takes to get that money. Do not, whatever you do involve yourself with any of the companies in this group, you will ultimately lose money.

Let's sue Daniel Johns together

I'm also a scammed investor. I've bought a property to Daniel Johns, that as far as I know is related with HPL Global. Could you please advise how you managed you problem? Did you get your money back?

HPL Global

I used to work for HPL Global - they are indeed a very poorly run operation, with like you say... many sister companies failing to complete on projects. Instead of securing investor deposits within the safety of an escrow, they would instead levy this to pay for land deposits and other associated costs. To blame law firms is an outrage, as they had an internal department which dealt with the day-to-day issues. They only used a third party when it was necessary to issue documents they were not qualified to. I do for a matter of fact know that all S&P agreements were created from pre-designed templates downloaded from the internet, and that not one of the decision makers within legal department had any sort of formal qualification between them.

They are amateur in every sense of the word and Global Homes & Properties LTD (HPL Global Trading Name) were in fact created only to generate sales to complete on other projects. E&O Residence was a non viable project from the very start, and in fact the development was miss sold on not only one occasion, but many. HPL Global is a penny company bought that had been registered for over 3 years as dormant, and made out to be a cash-rich, debt-free enterprise, which never uses the investors money to complete on projects...

The registered Director (as of companies house) Allah Chowdry is in fact the accountant for Trivelles International, Daniel Johns etc and they would use associated members to audit and submit end of year accounts to companies house - as we all know. This can not be done.

Hundreds of victims that invested in DJ's developments are filling collective legal actions in the UK to get their money back. I'm also a victim. Daniel Johns scam

Daniel Johns/Global Homes and Property has scammed a lot of money from UK property investors using a number of connected companies.

Allegedly Daniel Johns is 'only' the developer/freeholder and hires management companies such as Victoria Knight, Silver Hopkins and Red Admiral to make monthly rental payments, but no rent is paid. The buy back option is not guaranteed or honoured, but they make you pay more fees if you want them to buy back.

Emails and phonecalls are ignored. There are fake employees at the company.

This is a fraud scheme. Ignore this company and do not hand over your money.

Daniel Johns Manchester named in winding-up petition

One star is not low enough to accurately reflect how dishonest and despicable this company is. One of my friends paid a deposit of almost £70,000 to Daniel Johns Manchester Limited ("DJM"). After DJM failed to meet the completion date, my friend asked for his money back. DJM agreed to do this by instalments over 18 months and signed a legal agreement - then failed to pay the first two payments! They then asked my friend to sign a new agreement over 36 months.

My friend sought legal advice and the matter went to Court. It was discovered that there were other creditors who were petitioning to have DJM wound up. DJM's bank account was frozen, but they managed to convince the Court to unfreeze the account so the company could make finance payments on two Rolls Royces and a Range Rover, plus monthly charges on mobile phones and the rental of an apartment in London!

My friend is one of seven creditors, all of whom have each handed over tens of thousands of pounds to DJM and have yet to be handed the keys to their apartments. As it stands today, DJM has managed to convince the Court to give them another "stay of execution" so they can investigate a Company Volunmtary Arrangement (CVA); however, a Court order has been issued which states the following:

On the hearing of the Amended Petition dated 31 January 2020

And upon hearing James Davies, Counsel for the Petitioner and Supporting Creditors,and Simon Perhar, Counsel for the Company

And upon the Company not complying with paragraph 3) of the order of Insolvency and Companies Court Judge Jones dated 4 May 2020 because it acknowledges that it is insolvent and unable to pay its debts as they fall due.

And upon the Company’s application to adjourn the petition for eight weeks for CVA Proposals to be drafted and considered.

IT IS ORDERED THAT:

1) The petition is adjourned to 15 July 2020 for CVA proposals to be drafted and put to creditors before the adjourned hearing.

2) The petition shall be advertised and the Petitioning Creditor is hereby released from the undertaking not to advertise contained in the order of 13 February 2020.

The next step is that the petition to wind up the company will be advertised in The London Gazette. If you are someone who has paid any money to DJM (or any other member of the Daniel Johns Group), and completion of your property has been delayed, I recommend that you seek independent legal advice by instructing a solicitor in the UK (I recommend Petra Van Dijk, of Spratt Endicott, named in the Order, as she has experience with the case).
