My husband and I have a 1 year old and we applied to live at a fixer upper in Denton. I was introduced to "Koz" the owner of the house after filling out the application and putting down $500 to hold the property. It was understood that this money was nonrefundable if I were to be approved and chose to back out. I signed the receipt that I understood this. After meeting Koz he tells me that he will approve us overnight if we can fix the fence by Monday(it was out of code). I said oh no there's no way that we would be able to do that over the weekend (it was Thursday) and I hadn't even gotten them a copy of my husbands photo ID. I unexpectedly got a call from Koz at 11:30pm that night telling me we were approved, I was a little in shock but took the information he gave me. He was speaking very quickly and throwing out multiple numbers, he said that since the fence needed to be fixed now that he would do that as a favor and not raise our rent. At one point we were going to owe $2900 then that dropped to $2785 and then he said that if I could bring him $1000 the next day we could get started. I expressed that my husband would be working long shifts over the weekend and Monday his day off would be a better day for us to come into the office. This was not okay because it apparently had to be done right then. He said that I could sign my husbands name because it was just a regular contract with no drama and that it would be just a few minutes. After I said no I will not sign his name, he wanted to meet at my husbands work after midnight to sign papers. I said that we would really prefer to do this during business hours at your office. He said he works 24/7 but we agreed on 11am Sunday and that I would bring $1500. I called he didn't answer, I picked up the money orders as suggested by him and he said he would fill them out. He called me later on Sunday sounding annoyed (he missed our appt not me) but said that they can make another exception for me and we planned for 11am on Monday. First thing Monday I go to the bank to exchange my money orders for a cashiers check for reasons to have more of a paper trail, Koz only gave me the option for cash or money order. I ask who it should be made out to and he gives me the name "Amy Sadegian" I replied with who is that and he didn't respond so I left my bank without the check and decided to call again to see about meeting up. I called a and questioned who amy was he said the trustee when I questioned why I couldn't make it out to a company he was beating around the bush. I then said okay well we can meet anytime you're available we just want to make sure everythings in order with the lease and the fence before we sign it. This caused him to become very angry he started telling me to call Bill (no idea who this is) to fix the fence he then said "you're weird! You're the weirdest person I've ever dealt with" I asked him if he could please stop speaking to me this way but he continued to get more angry and was just speaking aggressively I wasn't able to pick up everything he said but he then hung up. I called the office and began describing what just happened and saying that we were ready to do this but he isn't holding up his end and missed our original meeting and then hung up on me. The secretary just said she didn't really know what to do or what I should do. He called me back I answered and he continued with being angry telling me that I caused so many more problems by being so demanding. He was cursing and using the Lords name in vein I again pleaded that he stop speaking to me this way. He said that because of my attitude he would now need everything (either the $2785 or the $2900, I'm not sure b/c he never verified the number) would be due all right now. At this point my husband got on the phone and asked when he would be available in person and he hung up again. He then called back but my husband texted saying we need to speak in person because of how he was conducting himself on the phone and we needed to be somewhere there was a witness to his vulgarity. He sent some hardly understandable texts and one said if we don't call right now it will be us passing on the property. So my husband called and asked when we can meet he said he has 10 people in front of us and he wouldn't be in the office until later so my husband said okay well what time. Koz avoided answering the question and then began asking us questions like do you have pets? And my husband asked are you looking at our application? He said no its not in front of me and was going on to insult us more and my husband said okay well this is why we need to be doing this in person and expressed that we won't do business over the phone. Koz then said he was done with us and not dealing with us bye bye and hung up yet again. So we proceeded to go to the office to get our $500 because we held up our end he did not. He refused to give our money back so we expressed we would be seeking legal action, he tried to argue some to get a rise out of us but we simply said may God bless you and left. He then texted a long message trying to get us to come back and sign the lease. We are out $630, $130 for application and $500 to hold the house that was supposed to transfer as the deposit. I am not so concerned with the $130 if I cannot get it back as I understand applications are non refundable but because we were fully prepared to go through with this and he continued to just end the conversation by hanging up on us and then by saying he's done with us on top of missing our meeting time, I think we should be entitled to our $500. We are thankfully in a situation where we wont starve right now without this $500 but he is a section 8 landlord and I believe he could be very fraudulent, he needs to be stopped!

I am a worker for a tenant of Kosh/Amy Sadeghian-Kamy Investments realtor com.Kosh and the tenant made a verrible aggreement to bring him $1000 and she had to repair the property to pass her inspection with section 8,onces she called letting the office/workers of his company know that house was ready for inspection.Once I made all the repairs to the property that's when lanlord begin calling/texting tenant with threats to move after I worked hard for the family to repair the water leaks in washroom and guest bathroom. I repaired the whole home with new vanity,sheetrock to replace walls in area that had leaks.I repaired glass windows that was broken in the masterbedroom with a new one.I seen the tenant pay a electician to fix the ceiling fan in master bedroom that was fire hazardous to her children/family,the ceiling fan was throwing out sparks due to some wires notproperly connected which could have caused a house fire.I also repaired the leak in the patio roof that was causing the water to rotten out wood that was connected to patio cover that was causing leaks from roof being bad, it is three bad holes in the roof causing the leaks to come on the inside over the kitchen and patio.I am witness for the tenant that the tenant paid over $2000 in repairs and parts to remodle the home for tenant.This is a serious matter and something needs to be done about this landlord, his wife Amy and there workers off this scamming company destroying families out there money with false agreements,changing prices on tenants once tenant has repaired their properties.The tenant needs to get in touch with other victims to helping them all resolve issues with these realtors falsely scamming families for their benefit.This family is all disable tenants that's being scammed at this present moment.I can write a book about this company/workers due there defamention of charcter of families.The at&t contractor that hooked up the satellite can witness about the tenants roof he is the one who almost had a accident while installing cable to tenant home,by telling her the roof had a big whole in the top.

The roof was in dismal shape. The home had other major problems. So, we did some background checking. Koz (as he calls himself) has dozens of complaints and lawsuits dating back to around 2012 for exactly this business practice.

They promise to repair things before you move in and somehow it never happens. If you ask for your money back, the staff or Koz will make a big stink and try to force you to remain committed to living in a home that the city would deem uninhabitable. This man needs to be run out of business and all people damaged by his practices should receive their money back and damages. We are contacting a former judge in Denton County and will be collecting contributors to a class action suit against this company and Sadeghian. Please contact me at if you wish to be included.

As I have read the reports of others also victimized by "Khosrow Sadeghian", I want to share the following information.

First, make sure that the rental property is actually owned by "Khosrow Sadeghian", the house I resided in was actually owned by "Someone Else". You can obtain this information from the Property Office in your city or online. Once you discover who is the legal owner, that is the name to address your court motions and petitions. It also can be your defense if an eviction notice is made in his name or the name of the property management company.

Second, read your residential lease and compare it against any violations of Texas Property Code Chapters 91 and/or 92. For example, Section 92.006. Waiver of Expansion of Duties and Remedies. Also, reference any new or old laws that applies to your situation. Keep in mind, that a landlord can also breach a contract by not abiding by their own terms.

Third, make sure to document everything with photos or video, it will be your proof in court. Send a written certified letter with return certification requested- listing all the problems you have with the rental unit. Keep in mind it MUST be something major; such as slab foundation leaks that is causing stagnant pools of water to form and mosquitoe infestations. Or anything the owner states are the landlord obligations; such as- Landlord will pay the entire cost to repair heating and air conditioning unit. If repairs are not done as requested, contact your local city code enforcer. The landlord will then have 7 days to make all repairs. Should the repairs not be made, contact your city code enforcer on a regular basis until 3 formal complaints have been filed by you.

Fourth, if you live in Texas, refer to TexasTenant.org for information and legal forms. Now, that you have done your legal research, and it seems everyone has the same issue; "Property condition materially affecting the physical health or safety of an ordinary tenant", form to submit to court is Petition for Relief Under Section 92.0563 of the Texas Property Code, actual damages can be up to $10,000 and is filed in JP court. A Plaintiff's Original Petition for under Discovery Level 1 can be filed for security deposits being withheld, retaliation and to sue the correct and lawful property owner in County Court if the damages exceed $10,000 with the maximum of $200,000.

My story is that my husband and I wanted to purchase a home that we could remodel, call our own and live out our remaining years there. Instead Mr. Sadeghian, in bad faith had us unknowingly sign a 3 year rental lease, which is illegal in TX. Immediately, as soon as the water was turned on at the property it was downhill from there. The backyard began to flood into the neighbors backyard down to the main street. Eventually a complaint was made by a neighbor. Although a maintenace man did come to the resident, he and his workers was not qualified to complete the job successfully. They came bare handed, not a shovel or a screwdriver did they have in their possession. The repair that was "made" cause the indoor piping to burst underground and the water heater began overflowing onto the side of the house. Now, there is two areas of stagnant water on the property, also called public nuisances. So, as a result, I contacted the code enforcer 3 more times complaining that the company refuses to make repairs. Because of the mosquitoe infestation and the fact that I am allergic to this particular insect, everytime I walk out my door and bitten, I am left with scares on my skin. Due to the constant water leakage the house smell awful inside and out. Last week, I noticed the horrible smell of rotting eggs and quickly wondered where it was coming from. I searched and eventually went to the hallway bathroom and the tub was literally covered a brown film and I became immediately nauseous. My husband and I realized that it was sulphur gases coming from under the house through the tub drain. Much luck to everyone, if anyone is interested in filing a class action suit in Denton County, please let me know.

The Guy Has Multiple Personalities

I've been trying to talk to this man now for a month I've emailed and never got a response I did talk to him twice where he changed the holding price twice. The house I want isnt even livable but I was willing to work with that but only if I could get an easier in. The comps in that neighborhood are about the same as what he is asking for the house unfixed. I mean it is a win win for him to actually work with someone that is willing to do the work...so I dont understand why he wont let someone work for the down...if I have to live in hotel while doing the work then it looks like he would realize that. I am paying storage right now and hotel waiting to find a house to buy with my settlement from an accident...adds up to alot. Oh well we will see. Time to do some research.

Khos is a very evil and sadistic person who chooses to prey on those that are desperate and need help. He gambles on collecting as much money as he can as the down payment or deposit and then forces the tenant to drop their rent to own, or lease due to his is constant manipulation of the laws in each state. He will evict you, even though you never moved into the house. Send the court paperwork to the prior address so that it can force a default judgement.

Thank god he filed in the wrong precinct so I had a heads up with his plan. Shortly after I sent registered mail to him reminding him I never moved in and gave him my new address. He sent the next court hearing to the old address and I missed the court date by one day. Had to hire an attorney and we were able to find a means to get the eviction and default judgment reversed. Even though I updated him with the new address he still had me served at the old.

Khos has based his entire career on the suffering of others and will exploit anyone. His properties are unlivable or completely condemned. Will get you to commit to a house that is trashed with understanding that you can work on it and eventually purchase the home. After you do some remodeling he will find a way to get you out and eventually find anothe sucker to pick up where you left off.

He also likes to have you sign an amendment that states you will be responsible for the first $600 maintenance in your home, then if you didnt use it the first month it accruels to the next month. If you did not make any reppairs and keep the receipts you would by now on the hook for $1800 worth of maintenance. This is his way of lowering your payments monthly. And for him not being responsible to fix anything in the home, whether its a rental or a rent to own.

Condemned

Same happened to me, I was moving to Texas and looked at a place in Decatur, he stated that the property was livable and said I needed to send $500.00 to hold the place, so I did. I then had some friends go out and look at it for me and this place was so bad that it should be condemned, I knew id be approved ( honestly everyone is ) thats how he gets everyone w the $500.00 deposit, I then looked at a few more houses and they all had the same issues, he asking the same prices for them as if they were totally redone, I am a general contractor and I have seen some bad houses in my day but most of his are the worst I've seen. I am really surprised the state of Texas lets this company do business here.

Filthy

This ‘company’ is trying to rent/lease/sell a house in my neighborhood. This house is in horrible shape, the soffits are rotting out due to roof leaks, the kitchen is torn apart to the point of not even being usable. Over the past 4 hrs since I’ve lived nearby, about 4 families have moved into it only to move out within literally 3 months. Now I k ow why. The most recent family left massive piles of trash in the driveway and backyard. I called the company asking them to please come clean it up as it was an eyesore to the entire neighborhood but they wouldn’t. So now almost 10 months later this piece of trash house is just taking down the property value of those around it. It makes me sick that this type of company is allowed to scam these people like this. It’s disgusting
