Frances Coyle aka Kitten Natividad rents a number of un-registered units in Los Angeles, several in a historic property called 'London House'. She has haphazardly destroyed the historic integrity of the building, which was hand built and designed by a sculptor who was part of the genesis of Bohemia in Ca, to create un-registered units, with no respect whatsoever for the historic value. She went so far as to consult the Historic Society for help when Building and Safety Code determined it was un-inhabitable due to violations and refused to restore the property and also refuses to comply with Building and Safety. She has also been notified by RSO that it is illegal for her to collect or demand rent, (as B&S did), because the units are not registered.

She refuses but continues to not only rent but double-rent or attempt to do so, undertaking flagrant advance fee fraud, (where you collect moeny for somethign but do not deliver it - in this case a full, 2 story unit as the builder designed that she's horribly mutilated, while then attempting to rent the upper story to a second party - she accomplished this in July, (collecting 2 rents), giving me the impression that my rent was $600 and the other parties $1000, then began to demand daily, in cash, payment for the whole. When $1900 had been paid for a $600 space, (she had allowed dogs to live in what used to be the aritsts studio, the most beautifully designed part of the house and didn't even clean it before we moved in), she then began eviction proceedings as further extortion and harassment.

This is a pattern of behavior for her, her former tenants have gatherred in a tort for discrimination, harassment, verbal assult and violations of landlord-tenant and other state and federal law. Though a former porn star known for bi-sexual films, the majority of claims against her are for discrimination against gay females. She tried to force an elderly tenant out, claiming she wanted to move in herself but as she always does skirting relocation fees. The tenant joined the tort. She has discriminated against former tenants based on sexual orientation, is recorded on police body-cam screaming that she has no respect for my religion (I am Native American and, ironically, a theologin practicing Eastern Orthodox beliefs primarily), that I should have to move because of these beliefs, demanding I take down altars etc.

All of these actions are currently egged on by Darcy Leonard, who operates a business called the Tarot Society from the building and who is also a business competitor of mine - she is manipulating this elderly, probably not all there, lady for her own agenda and that's it's own set of reprehensible but, again, this is also an established pattern of behavior by Ms. Coyle. She stated of her manager Ms. Leonard, in another discriminatory tangent of her African American boyfrriend, 'She is dating a N----r and even that black c--- won't keep her from being a b***h she's so pissed off at everyone'. She also stated that she didn't care if a propsective (double renting) tenant 'sucked d**k for the money so long as she pays rent.' She has put all of this in writing - or it has been recorded on police bodycams. In the case of Ms. Leonard, her relentless screaming of hate speech any time I attempt to undertake business has been heard and recorded by many, many witnesses and the police.

Do not rent from her. She tried to change the terms of our contract near daily, harassed me relentlessly via text at all hours - from 4:30 am to 4:30 am 7 days a week demanding payment of rent not owed, texted friends and family members and the other tenant/business competitor/manager with personal information regarding my rent and my apartment including who and what was in it. She even texted an ex of mine with private info and used my brother to do an illegal lock out knowing I wouldn't take action against him. Her attorney has said her best defense for the upcoming Civil Rights action by former tenants is lack of capacity and this may be true, but her manager at least claims capacity and will lie, cheat, steal, abuse and do anythign she can to manipulate your rental if it suits her whim. She has attempted to do this/they have with at least 5 people in the past month or so and have only avoided accomplishing it because the police stopped them.

If you hear that anywhere is for rent at London House check court records for the civil rights suit filed described and read the experiences of others for yourself. Also be advised that she has sold the house and is mediating/trying to get out of the contract, (as she does with all contracts apparently) and there's an extremely good chance she will wind up with a life tenancy, (you'll still be harassed by her) but new owners will likely make you move in January/Feb anyway. At the very least, ask for a written lease with very clear payment terms, keep contact with her to a minimum and ask for full disclosure on RSO, Building and Safety and pending sale/litigation matters. I don't want what has happened to me to happen to anyone else and it really does seem like she does this to every single tenant eventually.
