OMG

I rented a home from Holly and my $1400 has not been returned. The homeowner contacted me and let me know that she hasn't received rent from Holly in 3 months. I had to prove by cashed checks that I was paying rent. I have called, emailed Holly with no response. I went to Holly's office to find a 3day pay or quit notice on HER office door. She owes $11,000 in back rent own her own office. I'm so sad because I'm a single parent of 4 beautiful kids and really need my $1400 deposit returned!!!!!!

These property management companies

They are all crooks. I've been on both sides as tenant and owner, and from my experience all these PM companies behave the same... They only care about their 10% monthly rent commission.

The things they do should be criminal but it's a civil matter so you gotta take them to court for stealing, corruption, negligence, & destroying property. Stealing is stealing. The law is on their side...It's BS. You could steal a candy bar and be arrested but steal thousands of dollars and or cause damage, somehow it's not important enough to get support/help by law

These companies know they can get away with murder...

My property manager, Holly Dalton at Encore Properties, has robbed me of $4000 and more. I never received my rent payment for August. The tenants never had a walk through upon leaving Aug 31 and therefore, never got their deposit. I did a walk through and realized the tenants grew marijuana in the basement and now I have to fumigate, replace carpets and paint. Holly will not return my calls, texts or emails. I am going to hire a lawyer and file a civil lawsuit.

Duped as well

Having similar experience...bounced checks for June/July/August (only able to get this reimbursed via Felony complaint with CSPD, then...non payment for September. Has yet to turn over current tenant deposits. Rented my non-pet home out to people with pets and according to tenant she collected some sort of pet deposit! My beautiful home is trashed, I too trusted her to maintain my home, and she was paid to do so. Didn't happen.

I started renting from Encore Properties in 2015, we signed our lease with a man named Jeff. He gave us his cell phone number and told us to let him know if we had any problems. He seemed like a nice guy, and the previous tennants told me that I should deal with him, rather than his sister, who owns the company, because she was kind of a witch. So we moved in and everything was fine until they first contacted us about getting the sprinklers turned on. Perfect, we set up an appointment and a man came out to get them turned on. He claimed he couldn't find where to turn on the sprinklers, so he left and said he would call back to reschedule when he could bring someone to help him. We never heard back from him OR Jeff about what to do. So we started watering the lawn on our own with our garden hose.

Next problem arose when our air conditioner started turning off at random times and not working, we filed a request to have it fixed on July 06. Someone came out, told us that they thought they had fixed it and to let them know if there was another problem. I contacted them again on July 13th, because the air conditioner stopped working again! It was 80+ degrees in our home with a newborn and a toddler. It was miserable. A man came out, once again, but said that a part needed to be replaced and they would have to okay it with Encore Properties for approval, because it was such a high priced part ($400). We never heard back. Even after multiple text messages to Jeff and emails, no one ever came back out. Jeff claimed that the AC company charged them for the fix, but obviously they never fixed it. He claimed he would get someone out, and we never heard from him again.

Next problem, a guy was supposed to come out and spray out all the sprinkler lines and get it ready for winter, it was set up. The guy never showed, yet again.

On to the next problem, in January of 2016, our heater stopped working. Again, multiple attempts to contact Jeff and nothing. No response. It was FREEZING in our house, again with a small infant and a toddler. Finally, one of our requests to fix it were answered! We received a call from a man named Blake, he informed us that someone would be out soon to get it looked at. We asked why he was calling us back and Jeff wasn't responding. He then informed us that Jeff had gotten fired MONTHS ago, just no one thought to tell us that the man that was supposed to be handling our house had been let go. That's why we never heard back from calls or texts! (Still doesn't explain why our work orders were ignored, but hey, we were getting somewhere.) The man came out, he said it needed a new part, we would have to go all night with no heat....our poor children were FREEZING. The heater guy said he was going to call Holly (the owner of Encore Properties) and let them know they needed to get some mini heaters out to our house because of us having small children and no heat all night. We never once heard from them. The heater man did in fact come back out the next day and install a new one, but we froze overnight because we had no heat and it was snowing! The heater installman, he informed us that Jeff was involved in some "shady" stuff and that Holly had to fire Jeff, who was her own brother! But no one bothered to inform us of that! What if he had continued to respond to us and ripped us off or worse!

Finally, we moved out the beginning of April 2016. We have YET to receive our security deposit. Even though, at the walk through inspection when we handed over the keys, Blake informed me that we would get our full refund, minus our last water bill which was $100. He said it would be well within the 6 weeks allotted time. We are now about at 6 weeks, on Thursday in 2 days, and we have been calling twice a day, and emailing but haven't received anything back whatsoever. If I do not hear from them soon, I will be seeking legal action against them.

This has by far been the worst rental experience ever, and I regret ever renting from them.

Holly Dalton is the worse property manager I have ever dealt with!

She was under contract to manage my home in C. Springs until 12/1/2015. I wanted to fire her more than once but she owed work to repair damages she did not charge the tenant and I was afraid if I fired her I would never get the work completed. Believe me, I should have fired her!

On two occasions she allowed several people to live in the home who were not on the lease. The worse occasion was that there were only supposed to be 2 adults and one child in the house. Then the supposed mother-in-law (no one really knows who she was) moved in. Then there were 5 mattresses on the lower level floor with sheets as curtains like it was some sort of flop house. People were coming and going all times during the day and night and neighbors were constantly complaining. Mind you, this is a two bedroom one bath home!

She allowed pets in the home and it was a pet free lease. She sent a fraudulent invoice to me with the service address (i.e. my property's address) and the business name blocked out. As if some how I'm going to believe this work was done to my property!

She put the tenants at risk by asking them to handle a rodent problem directly. My homeowners insurance was almost cancelled due to debris she let tenants pile up (4 truckloads of fire hazardous materials) between the wooden privacy fence and the wooded siding house! The landscaped lawn is now dirt. It took her days/weeks to respond. She has no accountability and blames her lack of competence on anyone and anything else she can find.

The only way I knew the condition of my home was through 3rd party information. I'm 5 states away and am sickened by how my home was turned into a hovel under Holly. I would suggest based on my experience...DON'T HIRE HER or any company where she works!!!!
