We signed a contract w/Eastwood Homes on 4/9/19 to purchase a model home in Denver, NC. It had been maintained and shown for SEVERAL months by Eastwood. A PATTERN of RED FLAGS began (unable to verify appliances after switching brands, bidding on their own auctioned furnishings, removing lighting and speakers that were supposed to remain but admitting they knew not why it happened)...but HERE I focus solely on the deal breaker.

On a visit to the property nearing our closing date, I saw that the neighbors had installed a white privacy fence nearly 2 feet closer to our house than where the Eastwood agent had EXPLICITLY shown the boundary to lay. On our FIRST visit she verbally AND physically pointed out groomed lawn and backyard landscaping as delineating edge of property - visual markers that had been MAINTAINED this way for several months, and which helped to advertise the property to anyone viewing it and also contribute to what is well-known as curb appeal.

I immediately brought this misrepresentation to their attention. Eastwood was UNABLE to confirm whether the neighbor’s fence was on our property so they had a survey performed a few days later. They then informed me by email the neighbor’s fence was correct and immediately asked when we would be closing!???

Eastwood sales person, Whitney Stiles, told my daughter and I, in front of our realtor, not to worry, that Eastwood wants happy customers, and if we couldn't sell our house, that they would proobably give our whole deposit of $3,000 back. We were misled that Eastwood would return entire deposit back. My daughter is going through a divorce, and they were very sympathic about our situation, at that time. Eastwood was aware that I was using my retirement savings to finance this deposit and house.

We feel this was definetly deceptive business practice to get us to sign the agreement. They kept $1,500 of our money. They lost their sympathic feeling towards us, and the fact that we were going to have to move out of our existing house, because of the divorce.

Purchasing a home from Eastwood Homes from out-of-state (3 hours difference) on Saturday 10/21/2017 confirmed unit in Savannah Townes in Charlotte, NC at 9:39am over the phone and reached an agreement to purchase the unit. Kenya replied that she would send the contract later in the day. At 3pm our Realton in NC talks with the sales person Kenya about the unit, purchase and details for the contract. The suprise was received by email at 4:34pm stating that they had a good sales day and our unit - same one confirmed in the morning, provided check image, etc. that the price was increased by $1,500 more. So unprofessional! Not sure if this behavior is supported by the builder, either way is unethical.

We purchased an Eastwood Home Aug. 192016. Prior to the 1-year anniversary of closing on our house, we submitted an inspection report (Aug. 10). We were told to complete the warranty form on-line. We had technical difficulties loading the report in the manner on the form, and so e-mailed the report. this was not a huge report.

We received e-mail from Eastwood acknowledging receipt of report. We received call from Eastwood customer service and I noted that we had not heard back about when repairs would be made.

Today, 12 days after having sent report (sent twice prior to the 1-year date), I called customer service. I was told that they do not accept e-mailed inspection reports. This is ironic, because BEFORE we purchased the house, the drywall inspection report, and final inspection report were e-mailed and there was no problem with those reports being accepted by e-mail...

However, now AFTER closing they can not accept an e-mailed report. When I spoke to someone in customer service, I was told that they do not cover household maintenance. Obviously she had not even opened the report. None of the issues were household maintenance.

We have issues with the screen porch, siding, AC drain, door latch and concrete. She said concrete is not covered. I told her that the inspector said that 'spalling' is caused when there is too much water in the cement and that is what we have here.

I feel like we are getting a run-around, excuses to not resolve these issues before even reading the report.

We have several new homes near us, and folks will be coming up on their 1-year inspections. I would like to be able to tell my neighbors how happy I am with Eastwood honoring their warranty commitment, instead of letting them know in advance of the run-around and issues that we have experienced.
