Jan-8-24 Rhonda Dearth came to appraise our home, the lender asked not to talk to her, so we did not talk to her, but we recorded her visit with a smart phone to avoid a situation of “He said she said”…. Here is a link to a video recording of her appraisal visit. https://youtu.be/XToP_7NJGEg?si=hTnE0aenbdPV6fhh...... one day later, she canceled the appraisal because we recorded her visit, and consequently, the lender canceled the loan… Rhonda Dearth was suspended by the state of Ohio for six months for multiple violations and was fined, and now she’s abusing her license in a sadistic way to oppressed others financially, and to satisfy her ego with no valid legal reason… Amanda Stanley from the appraisal management “blue bird valuation” out of Florida collected from the buyer $550, for the appraisal, and refused to issue refund, despite the cancellation… Rhonda Dearth collected a $150 trip charge, from the above $550, despite the fact that she canceled the appraisal for no good reason… We spent an enormous amount of time, labor, and money to improve the house, over one year, and Rhonda Dearth destroyed our sale, affected our life, and oppressed us financially, just so she can collect a $150 trip charge without doing any work, and to satisfy her ego. Same like copper plumbing thieves who will destroy your home for $100 copper… We also bought new materials for new improvements that we agreed to do for this buyer, such as, brand new mini split AC, new heating system for the basement, new shower for the basement, new kitchenette for the basement, including new fridge and new microwave, and two stair lifts for basement stairs, and 45,000 BTU gas insert for the living room, and new intercom system, etc. at a total cost exceeding $30,000 and now we lost all that, just because Rhonda Dearth wanted to collect $150 trip charge, without doing any work, and to satisfy her ego…. This is the new racket by appraisers like Rhonda Dearth, instead of knocking down your home value by $5,000 or $10,000, they knock it down by 100%, simply by canceling the appraisal, terminating the mortgage, and terminating the purchase contract. That way, not only do they knock you down by 100%, but they also hope to avoid liability, because they did so in a passive aggressive way, but the results are much worse… Rhonda Dearth turned herself from an appraiser into an organized crime syndicate. All for an ego, and for a $150 trip charge… In addition, the lender Cross country mortgage, Mr Glen Nimmo contacted our buyer after he canceled the loan, with an effort to sell her another home, and promised her if she buy the other home he will close in two weeks, which led us to believe that these trio (Glen, Rhonda, and Amanda) are working in cahoots as organized crime, to cancel loan for vulnerable buyers (certain buyers that they can prey on) to cancel their loan before final approval, and instead sell them another home where they can increase their profits ten fold… There were a bad signs that show something is terribly wrong, such as, all mortgage lenders issue a written conditional approval letter, but Glenn Nimo refused to do so, instead he insist on doing so only verbally, which means he sent email saying it was conditionally approved, but the conditions will be discussed only verbally… Second bad sign, Glen Nimo told us and the buyer that he is not using any other appraisal management company except for Amanda from Blue Bird Valuation, as if there is some quid pro quo between them, which is something that he cannot get from other appraisal companies, because if the only thing he cares about is valuation, then any management companies can do so… Third bad sign, when I called Amanda couple days before the appraisal to replace Rhonda with another appraiser, because Rhonda was suspended by the state for 6 months, Amanda told me that Rhonda appraised for her one thousand properties and asked me not to replace her.. when you stick with a single appraiser so much, it seems that this is not about valuation but there is something else… Fourth bad sign, during the day of the appraisal Amanda was on fire, so to speak, She was very edgy, and quick to respond to email communications, which seemed a little weird, because she told me she manage 7,500 appraisers, and the profit she get from each appraisal is just about $100, so it did seem weird how much hooked she was to this appraisal, unless there was something else going on, which is a bigger plan to fail this process and switch the buyer to another house, where this trio can make untold profit… One more thing to notice, Rhonda Dearth is white like 96% of appraisers who are white, and we are a colored home in a 71% colored zip code… and it is all over the news how white appraisers, who will never live in our colored community, oppressed home value in colored communities… Please notice that Rhonda Dearth’s apprentice Ms. Erin is also white… 96% of appraisers are white because white appraisers break the law, by discriminating and not taking colored from colored communities into apprenticeship.
