Coldwell Banker West Shell Crestview Hills, KY in our opinion has the worst seller representation imaginaable. CBWS appeared to show no regard for Seller's desires, requests or requirements to sell.

CBWS took two weeks (and lots of reminding) to provide Seller a copy of the CBWS contracts. Once they were provided, the contracts had multiple errors and even the seller's signature was forrged on the home warranty without the seller's knowledge or permission. "It was for the agreed upon policy so forgey is common practice" was the response from the realtor when he was questioned. Those actions alone are justification to remove a realtor's license.

Before signing the Contract To Purchase the seller required the realtor to include a requirement that seller would have 10 days between the "final written financing commitment" and closing to move. Seller was only allowed 7 days to move regardless of how the "Contract to Purchase" read. Apparently the Realtor did not add the information so that it was legally binding. The realtor just changed the date which "fooled" the seller to believing the request was addressed.

That was all bad but the worst part was when the Seller discoverd a $2000 error on the closing statement (in CBWS's favor), the Branch Manager made no effore to correct it. When it was first pointed out to her she just responded that the commissions were correct. With a second request from the seller to review the statement, the Branch Manager simply directed the seller to the buyer's title company for an explanation. When referencing the error, the Title Company explained "some how there werre two closing statements in the system and you must have have gotten the wrong one".

The closing statement "error" didn't appear to be an honest mistake. It felt like a practiced, intentional effort between CBWS and the Title Company to gain money from the seller. If you are selling with any realty company be sure to review the calculations of the closing statement very carefully.
