Buypd, scott yancey seminars, the buying summit, and sister entities, defrauded about 150-200 unsophisticated investors of about $20,000,000 a month. They taught the public attendees how to buy, fix, rent, and sell rentals to make 15-25% roi. After teaching the laborious tasks needed to make money like scott yancey on tv's the las vegas flipper, they then show you how you can buy rentals, just as good, just as profitable, without having to do all of the work, because they The experts) have done everything already. "we practice what we preach." some 42 persons Alledged experts in their field) promised us that this company is great...We will make a lot of money...Do it the easy way...They are so successful at this...The truth is that they bought cheap, ghetto rentals, only painted and carpeted Not scott yancey's technique!), from middle men who bought them from other middle men. Buypd did not acquire the rentals "we buy below wholesale," did not rehab them ("already rehabbed, turn-key, already leased with screened tenants, prime locations picked by our acquisition team, rentals well located by our due diligence team, etc.").

This was all balony. These unfortunate 150 persons used their savings, retirement, credit cards to buy 200 flakey rentals for $20,000,000. This was done month after month, knowing that the previous investors had huge problems and big losses. I lost $500,000+ and am now suing these people. They make $millions at the expense of the poor public. They pay their key employees well to innocence investors. Most of the sales are made with no suitability requirements, hidden agendas, phoney photos,statements, and distortion of facts. All their worksheets are embellished and exaggerated. But their 5 attorneys have iron clad contracts, that their skillful salesmen get you to sign. You are then screwed, in their legal opinion. Because most of their investors are small, nobody really sues them, for lack of money, and legal advice that explains it is an uphill cause given buypd's preconcieved paperwork.

Everything you read on this page is true. They are true scammers up one side and down the other. From their property sales of BuyPD which is now something which the FBI called it illegal flipping, to their self-directed Ira, which is a joke, OptionsIQ and invested IQ, that never lose any money. - RIGHT.... tell him to stop trading and they still do. Scammers to the Max. They do not hesitant to take all of your money, lie to you, sell you properties they don't even own, and all the rest of their wheel house of Horrors. Scammed Too - 2 lots

I bought 2 lots with them back in 2015

I was told Lots were the best investment I could do by that time so we decided to trust the "experts"

Taxes on the lots were of course year after year higher than the lots value appreciation

4 years later I cant sell for more than 1/5 of the value I paid without considering the taxes I have already paid during the last 4 years.

Total Ripp off of about 30K

Scam

I invested over 130,000.00 when attending a buying seminar. The 2 homes were "good homes" rented to "good renters" when we purchased them, I was told. Not rented, not good homes. Buy PD placed a renter in 1 home 15 days after we purchased the property. By the time we closed months later, she had not paid any rent and then trashed the home. The property management company BuyPD put us with was only concerned on milking us for money and not doing repairs.The other home was not rented. That property management company BuyPD put us with, for 6 months sent us apology letters stating that they were behind and had financial problems. 4 months after we closed we were notified that they had a renter for the home, but there was too much water damage to rent it. They milked us for money with the repairs not being done. The houses were suppose to pay the tax on the 8 lots in FL we purchased. The most that the 2 homes could net in 1 year was just over $900.00 if both were rented for 12 months and no repairs were needed and the tax on the FL lot was $2,000.00 or more.The FL lots BuyPD sold to us was at price before the market fell around 2010, so when we purchased them, they were twice the price that we could sell them for today. I did this transaction with BuyPD after attending a Buying Seminar. IT was for the benefit of my autistic grandson. I am so ashamed.

Early 2014, I got a flyer in the mail saying that Scott McGillivray (HDTV) was going to Santa Clara, Ca and was going to teach about Real Estate Wholesaling. This was a free event.

I attended this and was told that if I paid $2000 they would walk me through the steps of wholesaling Real-estate using no money of my own. Wholesaling Real-Estate is a load of BS. On attending (Yancey Events) that talk, everybody was asked to sign up for a package (cost $42,000) which would get me one on one help etc. They do not mention the fact that upon using Credit card for the purchase of this class, the CREDIT of that person takes a huge drop. My credit dropped more than 100 points after I bought this package.

Also they invited me and a guest to a Buying Summit (Las Vegas) at the Luxor Hotel & Casino in the Egyptian Ballroom, June 19-21,2014. The flight, hotel and stay was paid by them.

Shame on all these people ((Dean Graziosi, Bud Lethbridge (VeilCorp Assets and Protective Program), Scott McGillivary (Real Estate Guru, Author and Host of many television shows, Scott Yancey….). I attended this workshop because I used to watch Scott McGillivary shows on HDTV and liked it. I did not think I would get scammed.

BuyPD encouraged us to Transfer our Retirement funds into a Self directed IRA (Accuplan) so that it could be used to buy properties which would bring in rent or interest on a Deed of Trust. They asked me to Transfer funds from my RA (TIAA-CREF) account, which I agreed.

I saw that they were asking much more than Zillow prices on the properties, so I agreed to get a Deed of Trust for $45,100. This would pay me a return of 10%/ month for 3 years until July, 7th 2017

I got interest/ dividends on my money until August 2016. After that I have not received any payments. I have kept calling / send emails and not been able to get back my Principal. In November 2016, they asked me to fore-go the interest payment, so that the owner Linda Hutcheson could refinance the loan and return my Principal to me. They said it would take 4-6 weeks.

It has been 1 year and I still don’t have my money. I have not received a reply to my last email sent on June 22nd 2017.

This is the last message I got from Clients services “We have no other way to assist you in recuperating your funds on this account. The borrower is not paying their interest to you, and they are not completing the refinance. At this point, we can't move forward on this account. “

BuyPD, Insider's Cash, Guardian Law, American Estate & Trust, Boots on the Ground are all corrupt organizations designed to take all of your life time savings to sell you broken down properties that are only worth pennies on the dollar.

I attended a real estate seminar only to discover these ruthless predators rob from unsuspecting hard working individuals. I would be interested in joining forces to stop these corrupt organizations from preying on others.

I was also the victim of this company that sold me a house in 2013 during the buying summit in Las vegas in april 2013, which they

showed in their computers and Corelogic with realquest.com- report showing their house has $40,000 improvement, as

I was suckered into to buying it for $55,000 which months later I find out it was only worths $20,000.

Same story as the person in 2014 buying summit, I have to pay $22,000 and other $6000 to have viel protection incase I got sue from renter or bypassers/and $4000 for the accountant.with each payment of payment $39,99 any questions with the taxation.

Then buypd property manager in the beginning didn't sent me the rent for few months which when I complainted to them, they sent a

some kind of forms that i have to sign which release them of any liability and claims against them and no to get any assistant with any legal lawyers.

Last month the water tank was broken take me $750 to fixed it and I have asked them about the list of what kinds of

improvement they have done on this house which they said they dont have that information.

With all this money that I spent with this seminar and other expenses totally amost 80,000 which I would not get it back

for longer than 10 years owning this house and they also told me i can get the local bank after using the their private lender

with 12% with balloon mortgage for 1 1/2 year to have good payment records and then local banks could get their loan which it was not true must be American with social security numbers inorder to get the loan and I will never to make any money to pay off the 40,000 loan at all.
