I am in receipt of your Home Inspection Report regarding the inspection of xx Ames Ct, Woodbridge VA 22191, which was performed by your representative Marlon Moore on 27 April 2017. I am the buyer of this property, and I'm writing you to let you know that this inspection report is unsatisfactory because it omits certain essential information. I was not present for the inspection but my realtor Antoinette Brooks, was with the inspector. On 11 Nov 2017, I had Orkin come out due to pest of spiders, centipedes, crickets and silverfish throughout the house. When they went into the attic they found infection of mice and large number of droppings and urine in the insulation that was present. They also found that the amount of insulation was very low 3-4 inches. They said that this has been an ongoing problem and there were openings in the house where they mice were entering and they were make nest in the insulation in the attic. They quoted me over $9,000.00 to remove and seal the opening, sanitize the entire attic and replace the insulation up to code of 16-17inches.

I contacted another extermination company Senate to get a second opinion on 13 Nov 2017 and they came out and took pictures and inspected the house and confirmed Orkin findings and quoted me a price of $6,900, and $720.00 for a year pest control agreement. If all of this had been discovered by Mr. Moore on initial inspection I would have asked the Seller to pay for the necessary repairs before I closed on the house. I am very dismayed to find that there was no mention in the report of these findings. When I spoke to the inspector he was very defensive and stated that the other two companies were pointing fingers. I have only been in this house for four and half months and to have this problem occurring, and my being out of such a large expense means it was here when he did the inspection and longer. On the 20th of November 2017 Senate came out and removed all the insulation, found visible openings outside the house and in the attic where the mice had entered. There were many, many dead mice found on their inspection and with the removal of the insulation, there was 3 inches of dusk all over my house and in the air, they were here over 9 hours doing this work and resulted in my losing a day of work to be here. This resulted in my not being able to breath without difficulty for three days until I could have the entire house deep cleaned by a cleaning crew. This also prevented me from having my grandchildren here from Ohio for Thanksgiving because of the risk of having them breath in the dusk.

This has created a health and safety risk, it has also caused financial loss and is restricting my privacy and quiet enjoyment. I have experienced respiratory symptoms and did not know why this was occurring since I moved in to this house, but after having been examined by my primary care physician and informed that the dusk infected with the mice dropping and urine, can cause respiratory coughing and sneezing and "rhinorrhea" because of inhaling the air circulating though out the house and the air is infected with mice urine and droppings. I am concerned about developing an illness called Hantavirus and with the respiratory symptoms I am still currently experiencing. Please see the definition below Hantavirus is one of the greatest health concerns associated with mouse droppings. The virus lives inside mice feces and when disturbed can become airborne. Humans that inhale the disease are most at risk for transmission. During the cleaning process, every effort should be made to prevent stirring up harmful dusts.
