Vacasa substantially misrepresented the features and condition of expensive vacation rental property in Seattle, 1126 33rd Ave. S. Then they refused to provide a remedy, and kept 100% of our money. After paying in full in advance, we arrived to find an uncleaned and filthy house which also had numerous significant defects such as no working overhead lights in dining room and 3 of 4 bedrooms, inoperative disposal and clogged kitchen sink, and on and on. Despite prompt reporting of all issues -- in writing and with supporting photos -- Vacasa did essentially nothing, refunded nothing, refused to return phone calls, and stopped responding (even automated) to texts and emails. This company should be avoided at all costs.

I referred one of my clients who wanted to sell but wanted to lease for a few months first for some cash flow. I was told I would get a $1500 referral from Vacas for referring my listing. NO ONE from bottom to TOP will return my calls. I did not get a referral and now my client wants to rent for another six months. So, no referral fee, no vendor support, and now no listing. I'm ok that the client wants to rent. But,, really VACASA? This is how you treat your vendors who could give you more business. STAY AWAY DO NOT RECOMMEND! Your are better off with a local property management company.

We rented a house through Vacasa at 146 Mossy Creek Lane on Sugar Mountain, NC. It was not clean on our arrival at 4 PM on December 26. Vacasa customer Service was notified of the problem within an hour of us checking in. We also received notification that the hot tub was not working and no ETA when it might be fixed. We are skiing and rented the house for the hot tub amenity. The game room was not in working order but not listed as so. We flew in from all around the country and were unable to find another lodging, forcing us to stay in unsanitary living conditions. As we checked out the property was still not cleaned by a cleaning service.

Cabin carpet and furniture was filthy. Broken chair in front room. Door won't close on dishwasher. Duvet cover on king bed not washed eww! Outside deck table has coffe spill marks from previous occupant. Very unsanitary place. Especially during this COVID pandemic. Key did not work for garbage. Only stayed long enough to do the event we had manned for our 40th wedding anniversary then went home. Called them to complain before we left. They said someone would call but no one did. Now I can't get them to take my call. I just get cut off.

My whole stay was a total disaster. Starting with getting hung up by phone 2x's. On Sunday, August 22nd, I called customer service at Vacasa to see if we could check in a little earlier. Responses from 2 different customer services associates was a hard NO. We had to stay at the airport an extra 4 hours and just sit. When we arrived at Ocean Reef, a house cleaner told us as long as we had the code to get in, we could have gotten in as early as that morning. Seriously Vacasa?

I was told on August 19th, when I called, that I had no chance of an ocean view room. The maid told us there were 3 units available. Seriously Vacasa?

Also, the customer service representative when asked if I could have the ground level, iterated, "Miss Curtis I am showing you have no stairs to climb and should be good to go there." I am 70 with a knee replacement. Good thing my friends helped and tolerated my health issue. Good for you folks I didn't fall.

When does 1 bed accommodate 4 people? Another issue. The drains were stopped up, the weather stripping was flapping in the wind, lights under sink and stove did not work. Topping this off with no TV service for 2 days.

Finally, this property allowed a transient to sleep in the laundry room and shower with the condos outside shower. The individual approached me and my guests asking for beer. drugs and food. It was the "big" talk around the pool that resulted in a fight between the transient and one of the guests.. My friend had an anxiety attack at this point and we stayed inside the rest of the evening.

I setup a vacation on Airbnb with this Vacasa company and 2 hours before we were supposed to checkin they cancelled our whole vacation. When I called they have zero emotion and just cancelled our whole vacation. Stay away from this company. They even confirmed the prior day and then last minute after we drove down to them they cancelled us. We had no where to go and were in a totally different place. Never go with this company.

DO NOT LIST YOUR VACATION HOME WITH VACASA. I did and it was a NIGHTMARE. Their entire scheme is to rent your home out at below the market rate to keep it mostly occupied and then add fees to you and the tenants outside the "Rent", which is all they share with you, so they are making the profit while you have to pay all of the expenses. Their corporate culture is rancid; exploitive of the home owners, totally geared toward Monetizing your property to the max and leaving you with the bills.

Every month, and I only lasted two, I had to argue with them to get fees to me reversed which were either outside those stated in their contract or for services I never authorized. Additionally, the sales people told me several things that were not accurate to get me to list with them and then, when it happened differently, the Corporate office would not make right on those representations.

MONETIZING THIEIR FEES:

Another of their tricks is to list your space on multiple sites but list it for significantly less on the Vacasa website where they get a substantial “booking” fee in addition to the 30% or so of “Rent” you have negotiated with them. On a two day stay they would let the tenants stay an extra eight hours or essentially a third day, charge them for that time, and not call it "Rent" so they would not have to share a portion of that fee with you even though you paid the extra utilities and had the wear and tear. Fees for having a hot tub, bringing a dog, early or late arrival would likely go entirely to them. You have to pay for them to open, shutdown close and clean the cabin but then they add a fee on to bring out the chairs and BBQ in the summer, or clear the few feet of walkway between the snow plow service you pay for and the front door.

GO WITH LOCAL MAMAGEMENT: The local Vacasa people were very nice but on important decisions had to refer you to a management hierarchy with a CORPORATE MENTALITY that was daunting. In the 15 years I have owned this property I have had a couple of local Managers who, although they were not always totally efficient, they treated me in a fair and honest manner, the guests like a valuable asset and understood that my vacation home also my second home and was more than an asset for them to run down in order to Monetize it to the Max. And if you want to end the contract you can do that at any time but any bookings they already have, and they book up to a year in advance, they make you pay the entire amount of the “Rent” to them, if you decide to drop those bookings, even though normally they only get about a third of the rent.

CONTRACTS:

They are 100% inflexible with their online contract and would not change a single word, since it was carefully crafted to give them every advantage and every opportunity to get more money on their side of the ledger.

LAWSUITS: Since they have had class action suits over their questionable practices (Google: 8/30/2017 11:08:45 AM 17CV37165 or simply try Vacasa law suits) they put language in the current contract that forces binding arbitration, thereby avoiding or reducing the ability to do a class action suit over their business practices.

Rent an cabin on 31 Dec received email/call that my reseravation was cancel bc owner didn’t honor my contract. Was sent a link to get another cabin which was not the equivalent of what I had. Requested refund and then called back bc I was told property was no longer theirs but I was able to rent same cabin with different dates.

Then another rep told me I still had reservations under my contract they should not be able to do this. And no has yet to explain my it was not honored. Requested refund don’t rent anything from this company

I rented oasis at the keys (Florida home in Marathon Keys) home in Aug 2017 via HomeAway whom books for them. My vacation was for March 2017 to April 4th. I paid over 3800.00. It was booked. So I booked my flights with my 2 kids and husband, and dog ($$$) right after confirmation of rental. On Jan. 30th (Way late notice) they emailed me saying the home is not available... Without reason. I also know for a fact there was no damage after the hurricane back in September Irma. I specifically looked up government live satellite images. I still have the proof. As well as got word from people in area via web, and I even did a cold call after to make sure my rental was secure. NOT ONCE WAS I TOLD ANY Thing was going to cancel. They offered other places not even close to what I booked nor were the options even close to what I hand picked and pre paid for...MARATHON KEY. This is a classic switch BAIT after the fact scheme. Not to mention they used ALL MY PRE PAID FUNDS TO PAD THEIR BUSINESS POCKETS FOR OVER 5 MONTHS...Likely making interest ON MY FUNDS. I'm am certain they have done this to other renters as well. When I booked with HomeAway I had no idea that vacasa was the company really in charge of the rent. It turns out they have really bad reviews for the same exact issues. I asked for a refund and filed a complaint with HomeAway too. As I paid a booking fee of 196 to them too. My entire vacation is ruined. Was my birthday get away w family.. And I have 600.00 in useless tickets. No place is available in the area I chose. Not to mention they are using funds illegally. Defrauding renters of interest..and switch and baiting at last minute. Pain and suffering too.

RE: Vacasa is refusing to offer refunds for vacation rentals in Brianhead (cannot access due to forest fire) Myself, my fiance, and her daughter were excited to book a vacation rental to spend the Fourth of July 2017 weekend in Brianhead Utah. The property is called "The Lone Star" and is booked through a company called Vacasa. Our rental we booked is located at 312 S Highway 143 in Brianhead. It is tragic what is happening with the fire and the destruction that is resulting from it. Our hearts go out to those affected by it as we have family and friends who own condos near the Brianhead ski resort.

The area remains evacuated and cannot be accessed. As a result, I contacted Vacasa to request a refund. I can assure you we would much rather enjoy a great fourth of july at Brianhead but unfortunately it is closed due to an ongoing fire in the area. Vacasa is refusing to refund the $551.34 we paid to stay from Sunday through Wednesday next week. They are stating that we would have had to request a refund at least 30 days prior to our reservation date. They offered to move our vacation to "any date up to September"... which is not a fair offer and simply not a scheduling option for us.

We can't reschedule the holiday of fourth of july and we have already scheduled vacation time with our employers for the week of the fourth of July. What I find comical is that the Vacasa website advertises "customer service you can trust." Well I can tell you that we no longer trust Vacasa or any vacation rental company for that matter. I think it is a shame that Vacasa is choosing to do business this way and can assure you we would never rent a vacation home from this company again. I hope that someone at Vacasa reaches out to us so we can simply get a refund, but my gut tells me that isn't going to happen.

She asked what it was regarding. I explained. We checked in and noticed a very strong perfume type smell which later we would realize was there to cover up the mold smell. I noticed the first night that the waterfront deck light was inoperative rendering the outdoor waterfront deck useless at night and dangerous to transvers. I reported this to the property manager who never responded. Three out of the four of us developed respiratory troubles during our stay. The day we left the property manager contacted us to tell us he would be charging our credit card for cracked tiles in the kitchen. I noticed the cracked tiles the day we checked in. Cracked tiles occur when they are not installed properly. Damage to tile can be seen as chips or breaks but a linear crack is from bad installation. They are probably running t his cracked tile damage scam on everyone who stays there. Beware of the Duck Key / Hawk's Key VACASA cracked tile rental scam.

This company rented me a disgusting, unlivable house for 600.00 per night. For starters, I am almost certain the house is contaminated with asbestos and toxic mole spores. In addition, the lock on the kid's bedroom did not work which left me concerened for my family's safety. I am taking them to court for false adverstising as the home provided for me and my family was in no way accurately represented in the pictures posted on their website. In writing, the company claimed they were not aware of the countless intolerable issues prior to renting the house to me. Once I brought it to their attention, they refused to give me my money back. They even wrote me a letter confirming my complaints were accurate and valid and that they rented me property whose condition was not in top condition.They also apologized for the huge inconvenience my family and I endured in a strange town and in the middle of a snow storm and still no refund.

I am taking them to small claims court.

Through Vacasa, we rented a 3-bedroom lakeview home in Tahoe for Christmas 2015 (http://www.tripadvisor.com/VacationRentalReview-g33156-d7165162-Three_bedroom_lakeview_home_w_loft_deck_gas_grill-Tahoe_Vista_Lake_Tahoe_California_Cal.html).

The experience turned out to be a total nightmare. This rental basically ruined all our plans to relax for 4 days: due to Vacasa's lack of due dilligence & professionalism, we had to get back to San Francisco and give up on our vacation plans:

We received an e-mail the morning of our arrival saying early check-in was not possible as the house was to be cleaned that day. Cleaning team onsite? Obviously, not: when we arrived at the property, the quantity of snow clearly indicated that no one entered the house recently.

We had to shovel the driveway manually, as there was absolutely no parking spot. We also had to do the same to be able to enter the house and unload the car.

Entering the house, we soon realized that it had not been cleaned after the last occupants left: bed linens and bathroom towels had not been changed, kitchen sink and oven were dirty, not to mention that the toilet had not been flushed in one of the bathrooms!!!

But that was the least of the issues. The main one being that the heating system proved to be totally inefficient! 2 hours after we turned it on, we couldn’t reach a temperature higher than 51. Not really our definition of comfort. Especially with 2 kids and a Senior person.

We then tried to make some fire in the fireplace. Soon, the dining room got full of smoke and we had to give up. We tried to open the patio doors to force air circulation, but it was not possible, as they were all s****.>

During all of this, of course, Vacasa failed to send someone on site to help us, and even failed to call us back (he had to call, and wait on-hold for 4-5 times).

This led to us to notify Vacasa that we wouldn't stay in that house and were willing to cancel the rental. They accepted to refund 100% of the amount for the rental but this caused us to cancel our initial plans to stay for 4 nights in Tahoe, after we shopped for all the groceries, and firewood.

Vacasa refused both to recognize the prejudice and to offer any compensation.

At the end, Vacasa:

lied to us (pretending a cleaning team had been sent the day of our arrival);

dared rent this house, without performing the minimal check required, which would have led you to the obvious conclusion that this house could not accommodate any guest at Winter time;

did not act on former customers issuing the same type of comments about the home's cleanliness, one month before we rent it (https://www.vrbo.com/traveler/profiles/87987fa9-b7f1-4771-a998-b936efb608ad);

refused to acknowledge and compensate the prejudice.

I guess the conclusions are pretty obvious: never rent this place and never do business with Vacasa.
