The Residences at La Vista is a time share/fractional in Pedregal near Cabo San Lucas. The appearance of the place is nice (big pool, gated community, large rooms and full kitchen/dining area), but the management is completely dishonest. They sell you a 10 year contract, and then they don't keep the rooms up (things are broken and don't get fixed, the jacuzzi is cold, there's no hot water in the shower or it takes forever to heat); then, when you make a reservation, they doublebook you and give it to someone else who signs up last minute. I actually had confirmed reservations for Thanksgiving this year and had already purchased flights, and they cancelled it on me with no notice. Worse, I got an email to pre-pay all of my maintenance fees a year in advance with an ultimatum to pay in 7 days, and when I responded, they told me it didn't matter because they had already given my room away to others. At one point (I'm only 2 years into a 10 year contract) they sold us an upgrade that included other locations, and it was a total scam: there was just a travel database with representatives who kept calling my and husband's cell phone and trying to sell us stuff; we asked to be removed from the do-not-call list, and they wouldn't do it. They "made it up to us" by offering us more weeks, and then when we tried to use them, they overbooked and gave them to new clients!

Buyers beware ... this place is completely unscrupulous! They also go through staff frequently, firing their sales people often and not honoring the promises they make.

We got a few trips out of it, but we are not going to use the remaining 8 years. In fact, they were dropped by Third Home for bad service.

I attended a presentation at The Residence at La Vista, and initially signed up, but then canceled my purchase, but they would not refund my deposit of $2800, and I was told rather I would recieve a membership in a website which you could use higher end hotels for less money called Beyond Experience.

I was pissed that they wouldn't refund my money, and now wish I would have been more persistent in getting the police involved. I feel I was ripped off. It's been more than 4 months since that time and I have not recieved any log in details for this sight. DO NOT GO THERE< DO NOT PURCHASE _ VERY RUDE< AND THREATENING>. If there's any way to sue these people I would do it.
