Southland log home sales persons are dishonest scam artists. They provide misleading information on building your dream home, That statement is false. Be very aware of their contract which makes southland not reliable for anything even breach of their own contract. We have had nothing but trouble from the start. Southland did not have any trouble taking the 10K deposit they require before moving a figure on a home. This dream home project was more of a nightmare. After 7 months from signing contract we do not have a approved home plan. Our delivery date has come and no word from Southland. We are still out or deposit and Southland fails to respond after knowing this project was over 100k over what the sales person outlined as the turn-key cost. I am very dissatisfied with my experience with Southland and would not recommend anyone getting involved with them. BE AWARE! Rob, Maiden, NC

I met with the Southland sales person last year. At that meeting I was pressured to put 10% down on my log home. I was told they would have a price hike in less than 30 days, and if I signed on the dotted line, I got a "free" 2 car garage. I met with this person for over 2 hours, during this meeting we discussed all aspects of a log home, interior and exterior. I left thinking that this company would deliver the materials and dry in the home as the sales person kept using the phrase "everything to keep the rain out". That day I did not get a signed copy of the contract(from Southland Rep, as required in the contract to make it valid) or a list of included materials.

About 13 days later, when I was meeting with a contractor discussing the remaining construction, interior issues, like doors, kitchen, bathrooms, etc. I was asked what did I buy? I could not answer that question. I then contacted the manager assigned to me by Southland and asked him that question. He pointed out, that my "contract" did not include a list of materials, what I bought, which was unusual he sent me that via email that day showing I get nothing for the interior, even though I had discussed all of this with the sales rep. It became very clear that Southland would not do the bulid out or supply ANYTHING for the interior, as I understood they would do !!! I then began calling dry in companies and was quoted $25.00 a sq foot. This just added $70,000 to the building price.

I was about to pay over $350,000, not including land, for a 1500 sq foot log home. I could not afford this, I sent an email exactly one month after signing the "contract" cancelling it based on their misrepresentation and requesting a refund of my almost $12,000. On that date, they fed exed me a signed, not dated, copy of the contract. Now, when I signed this "contract" it states that the sales person cannot bind the company and it is not "binding on seller until signed by a southland rep." It also states that it is a South Carolina contract, even though I signed it in Florida, and they have a Florida registered agent and are doing business in Florida. Nice......

They even have a fancy arbitration clause in the "contract" but you can get around that, look up SC title 15-Civil Remedies and procedures chapter 48 of the uniform arbitration act section 15-48-10, basically if you can revoke the contract you dont have to arbitrate. So I am filing complaints with every agency in the State of Florida.

When you are over 65 and living on a very limited income $12,000 is a huge loss, too much to ignore for sure. Stay away from this company. They will lie to your face and take your money. Run.....

Problem: The company told us that our home would cost approximately $262k including site work. They used an estimated multiplying factor of 2.6%. They told us not to contact builders on their recommendation list until we had plans in hand. Which required us to put $5k down. All the builders we contacted couldn’t even come close to their estimates. The cheapest we could find was $350k not including site work. The multiplier that they should have used was 3.5%. Which is a major difference and totally out of our budget! They lied and deceived us into giving them the deposit only to find out it was all untrue. They said the log home was cheaper and more efficient that standard homes, which is not true at all. The builders we contacted didn’t like dealing with them either. We sold our home, bought a piece of land and are now renting an apartment solely based on what they told us. We asked for our money back but they refused.

I signed a contract with a non-refundable deposit based on what we were told by the sales man, Chris Mccormick. He said if we contracted with the best wood and a bigger log the R value of his Southland Log Home would be far superior to a stick framed home. The R value on a stick framed home is R-23 and we were told ours would be between R-45 and R-50 because we chose a southern white pine and alog size of 8x12. We were also told that the builders they recomend would charge around $25.00 per square foot to build the shell. After we signed the contract and initaled on each page that our deposit is none refundable, we received the blue prints from Southlands architects and the R value was captioned as R-11.3 less than half of that of a stick framed home and the builder they recommended came in at a charge of $56.00 per sqare foot, more than double of what I was told. When I cancelled the contract I was told you signed a contract you can not cancel and they will not refund my deposit. I would love to be the plaintiff in a class action law suit against these people. They are a very disappointing and dishonest company.

No support

If you are not a builder stay away from this company. They sell and state a network of licensed reputable builders, however in my case that could not be any further from the truth. Hired a GC from ther 2-10 list, paid a $25,000.00 deposit and the work was never started. Right now all the material is sitting in the elements at the job site for over three weeks and I am going to start getting fined by the town for a dormant job site. All the material will most likely be brought to a land fill, $125,000.00 loss....What a shame!

Run from this company there are other log home manufactures that do provide quality builders and will get you a decent home at a fair price, not Southland.

Dishonest

Southland sells you a full service program where you purchase a log home kit and they will provide a reputable builder, could not be any more untrue. Bought a log home kit, did all of the site work, kit was delivered paid a deposit for construction, GC took the payment and then disappeared. This GC was recommended by Southland and is on their 2-10 list. I am out $25,000.00 have over $100,000.00 in material left out in the open for several weeks and now have the tasks of finding a new contractor. The town will start to fine me due to a dorment job site so if I cant start the project soon all the material will be brought to a land fill!. What a shame.

Any one that is considering a log home should stay away from Southland, very dishonest sales practices and will not provide what they promise. On their web site they boast a network of licensed qualified builders- couldn't be any more untrue. Stay away...
