I wanted the Valdosta, GA community to be aware of the business practices of:

Clay Browning Managing Broker/Owner with Real Living Reality and his team in located at 1817 Green Circle, Valdosta, GA 31602 [email protected]

I want to make sure that what has happened to my family does not happen to any current and/or future Valdosta, GA citizens, active duty personnel or any potential Real Living Realty clients.

On April of 2014, my wife and I entered into leasing/management agreement with Clay Browning and his team. On day one, Andy Deal a Real Living Realty agent looked my wife in the eye shook her hand and promised her that he and his team would screen and pick the right tenants for us and take care of our property. Does that mean anything anymore?

The following took place in the 2 years and 10 months Clay Browning and Real Living Realty managed the property: (Smoking in the house) (Multiple car fires with damage to the concrete) (Pets in the house and pit bulls chained a trees in the yard - not approved and no pet deposit collected) (Goats and chickens living in the back yard – City Violations) (Bushes grown into the HVAC) (tenant selling drugs to the Valdosta, GA community) (Above Ground Pool that destroyed the grass - not approved) (Filter to the HVAC had never been changed) (Parking on Grass) (Damage to the windows) (Damage to the vinyl fence) (Damage to the Carpet) (Damage to the Sheetrock) (50% of the grass in the backyard destroyed)

Clay Browning, Andy Deal and Real Living Realty did not report any of this activity to us because they never checked on the house. We found this out on our own shortly before the tenants moved out.

The tenants moved out in Oct 2016. On Oct 31, 2016 we notified Clay Browning’s team that we do not want to re-rent the property. Through a chain of (documented) emails and phone calls, Clay Browning’s team explicitly told us that the damage to the property was “above normal wear and tear.” Clay Browning’s team also told us that they would be hiring “contractors” to replace the carpet and paint the entire house because that was “the least they could do.” They also said they would be “charging these expenses to the tenant.”

Over the course of several weeks, we made several phone calls and sent several (documented) emails to Clay Browning’s team requesting the status of the carpet replacement and painting. They told us that given the damage it takes time; however, they were working to have our house back to “as close to the way it looked” when we gave them the keys in April 2014. It was our understanding that Clay Browning and Ron Borders would be true to their word. We had no reason not to believe them. That is why we allowed the Real Living Realty team 10 weeks to accomplish what was promised.

After many phone calls and much coaxing, On Jan. 2017, Clay Browning and his team finally gave our property back to us. None of what they had promised all those weeks had been completed. Of course, you can imagine we are in shock. Only one room and hall had been shabbily painted. And the carpet had only been partially cleaned - not replaced. That was it. In fact, the house smelled really bad.

Because of Real Living Realty’s gross mismanagement, significant damage to the home and the delay waiting on Clay Browning and his team to finish what they promised, my family and I were not able to rent or sell the property. Therefore, to date we have lost two months or more of rent as well as approximately $10,000 in damages. I spoke with Ron Borders and he told me there is nothing he could do for me. I spoke with Clay Browning and he said he would try to make it right. To date, no one has offered to do anything.

Per the contract, Clay Browning’s team was responsible for performing a move-in/move out inspection with the tenant approved by Owner. That was never executed by the Real Living Realty team. In fact, Clay Browning cannot account for the $1,400 deposit that was not returned to the tenant. He provided me two invoices. One was to clean the carpet for $110 and one was $750 dollars to paint one room and the hall. A grand total of $860. In fact, the carpet invoice was dated a few days before they gave us the key back. What were they doing for 9 weeks? And why were we being lied too? Where is the $540 that was left over?

Please keep in mind, that all of these decisions were made without our prior approval or knowledge. We were left completely in the dark.

Because of the inflated price of the paint I asked Clay if he obtained quotes. He stated” he did not obtain any quotes.” He stated he does; however, use a “contractor” that does not work for “Real Living Realty” because he does not want “people to think he is lining his pockets.” On Jan 13, 2017 at approximately 7:30PM, I called the “contractor” Clay Browning used to paint my home. I asked him point blank. “Do you only do work for Clay Browning and Real Living Realty” and he stated ”Yes, he only does work for Real Living Realty.” I am sure this can be corroborated. This leads me to believe Clay Browning allegedly submitted an inflated invoice either acting alone or in collusion with his contracting personnel.

I know that Clay Browning and Real Living Reality swore to be guided by the Realtor’s Code of Ethics. That is why I believed they were going to do what they promised they were going to do.

My family and I have been taken advantage of by Clay Browning and Real Living Reality through:

Negligent Property Management

Misrepresentation

Obfuscation

Incompetence

We believe there are several ethics violations.

It is never too late to clear your conscience and do what is right. And we are hoping someone at Real Living Realty will take it upon themselves to do the right thing.
