I applied for a refinance from "Rocket Mortgage (Quicken Loans). I was almost done with the loan when a person from "Rocket Mortgage" (Marilyn Lane) contacted me to tell me that "Rocket Mortgage can no longer complete my refinance due to I needed a higher Credit Score, This was after everything, and I mean everything was completed on my loan. Why she didn't find my Credit Score was high enough DURING the refinance process is anyone's guess. I believe 100% that she has truly no idea what she is doing? Will "Rocket Mortgage get rid of her, I HIGHLY doubt it.

Because of what Marilyn Lane did to me, my personal loan officer from "Rocket Mortgage" quit his job with "Rocket Mortgage."

I contacted this group for a mortgage. They requested a credit card number to pay for fees associated with the mortgage process. However they immediately billed my card $500 for "professional fees". I ordered them to stop the mortgage process and return my money.

The did not stop the process; they then ordered an appraisal of the property and pretended to apply the $500 for the appraisal. THESE PEOPLE ARE THIEVES, DO NOT DO BUSINESS WITH THEM.

Quicken Loans I was connected to Alex Yoas on the chat on the Quicken Loans site. I had previously checked into loans and still had 3 days left to pull my credit as I compared offers from different Loan companies. So I decided to finish an application I started with Quicken Loans. I had already gotten an answer from another company and was considering going another route for a 203k renovation loan.

I wasn't sure about the specifics and was really only in need of answers and did not want another hard pull. Between each question he kept insisting on getting my social security number from the link he posted. Eventually I sent it only to be told that I didn't qualify and I would need to save more money than the $20k that I already saved to even get qualified for a $350k loan with Quicken Loans. He also suggested that I looked for lower priced homes. Funny, I had already qualified with another company two days prior for more than I requested from Quicken Loans.

Alex Yoas was condescending to say the least. Obviously their reputation is not so reputable for all of their workers. I told him at the end that I was already approved for $400k. The conversation started well, but quickly took a turn and it obviously had nothing to do with whether I could be approved or not.

I could have gotten the answers I needed without running my credit report, but the agent insisted. I hope you screen these incidents in the future because it can be the difference of an unecessary check than can prevent someone from becoming a home owner when their scores drop.

My customer began working with Quicken Loans in late February. She was looking for an inexpensive condo in Naples Florida. She has some unusual health problems so finding the right condo was difficult. She began with Sonia Oprea who told her she would qualify for an fha loan if the property she was buying was a townhome, which it definitely was. So the process started. On march 18 I was told by Sonia "quick question, market keeps moving up and I want to lock Marie's rate in to prevent it from going up, we do a free 45 day rate lock, before we lock I want to check with you and see what the expected timeframe is for the sellers to complete the repairs and if 45 days is realistic?"

So she locked the rate. Quicken then set her up with an appraiser which cost her $500. (she never got that back). Some challenges were faced and overcome due to Coronavirus, so on May 4 my customer gets this; --------- Forwarded message ---------

So everything seems to be headed in the right direction. She was given verbal assurances all along the way that the loan would close. She had to move out of her apartment by mid June. On May 6th in response to her attorney's inquiry she received this response; Hi Amber, I’m covering for Stephen today and I took a look at this loan. Currently we are shooting for a 5/11 closing date. We do not disclose the client nor vendor conditions. I can tell you that things are taking longer than normal due to COVID and guidelines changes happening daily. No one like seeing delays anymore than we do, however our goal is to close the loan ASAP.

I have an existing mortgage loan with Quicken loans and wanted to refinance just to get a lower interest rate and to lower my monthly payment. I don't want to take any extra money out. I am never late on my payments, my income is good, my credit is excellent, and I fully qualified. We had an appointment to sign closing documents on Friday, May 22, 2020 at 11:00 am and they never showed up.

When I called they made an appointment for 3:00 pm and again they never showed up. Today, May 27, 2020 we had another appointment set up for 10:00 am and again they never showed up. They don't even call to let us know that they are not coming. They just don't show up. We keep taking days off of work and they keep making us reschedule. Then they don't show up again.

I have had five loans with Quicken loans and have sent them many referals. This last loan is the worst rip off I have ever got from a mortgage company. The hidden cost and lies they tell you are so unrepeatable I will never use them again nor recommend them. They went from a very good company to the absolute the worst.

We were going to re-fi a VA loan when we found out that they were charging outragious rates and fees so we called and emailed to cancel. So we thought all was fine until they charged our credit card $500.00 and said they had to appraise the house. Well they were suppose to come in and inspect the outside as well. So they said they did a driveby but They only used a RE Listing pic before we purchased the home 2 years ago.

So After we spoke to the Capital One and they sent us the dispute paperwork we had against Quicken Loans for Stealing our money the pics were from the 2 year ol listing so they lied there. Ok we had to speak to Quicken Loans Finance Dept or Complaint Dept so they got back to us a week later, ok but that same day they said they would contact us on tuesday 8/27/2019 they had a person come and take pics of our house.

I filled out a simple loan application online, and chatted with the loan officer. DO NOT ACCESS THIS COMOANY ONLINE OR CHAT, THEY WILL ILLEGALY ACCESS YOUR CAMERA AND WATCH YOU. I CAUGHT THEM RED HANDED.

THE GUY ASKED IF HE WAS CHATTING WITH ME OR MY HUSBAND. I handle my husbands business and it’s not their business ...so I said you’re chatting with (his name). Then he said, no, I’m chatting with (my name). I knew he had illegally accessed my camera.

When I checked, there is hidden software that allows operators and online businesses to access your cameras - I was using my iPad. The fourth amendment guarantees a reasonable expectation of privacy. This guy was accessing my camera and watching me.

I don't know where to start as a day before my loan with Quicken was set to close, I had the rug ripped out from underneath me, being told that after over a month, underwriting wouldn't approve the loan. The home my family and I fell in love with. The gut wrenching feeling of having it slip through your fingers and struggling against the clock that's almost out to find another lender is beyond description and wasn't necessary. I was attracted to the Rocket mortgage gimmick advertised to give the impression of a quick process and I was pre approved in roughly 15 minutes BUT what the average/novice home buyer doesn't realize is that this is worth nothing. A reputable lender doesn't wait until the last minute to pass the loan by underwriting, rather they work towards that goal of what they need to pass underwriting from the beginning so when they give a pre approval, the odds are you have the loan locked. I was getting phone calls from different states; different departments of Quicken, that were not in the state I was attempting to purchase a home, which is important because they didn't know the real estate laws in the state I'm in and were giving me inflated closing costs quotes that were all wrong. They are so compartmentalized that they weren't communicating effectively, requesting the same docments that were provided, multiple times. They steer you towards using MyQL.com, your loan portal, instead of calling them, which just further depersonalizes the process and opens the door to making all kinds of odd "to do" requests; hoops for the borrower to jump through, such as asking why my tax bills went from my previous address to now my current address. This company treats people like they're on a production line and if the same cookie cutter method doesn't work and there's any deviation they drop you even if you've been "pre approved" then "conditionally approved," because they are so disjointed and flip the process around to hand out quick pre approvals that are MEANINGLESS. Do your due diligence and research reviews on local lenders who will know the laws and deal with you more like a person than commodity going down the production line. I am working with a local lender now and the experience is totally different. I only wish I had done it earlier as this mistake could cost me more than racked nerves, broken hearts of my family and more money to redo everything like appraisals, increased cost of the home to cover the lag time for the builder etc etc...this could cost me the most perfect home that I've seen

I want to thank all who wrote about quicken loans because i received their infro in the mail and was considering on re financing with them but realized through all the complainte this is a total ripoff and quicken loans need to be stopped.This is truly a scam out to take whatever money they can from you and first off intend mot to service your loan as they described to you. I would suggest before you send quicken loan any funds get them to send you something in writing stating the details of what the funds you're sending them is for and if you don't get the loan promised Which should also be in the letter from quicken loans) with a guarntee of your money returned if this is rejected then this is fair game. If quicken loans refuse to agree then you need to move on. Before doing business with anyone i've found can help by giving you If any) negative views of the company which is exactly why i wouldn't do business with quicken loans too many negative complaints. I can out a winner.

I don't usually write reviews, but i wanted to warn everyone about Quicken Loans. I put in some information online for mortgage rates and was contacted immediately by Quicken Loans. They were persistent and slick talking. They said I only qualified for an FHA loan, with no explanation. After some reluctance, I gave them my credit card number to order an appraisal (We really needed this refinance to pay off some debts and lower our payments). A day or so later, I received some loan documents via e-mail and realized both the interest rate and fees were much higher than previously stated. Then I started reading reviews about them, and found out this is an on-going theme with Quicken. I immediately called them and asked them to cancel the appraisal, and to give me a refund. At first, they told me that the amount i had paid was a non refundable deposit and they could not give my money back. I told them that was not acceptable. My husband and I are retired and on a fixed income, so we really needed that money back. Around that time, I was contacted by another lender, who also explained to me that he has had a lot of customers that had similar experiences with Quicken, and told me what I needed to do to get my money back (talk to a manager and threaten to file complaints as a last resort). After 3-4 weeks, I finally got my appraisal money back. Luckily for me, my new lender paid for my appraisal themselves and their loan was ready to close without having to wait for Quicken's refund. The new lender explained everything to me, answered any questions I had, and was very patient and knowledgeable. I ended up with loan at a great interest rate, paying off all of the debts I needed, very low closing costs, and a low monthly payment.

My advice: Stay away from Quicken Loans, there are much better lenders out there.

SELF EMPLOYED INDIVIDUALS, DO NOT WASTE YOUR VALUABLE TIME WITH THESE INEXPERIENCED-YOUNG-UNDERWRITERS WHO DO NOT CARE TO UNDERSTAND SELF EMPLOYMENT (EVEN WITH A 25 YEAR HISTORY OF STRONG INCOME)

Below is text from an email I sent the company after nearly a month of exhaustive compliance with everything they asked for when they suddenly and inexplicably "could not fund" a loan I overqualified for that was pre-approved, based on a credit score of 777 and consistently high income. Of course, a different lender approved and funded in 10 days from initial contact.

EMAIL TEXT:

Thanks for your honesty, Jessica. I also heard your voicemail. (Admitting "they made a mistake" when approving a self-employed individual who is relocating, and that they never do that -- after wasting nearly 4 weeks of my time without remuneration -- I've invoiced them for my time.)

Your firm does not seem to understand self employment — this was a highly frustrating experience and I’ve made a number of highly influential people in real estate know about this shortcoming, including the President of the Colorado Board of Realtors who was dismayed to say the least. She and others will steer people away.

The apparent lack of knowledge of even your own protocols put my contract to purchase a house we very much desired in jeopardy and wasted an enormous amount of our time — often answering the same redundant questions multiple times to multiple people. What a nightmare. It causes me to value relationship banking all the more. This idea of “rocket” loans is a complete misnomer and wish someone like me had made us aware beforehand.

Thankfully I was able to find a competent lender who approved us instantly as our credit and income history deserved. In the future I strong suggest that you NEVER issue a pre-approval letter on a loan that you will then look for a reason not to fund or remembering some lost protocol — this is not acting in good faith and quite frankly is actionable. Had I lost the house in the very competitive real estate environment of Durango I would have surely taken action against Quicken for damages as the market has gone up even since we’ve signed our purchase agreement.

The only pleasant thing about my experience with Quicken was Trevor Hill — a very nice young man who works extremely hard, day and night, on viable loans that you can’t see your way clear to fund after you’ve wasted a clients time and money. He deserves better and so do you.

I appreciate the refund due me, but know that I am also contemplating billing Quicken Loans at my billable rate for the time I invested in helping your firm re-discover its own protocols.

Quicken Loans does most of it lying over the phone, then loses its supposedly recorded calls. You will not have a leg to stand on and can't get any help through the government or your credit card company. There is no reason to give Quicken Loans $500 to apply for home financing. Everyone else will take your application for free, and give you honest answers. Quicken will promise the moon, because you handed them $500 all the risk of their lies is yours. I feel that I was scammed by Quicken Loans. I tried to resolve it through Consumer Finance.gov and through my credit card company Capital One. I had no success. I want to warn others to be careful before handing over $500 to Quicken Loans. Think twice. Don't let them pressure you with promises that seem to good to be true. Quicken CANNOT wave a major wand and get you Loans that all the other companies can't. Quicken Loans was apparently able to provide documents to satisfy the Consumer Finance agency and my credit card company that they were in the right when they scammed me out of a $500 deposit. Unfortunately, most of the Quicken practices that seem to me, in hindsight, highly unethical and reeking of scam, took place over the phone. Quicken quite conveniently lost all of those calls (but states "we record all of our calls"). Don't get taken by this company like I was. $500 is a lot of money to lose for most people. If you are inexperienced like I was with the mortgage/home equity/refinance process, don't hand over $500 to some fast talking Quicken representative. Remember that if it sounds too good to be true...Talk to other mortgage lender first. Most will give you honest answers on what you qualify for, for free. You don't have to hand over $500 to apply for refinance etc. with most companies. Quicken will tell you that your $500 is an investment that will be returned to you. They vaguely allude to being able to do things other lenders can't. Baloney. Don't get sucked in. I came out of my experience with Quicken feeling like "a fool and his money are soon parted". Best I can hope to do is help someone else not to make the same mistake, and try to turn this horrible experience into something positive for others

Quicken Loans intentionally delays loans once started in order that the company can charge its customers extra $$$ (ie. points) because "you lock is expiring"! When you complain, they charge you even more! A very very dishonest company! They admit that Jay Farner their owner can lie about mortgage rates because they do not ever state in their ads how many points they are going to charge you to get the advertised rate! Stay away from this company if you value honesty!

I got an email stating do you qualify for a VA Loan since I am a Vetran? I clicked on the start button and filed out the infromation. Got several calls which left several messages. The first one was from quicken loans so I returned the call first. They picked up stated I was looking for some information to see IF I could be helped. So they transfrod me to someone who could help me but didn't tell them that I was looking for information. So I spoke to someone which started out ok, as I started to give my information I could tell the tone in the voice was starting to get attitude. I was told that there was several things that affected me getting a loan besides just my credit score. Then the attitude got turned up a little and I was told "I was wasting their time" since my loan is under water. I also was told I needed to have a minimum income of $5000.00 to $6000.00 a month to even qualify for help, as well to wait for 5 years or so for the property value to go up and for me to bring down the balance to see if they could even do any thing for me. At the same time I was being told this I had to hear that I was wasting there time 4 times. Considering the email wasn't even from quicken loans it was a general email but and they where the first to call and leave me message. As well as other lenders leaving me messages, at least the other lenders I spoke to where alot more polite and willing to explain and give me my options without all the limits and things to do. When I was asked if I had spoken to another lender I did tell them I just hung up with quicken loans 30 seconds ago. I was asked how it went and I let them know about my call with the person I had spoken to and was told to me. They said they weren't surprised with what was told to me.

Applied for a va loan, needing to buy home from father to keep paying for his care at nursing home, had a court ordered document stating that we could purchase this home, husband is POA and has guardenship over father, also court ordered, Recieved copy of contract to purchase home and payment amount and ect. Getting lawyer to set up closing and then received denial letter, "collateral: unacceptable property type" still do not know what that means, cannot get a straight answer from quicken loans. We signed several documents, each day something different, they also have a copy of court order signed by a federal judge stating that we could buy home and that husband could sign any and all documents for his father, as his father is incapable to doing any business for himself. We are desperate at this time, we do not have the means to pay for his fathers care and have no idea what to do. My husband is a combat veteran, served 34 months in the vietnam war (conflict) This is the first time ever applying for a va loan, has tried in the past to get va benefits, but also denied . This is our last try at trying to get the va to help us, they are not interested in helping, never have been. As far as I am concerned the va is a joke. Serve your country and get tossed aside after.

As a Veteran I was looking to lower my Mortgage interest rate and Quicken Loans told me 3.25 was the best and a no Brainer. My Credit score is in the Seven Hundreds and wife in eight hundreds. So i continued to send them my info. in about two days per fax and was set in about a week. They told me the VA wanted my Well Water checked and I did so. It came back with no ecoli but coliform was present and they said get it retested and repaired. The Doctor who tested it said it was ok. But I bleached my well and had it retested and its now 0 0 on both sides. Anyone who has a well knows they have to bleach their well every year and may be two. I was told that I would have the same operator all the time and that changed on the next day. Then someone else and then someone else. I also noticed each day I checked in they would have that their sleeves are rolled up and working on my morgage and they were not. One day they said they were working on updating my Insurance and that was a lie too. That had been done and faxed to them two days prior for my insurance man called me. They lie and deceive you trying to keep you strung along till their underwriters decide to work on your case. I asked for the proof the Veterans admin. was holding my loan up and they refused to give it. So it wasnt the Veterans it was quicken Loans holding me up. I told them that if I had bad water do you think I would live here or even been able to buy this house as a Veteran. They are not very intellegent. Even the Doctor who did my water said no further testing required but said it would help to bleech well over night as I did. I knew what to do I just hadnt .So if your looking for loans or to refinance make sure you do your home work because this company in my opinion is a scam and I hope they havent damaged my Credit score . Do not give them money up front. I asked for my apprasial and she told me to get it off the internet. By law I am intitled to a copy from the firm I paid four Hundred dollars to. WATCH OUT ! My complaint is about QuickenLoans. I tried to refinance my house last June,2016, to get some cash to do upgrades in my patio and pool. After completing all the forms i was pushed to place a GOOD FAITH deposit of 500.00 to speed up and guarantee the process, i was never told it would be used for their expenses. I did it immediately to close before a month. The appraisal came 280,000 when zillow and trulia both estimated around 326,000. The appraisal contained many mistakes and i did my research and this is a trend nowadays, to undervalue your house. I suggested a revision and they tried to give me a hard time, they said I had to look another houses comparable, I did not have to do a job I am paying for, then they say the appraiser did not want to reconsider it.

I decided to call a supervisor and was someone from the same quickenloans connected with this appraiser, I think the appraiser must be a third party not attached to anyone interests. Among all the mistakes are: less square feet in the house, they stated I live in a busy road, i live in a quiet neighborhood, very private, residential, fenced and with hedges at the back, they did not include the renovated fireplace, and most important they did not include my pool just because i emptied it to start laboring at the backyard and do not contaminate the water with dirt or dust.

Of course my house was undervalued compared with those that do not have a pool. I suggested them if they want me to fill my pool up back again so it passed the appraisal with a decent number, and they did not want to go further. I did not trust this company at all, so I decided to stop negotiating because i dont have to pay for a wrong appraisal that supposedly was 80.00 and they say is 500.00 that they will not reimburse me anything. No more explanation/solution given.

I tried to contact the CEO, but I have not found any number or email, and the only option i have left is to contact BBB and a TV journalist.

On March 28th 2016 I contacted Quicken Loans and spoke with a Loan rep named Nicole Taylor, and on 3-28-16 she emailed me the information on documentation i needed to forward to Quicken loans for a mortgage loan. i Immediately responded by forwarding my 2013, 2014, 2015 tax returns and my W2s and my most recent pay stubs, as well as bank statements, all pages. On 3-29-16 I received a preapproval letter frpm Quuicken loans via email. Now remember the starting date was March 29th 2016. ( ACCORDING TO QUICKEN lOANS IT TAKES 30 days to CLOSE A LOAN FROM INITIAL START DATE). This was a HUGE LIE, the loan process was frustrating and repetative, 30 days later i was sent a communication from Quicken loans stating that George Murphy, a so called Senior Loan Specialist with Qicken loans would be my main person of contact. He would be the person to close the loan, he began asking for the SAME DOCUMENTATION that was already sent to Quicken Loans previously. i informed him that it was sent in already and he responded, "Oh let me check on that" and when he returned to the phone he stated that the information was there and from here on end I would be communicating with him. This was NOT TRUE, (my loan was being passed around AND MISHANDLED by at least 9 reps from Quicken loans). QUICKEN LOANS asked for over 400 OTHER DOCUMENTS, which were the same documents over and over again!!Over a course of ANOTHER MONTH since starting, All information requested by Quicken Loans was turned in from me and verified to be true, so then we were into April 29th, and I was being told by Quicken Loans via emaila and phone calls my closing date was a week away. This was a LIE, and it is proven by the NUMEROUS emails that I recieved from Quicken Loans, pushing my closing date back by days and weeks. That turned into MONTHS.

I spoke with NUMEROUS Quicken Loans reps who were of NO Assitance on closing the loan. This continued until June when I decided to take my business elsewhere, The customer Service was TERRIBLE and VERY ABRUPT!!! The only person who at least tried to help get the loan closed was Bianca Mariatta, everyone else was Rude and had a very" Non chalant, "Could care less attitude!!! I took my business to Flagstar bank soon after being DISGUSTED with Quicken Loans and their TERRIBLE CUSTOMER SERVICE!! And got my home loan CLOSED IN 3 WEEKS!!! Even as QUICKEN LOANS tried to STALL MY LOAN by NOT SENDING my appraisal in a timely manner to Flagstar bank. It took 4 EMERGENCY EMAILS FROM Flagstar AND OVER 8 DAYS TO GET IT!! Anyone trying to find a "Good, Hard working bank and or/ Company to finace your home loan PLEASE DONT GO TO QUICKEN LOANS.

Quicken Loans - they use bait and switch tactic on me for a potential mortgage refinance. I have excellent credit (780), discussed a loan with them. They gave me the terms. They then asked that I pay $500 (yes, five hundred dollars!) to pay for an appraisal and other fees.

I understand that they don't pay for appraisal for my property. However, they did give me numbers upfront that turned out to be $2,000 off! Once the appraisal came in and we moved to going to the final mortgage papers, they increased the terms $2,000! I didn't change anything, they different change the interest rate, I didn't have to pay any bills off, I didn't have to pay for taxes, the "estimate" conveniently omitted charges added later, after you commit!

Two thousand dollars off is a complete ripoff. I didn't get any changes, this wasn't for escrow or paying for property taxes, etc.

This was completely off on the terms they gave me in advance. For instance, they added a $799 processing fee that wasn't included in the beginning.

I don't recommend this company. If you must, get a full listing of charges in advance and tell them they have to refund the appraisal fee if they add in charges later. Note, the appraisal can not be used for working with another mortgage company! This is absurd but it's true so don't believe them when they say you can use the appraisal with other companies if you're not happy.

Despite all the changes that have been made to the mortgage industry some of these lenders are back at unscrupulous practices!

I am the owner of a property located in Bayonee, NJ. I am 100% up to date on my mortgage payments and have never been late but on June 7, 2016, I received an email from Quicken Loans that they were increasing my mortgage payment. in one month, my mortgage payment increased from $3,846.84 to $7,042.69. Despite making all of my payments in full, Quicken Loans claims that my escrow account has a deficit of $22,682.17 and that this deficit has accrued over the course of one year. This does not make sense because the taxes on my home are $18,087.17 and my insurance is $1,084. How is it possible that I can have a deficit that is more than the taxes and insurance that I owe in that one year?

Additionally, I have always made my mortgage payment in full and money has been going into my escrow account. What happened to that money? It was $11,422.80. It seems like this money has just disappeared. I cannot make the new mortgage payment of over $7k per month and am now faced with losing my home, despite the fact that I have never missed a payment. Quicken Loans business practices need to be investigated and exposed. If this could happen to me, this could happen to anyone. They just doubled my mortgage payment overnight. It shouldn't be legal to raise a mortgage payment so significantly in one month and force people out of their homes.

Shame pn Quicken Loans and the fact that they are still using the same business practices that caused the financial crisis. Quicken should pay any deficit that they claim is in my account because their unscrupulous business practices are what caused the so-called deficit. Quicken should work with me to gradually increase the payment, if neessary, and should not make such huge increases to my mortgage payment overnight. I wasn't even given 30 days notice that my mortgage payment is doubling and now I am facing the possibility of foreclosure and ruining my good name and credit (I have a credit score of over 800). How is this possible, when I never missed a payment?!

I Conatcted this company to get information on a mortgage loan and the first person i talked to get my financial and personal information after recieving all of it quoted me a loan that i agreed to based on the finacial information i provided , he told me that i would have to pay a apraisel fee and asked what i thought my house was worth being im not a realitor i told him a ballpark price and told him around what i would tell the person selling my house what i would put it up for , as the loan progressed they need the same financial information that i sent to the first person , halfway throught the loan they seem to have a problem with the first set of financial papers

after i invested money in to this and starting pitching me a differnet loan ,nothing had changed financially from when i started loan and after halfway through the loan they said i qualify for isnt the loan they can give , they also had a problem the the apprasial of my house which came out lower than the citys appraisal which is not a acurate appraisal and never heard of the aprasial company they used and what they used to go by this value , they put me in a corner and tryed talking me into another loan that would make a worse financial position

i have lost fees and was also talked into paying off credit cards and then finding out that i wasnt getting the loan i needed , lost alot of money and had alot of anxiety and depression from this loan and has put me in a worse financial state , if you look on google on complaints against this company there saying the same thing , this company is lying to people to get there bussinness and then try to force them into a loan that would only work for them while the person trying to get help get more in debt

I have had issue's with Quicken loans as they put hard inquiries on my Credit. I have called down there and they sent me too a worker name Eduardo Peredes. He is a total nut job and treated me like crap. He was very rude. I would live in a cardbourd box before i let this man or his company sell me a home. I have been emailing him to have this inquiry removed from my credit as I do not feel it should be there. But will not return my emails nor phone calls.

So bringing this to attention of the public was my last resort. As I look on rip off report I see many people have had issue's with the company. I hope everyone does research before deaaling with crooks who do not care about the public, and have no regards for the public. I have talked to Jessica Dodge, Brittany Mack and they have done everything they could to help me with this but Eduaro Peredes will not help with this. Do not trust shaddy people and just goes to show that their are people out there that are only out there for them selfs.

I heard a add on the radio and desired to call everything sounded good I filled out the app and the nightmare started I faxed stuff for days my wife faxed they won't everthing then the appraisle they appraised my home too home in the area that were nothing like my home square footage lot size my homes brick they came back with a appraisle of $153.000 my home was just appraised 2 years ago for 169k since I've put on new 30yr roof new paint in and out new heating and air units reduce I tiredly both baths and it still appraised for less than 2 years ago by the way they then added on $2100 in single interest to my mortgage docs diidnt tell me I came accross it reading thru the docs they said from all the discounts I was getting it would cover it ha ha . Then they wanted me to do some work on my home before closing I did not under stand why they said it was fha rule not there I spent the money thinkiking we would be closing quickly but no this was 90 days know the time had ran out on the interest rate plus all the documents was outdated they wanted me to redo it all like it was my fault they drugg it out I'm a 794 credit score my wife is a 760 they ran over 12 credit checks a peace on us my wife and I said to hell with quicken loans they are use too secondary loans there people talk to you in a rood manner we were very disappointed all the effort and work we put in to for nothing I wished I would have read all the negative reviews on them before hand would have saved a lot of time I think they should have to give me back the appraise fee and the work they maid me do on my home that was no count I hope people read all the negative reviews on this company even the groverment sued them in 2011 there scam artist thanks to who ever read this just needed to get it off my chest this ordeal started in Jan 2016 ended last week it's a sham Americans are treated like this in this great country maybe they'll get there on run around.

I contacted Quicken Loans regarding refinancing my house, getting cash out and paying off some higher interest debt. My online inquiry was answered by Quicken Loans Loan Officer Brad Begue. Brad took a large amount of information from me and said he would call me back after pulling my credit report.

Brad called back in about 30 minutes and told me I should plan on sending him a Christmas Card for all the money he was going to save me. He said my situation was very doable and they should have no problem closing in 30 days. For the next several days there were numerous requests for tax returns, W2 forms, bank statements and all the usual Refi stuff. I responded to each request within 30 minutes.

Three weeks in to the process, or about a week before we should be closing, I was notified by someone at Quicken Loans that there was no possible way they could help me. Even though I live in Oklahoma. Have an Oklahoma Drivers License, File Oklahoma Taxes, I am forced to work in Illinois. My wife and adult daughter live full-time in Oklahoma. I return as often as I am able and it is my permanent home. BUT, Quicken Loans decided I did not reside in my house "full-time" Information I gave to Brad during our very first conversation. Information Brad assured me he had pointed out to the Underwriters and had received a waiver for. BUT, now, all of a sudden, one week before closing. They can not help me at all.

What this points out is Quicken Loans is a high quantity lender and not a high QUALITY lender. They do not pay attention to detail, they do not provide accurate information. Brad was arrogant to deal with. He told me he was too busy to keep me updated on my loan process. I felt like just another business transaction and not a customer. All this after I was supposed to plan on sending him a Christmas Card every year for helping me so much.

DO NOT DEAL WITH QUICKEN LOANS. YOU WILL BE DISSAPOINTED AND YOUR ENTIER FINANCIAL LIFE RUINED BECAUSE OF HOW SLOPPY THEY ARE WITH DETAILS.

I applied for a home mtg. loan and got the biggest run around of my life. It took quicken over a months to finaly tell me that my funds could not be proceed. Due too government restriction via FHA. Two minor litigations for slip and falls from the property management team - RossMorgan Co (The Met Woodland Hills). This is a 1300 unit condo property, with vast resources.

I provided all documentation for the loan within an hour at each request. Same for any subsequent documentation.

They strung out the timeline, as I was assured everything was perfect. Excellent Credit, 1000.00 debt, debt to loan excellent, NO RED FLAGS (other than this silly litigation for modest amount). Min you this property is the most sold in Los Angeles.40+ units last year, a number if the FHA (Bof A, Citigroups, ETC. mortgage lenders). This property sells all the time FHA - never had refinance or financing issues. Somethings a miss.

I continually followed for status. While they returned the calls, they were not listening and blaming on the government FHA program.

Please avoid QuickenLoans. QuickenLoans abused the FHA guide lines.

Whether recent increases to loan percentage rates (locked in @4.375) or Just getting deposits (500.00 - Appraisal, fees- say they would refund some all other had no luck). This is a pretty shady practice. Steer Clear.

Engaged Quicken Loans to do a refinance for a 3 bedroom (two being used as bedrooms, one for an office) 2 & half baths – paid $500 for appraisal, which came back listing house as a 1 bedroom & 1.1 bathroom. Appraisal had attached pictures showing the 3 bedrooms, and the 3 bathrooms, Quicken refused to take action to correct appraisal. Past appraisal (for purchase) showed 3 bedrooms and 3 baths. Because of the incompetent appraisal, house was undervalued and Quicken would not give loan. Did not get refund for incorrect / incompetent appraisal.

I started with quickenloans at the end of may when they approved me. I told Bob van Acker I was taking a vacation to find a house and ill have june off. I found a house within the first week of vacation he said iI was approved for it then about 2 weeks later he said his number where wrong and my dept to ratio is $20 short a month and I cant get that house. So I started looking for another house I found one on June 27th. HE said I was approved for that. I asked him to expedite the loan becasue I have to be back to work after July 4th. I paid for the appraisal and asked if I can take a extended vacation to get the closing done, I asked my boss and he said it was ok. Asking awhile about the closing date and appraisal date I never got an answer. Then he told me because I was on vacation they cant do the loan.. Then I started talking to Justin and January they said they should be able to get the loan done if I had a letter from my boss saying I was on vacation. I went back to work in August soonest as my boss could schedule me and told them I will send over my 30 days of paystubs when I work the rest of the 30 days and did. I got appraisal and was told the roof had to be replaced and a sheet of drywall. The seller of the house replaced both. Then the week of my closing this said I now need a co signer and 25% down besides the 3.5% that we agreed to for the fha loan.. I got the co-signer and now they wont work with me on the 25% even when they made us replace the roof and took extra time off for them... I want to used them for making us replace the roof before the paystubs be summited to underwriting. I have proof of him saying underwriting was skiped. also I wasnt back pay for what I missed on work and wasteing my tiem. very stressful... They did inproper loan procedure and did not follow mortgage or fha guidelines.

A week prior I had an appraisal done that was $15K hgher than hers and a week later put in $24K of home improvements. Therefore expecting my property to go up at least an additional $10K. I have been disputing this, and so far have not gotten aware. Quicken Loans is pushy when it comes to the refiance and refused after I noticed several errors to refund my $400 that I paid for this horrible appraiser.

I used a TSI appraiser for Quicken Loan, there were so many errors that I brought to their attention. Needless to say, I would never use QL again, they are pushy when it comes to sales. They take your money, and hire poor appraisers. I am still fighting on getting my money back $400 for an inaccurate appraiser.

Approved for home in Florida stress us out the 3months we delt with these people. Drove to Florida to close, no papers at title co. Extensions three different times,sellers were dumbfounded with QL. Bottom line out around 4,000.00 no loan Lost HOUSE..these people are robots,clueless and practice how to lie. Word of advice don't waste your time with these people,you're setting yourself up for a big disappointment ,and loss of a lot of money. There's nothing QUICK or HONEST about Quicken loans.
