Progress Residential would be that company! At worst "Thieves, flim-flammers, bait-and-switch practitioners, doublespeak specialists" and even "scam artists" are words that come to my mind to describe this company and everyone that works there. At best they are simply "unprofessional". This is my story and a series of mistakes...all with the hope that nobody else falls to the same mistakes: It starts with a phone call to the toll free number (calling was our FIRST mistake!). A very friendly person tells you they can schedule a viewing of the house with the local agent (Quenton Thomas) at a certain date/time. I later get a call from Mr. Thomas with something along the lines that "the office doesn't know my schedule" and he reschedules the viewing. Red flag number one: lack of communication between an agent and the office. I go to see the house, and am interested, but am told that there is the application fee (of course, that is standard procedure) and a $500 holding fee. Say what? Apparently because they are taking it off of the market for my application, they require a holding fee. Sounds a bit shady, but Mr. Thomas explained to me that if I am denied for the application, or if I choose to not accept the application, the MONEY IS REFUNDABLE. Note the emphasis. Those were his words. Only if I chose to accept the lease after being approved, the holding fee is then applied to the first month's rent. Trusting this agent was our SECOND mistake.

After viewing several other homes, my wife and I decided to apply. Before applying, we called in to the toll free number posted outside the house, and were connected with one of their "Representatives". We point blank asked if we could get our $500 fee returned if we did not lease the property and were told that yes it is refundable. Looking back, we made our third mistake and trusted the representative. When my wife filled out the application online, she read all of the fine print and saw that it states that the holding fee is non-refundable if the application is accepted. This contradicts what Mr. Thomas and the representative told us, but our third mistake was trusting them. We were accepted/approved for the lease (good credit and rent history, etc.) and yet we were not notified. On Monday 8/08/16 I called in to check on the progress of the application, and it was then I was told of the approval. The lease was scheduled to be signed on that Thursday (8/11/16) with Mr. Stephen Vaughn (emails says he is the property manager).

Wednesday 8/10/16 I emailed and called in multiple times to Mr. Vaughn and Quenton Thomas to request that the signing date be moved, since I was having issues with my future employer's offer. I was unable to contact anyone (more red flags!!), and kept getting transferred through their automated menu system. Finally spoke with a very young, inexperienced "Representative" who promised to "pass on the message" about needing to move the date. In the end I received a 1 sentence email from Mr. Vaughan that the date had been changed to Monday 8/15. Terse, but effective I suppose.

On Friday 8/12/16 I received notice that my employment offer had been changed. The whole reason for bringing me to the area had been changed, and I would no longer be able to pay for this rental! I called and emailed Mr. Vaughan (multiple times), Quenton Thomas (multiple times) and even Dianne Ghezzi (kept getting emails from her with the lease to read over). Nobody ever answers. EVER. I kept getting routed through (the menu system) and different "Representatives" would take my message to "pass it on". Every time I explained the situation, I was assured my holding fee could be returned since I had not signed the lease. I finally received a short, terse, perhaps even brusque email from Mr. Steven Vaughan confirming the understanding that I would be unable to accept the lease due to a change in my employment status. After all, if I had signed for the lease, I wouldn't have been able to pay the rent....so my turning it down saved everyone much greater legal issues.

Fast forward 2 weeks: after multiple attempts at communication, dealing with inexperienced or rude "Representatives" and hearing different and contradicting answers, we are out $500 for the holding fee and all communication has ceased. NOBODY returns emails, calls, nothing. Save your money, headaches and frustration, and deal with any other company. NOT this one!

Horrible Experience with Progress Residential Also

Hi,

My husband and I are both disabled vets that care for a mentally disabled family member and are currently locked in a court battle with Progress Residential over their deliberate failure to maintain a livable residence. Due to Progress Residentials unwillingness to complete any maintenance orders our beloved pet was killed and a house flood caused 1000's of dollars of damage of our personal property.

We were granted a $10,000 judgement, which they are now appealing, and have sicked their lawyers on us to make the process as difficult as possible.

We were wondering if you would be willing to write a statement and be contacted in regards to your personal experience? Any help that you could offer to assist us to show that our case is not an isolated event and rather an ongoing occurrence that is company wide would be greatly appreciated. The appeal court date is November 10th and we would appreciate any feedback that you would be willing to share.

Progress Pimps

I wish my family had investigated this company before renting. We moved into the Clermont/Orlando home in August 2016 and the move in specialist never sent in repair orders for the havac, water pressure, soiled roof, broken garage door, broken key pad, smelly garbage disposal, & molded driveway, etc.

The 1st utility bill was $1100.00. We knew it was wrong so we didnt pay it. They would not accept a partial payment. The rent was $1300 + $1100 = $2400.00. They would not let us pay what we knew we owed $1500.00. We put in a repair order and they found black mold in the ac sys. and an irrigation leak of over 100,000 gallons of water. We requested an adjustment but it took 2-months.

They charged us late fees, processing fees, eviction fees, & legal fees on the unpaid balance. We paid everthing current for 12/16 but when we looked online the bal. due was $1300.00 for 12/16. They charged us $308 in late fees on a $600 credit bal. for the water bill credit.

They owe us credits for the $1100 water bill. After 2-months, they calculated that our avg water bill is $70 & elec is $180. So our total utilities are typically $250 & not $1100. We even tried to pay the $495 legal fees but they wont correct their error to allow us to pay the legal fees. Instead they want us to pay $1300. This is $308 late fee on the $600 water bill credit & $495 legal fees.

I asked, "How can you charge late fees on a credit balance? The Arizona office blew us off and did not acknowledge the $600 credi due on the acct.

Cheaters, liars, scam artists

We too got scammed, what a mistake not reading reviews before falling for all their lies. You need to give a $500 deposit so the property is off the market so it won't be rented by someone else, wow!!!!! I got suckered big time, I know better too. We are looking to relocate to Jacksonville and found a property; called their office and asked if I could have two small birds, after put on hold I was informed that it was ok I could hav our two birds, I asked about the holding fee to keep house off the market I was assured 3 times it would be refunded if we decided not to sign lease. Guess what I was told that's not the case I needed to read it said no refund if application was accepted which we were. I called and told them I file a complaint with the BBB only to be told "ok" how is this company allowed to do business is beyond me, I will go completely out of my way to make sure people know about these unprofessional individuals, they are liars, cheaters...... And so on, please, let's make it a point that not another person is scammed by this company. I filed a copmaint with the BBB before I wrote this review

IGNORANT CHEATING LYING DIRTBAGS

I can't believe this company is even in business. I can't believe the way they treat tenants is legal. I saw a review about Quentin Thomas and totally agree. He showed us the house even though squatters had used the second bathroom with water turned off, there was so much trash in the yard that it literally looked like a landfill. Of course Quentin assured us that all of this would be taken care of upon move in (which we were forced to do two days earlier than were told and pay for the extra days too). We weren't able to do the walk through inspection because of our JOBS. So they did one without us present. We were supposed to be emailed the checklist but never got it. Every bit of trash in the yard was still there upon move in, the master bathroom shower was so dirty that we had to have it professionally cleaned. I can't even describe the bags of dirt, grime, and pubic hair that came out of it. Apparently previous tenant had multiple dogs as there was so much on the floor it filled up my vacuum. No exaggeration. My husband and daughter are severely allergic to animal hair and neither could breathe and both had frequent nose bleeds for the entire first month of tenancy. Despite daily major cleaning. These are only a couple of the complaints we had. There were plenty of others including a bug problem too disgusting to go into. From day one, I made MULTIPLE calls regarding all of these issues. NEVER got a call back. I finally had to drive 45 minutes away to the Atlanta office just to speak with someone. I was treated like absolute garbage by one of the most ignorant and uneducated individuals I've ever met. She literally had an answer for everything and it was all my fault. It was seriously like talking to my 2 year old except that my two year old listens more and is much more kind and intelligent. It took my father in law literally standing about 10 inches from her face and calmly telling her (oddly enough like you would a toddler) that we weren't attacking her or telling her she personally did something wrong but that we needed to have these issues addressed. The only person being combative was her. Eventually we were promised a $500 credit on rent. We had spent more than double that getting the house sanitary but it was what we could get. Of course when time to pay rent came around the credit wasn't there. I called literally over and over again ten plus times a day and never once got a call back. The people from the call center were so nice and as helpful as they could be but I guess you can't force people across the country to do their jobs and act like decent people. However, today I got a letter dated August 8 stating that if I didn't pay rent plus this ridiculous late fee they would start legal dispossesory action. It was signed by Nirvani. It was about 4:40 when I got the letter so I called immediately but got vmail. Imagine that, not taking a call 20 min before 5 on a Friday. I think that's probably a common practice for these people. As terrible customer service seems to be their specialty. I just called over and over until she finally got annoyed enough to answer. I thought the woman I spoke with when I visited the office was the rudest idiot I'd ever encountered until I spoke to Nirvani. Total condescending ignorant shrew. I sincerely hope that one day she's screwed over by a company and then treated like crap when she calls needing help. Nobody deserves to be shat on more than her. It didn't matter what I said or how much sense I made or even when I asked her that if she weren't going to treat me like a respected customer who was not beneath her could she at least treat me like a human being. Everyone in that office especially Nirvani and Tiffany is a complete scumbag. The whole company is a joke. At this point my husband and myself and our three kids are going to be without a home if we can't come up with $1500 by Monday because apparently the only qualification needed to work at progress residential Atlanta is a pulse and a serious lack of conscience. I spoke with Spencer at the call center and apparently they've gotten several calls about the despicable way the Atlanta office conducts business so he put a message in for the people in the NY office to contact me. I'm just praying they do and that the person I speak to is a decent human being. I'd really like to see every person in the Atlanta office without a job and unable to pay their rent but I'll start with someone of at least average intelligence.

To Office of Progress Residential;

I am at my wits end with Progress Residential... I have sent multiple emails to your company, i have left multiple messages with your company... i really feel sorry for the people that work for Progress Residential, i have read countless reviews, and seen your Facebook pages of all of your pissed off customers... Its very hard to believe, that you guys can stay in business.. Maybe someone needs to bring a civil lawsuit against you.

I have had numerous issues since I moved into the property at:

Cumming, GA 30028

The first issue was the water heater went out, you guys would not respond to get it fixed in a timely manner. i called you and you continually put me off stating it was not an emergency.. You try bathing without any hot water....I hired a plumber, and bought a water heater myself and had it replaced. You at least gave me credit for it on my rent after i called and fussed and complained...

The second issue - which is still not resolved - My refrigerator went out and i lost over $150 worth of groceries, you sent a tech to fix it, i told him what was wrong with it, he didn't listen and told me he could fix it... of course it didn't get fixed, and approx 1 month later it quit again, and i lost over $250 dollars worth of groceries because it took you over 2 weeks to get a replacement out to me... You finally delivered a new fridge, without an ice maker.... you told me that you would send it to me in UPS... then you called me and said you would deliver it and install it for me, i took off work to go home to meet the technician, nobody ever showed up.... i called back, and you didn't have a record of a service call to come to my house...big shocker..... you then said you would call me back on Monday to get it all handled.... Monday came and went with no call.... Tuesday the ice maker was delivered through UPS..... the ice maker still has not been installed..... big shocker again.....

The third issue - HVAC was messed up - the return air line for the HVAC was separated in the attic, i found it when i was looking for the touch up paint ( which by the way is not even the right color of any of my walls in the home).. Since i have been living in the home the HVAC has been sucking cold air from the attic when i was running the heat which caused my bills to be higher than they should.... and hot air from the attic in the summer which has caused my bills to be higher than they should....

Now - my oven is not working, I continually smell gas in the home, the knobs do not shut the valves off on the stove top... i pulled it out from the wall last night and cut the entire gas valve off to the stove, i sent in a maintenance request today. I will not be available to be home until Friday 6/24/2016, i expect to get it repaired or replaced on Friday 6/24/2016...

i am attaching a form that i have already sent to your company for loss of services, loss of perishable items, and excessive HVAC consumption... i should be including all of my meals since i had to eat out for approx 2 weeks straight...

i have already stopped my auto-payment process for the month of July, until this is resolved... I will also be filing a complaint with the BBB if this is not addressed and resolved immediately...

I hate that i had to use your personal email address to get a resolution, but all my other means have gone unanswered...

This has also went unanswered.... Facebook went unanswered as well......

Progress Residential Georgia

If you see Quenton Thomas , run the other way!!!!!!! My husband met with Quenton Thomas early April 16th to pay $90 for the application fee and $500.00 security deposit, knowing we have 3 days to cancel. We cancelled within the 3 days and literally been hunting down Quenton for our refund. Thank God he acknowledge on the 3rd day so this will stand up in small claims court. He has been dodging our calls and not answering text messages. So we got smart and called him from a Georgia phone number... Guess what... He answered!!! Quenton Thomas, where is our money?!?!?!?!!!!!!

Poor maintenance

My family recently moved into a progress residential property. We have put in more maintenance request than I care to mention. Every single time, we have to follow up on them because we get NO response. Who has time to keep calling a company to do their job. Then, when the request finally gets assigned and "fixed" we end up having the same issues a few weeks later. Obviously, the people they contract are either cheap labor or have little to no knowledge on how to fix these things or both!! This is extremely frustrating and reflects very badly on the company. Will NEVER rent from them again. It's not worth the hassle.

customer service

I have found progre residential is entirely lacking in any professionalism or ability to respond to repeated requests for contact with a property manager. My home was filthy upon my move in. Carpets were dirty and worn out, walls dirty and in need of painting. Upon resigning of lease a pet deposit was required and collected before the start of the new lease period. Originsl lease required no pet deposit why now. Faulty plumbing flooded the home twice in a 24 hour period. Carpet is now mildewed. No response after several phone calls and emails.

Rent from anyone except Progress. They are quick to want to collect anything they can but, ask for an explanation and you'll never get a call back.

Less than 1 star

I live in Memphis and got sold from Crye Leike to someone and finally Progress - all this in the space of two years

I just became widowed and want to give my notice to vacate. For 3 weeks I have tried to get an address and no one will contact me back

The local office address doesn't EXIST and when you call corporate they send you to the non existent local office

I've never signed a lease with the last two people that managed my rental and Crye Leike wants no part of this and insist THEIR contract of one year is still in force!!

I have a lawyer on standby because this is ridiculous and they will not take advantage of this widow

This company is a huge ripoff. They try to get you to pay for everything to be fixed in their homes. Ac goes out, toilet breaks, it's on you they say. If you see a house for rent by these people please do not do it, the grass is really dirty on the other side with their sneaky breaking the law leases!! save yourself, go elsewhere

Horrible Maintenance and overall customer service in Atlanta market

I moved into my house with my family over 3 yrs ago. Progress Residential ended up purchasing the property and became my new landlord. Before Progress took over, any time a service request was made, the old landlord sent out credible techs....since with Progress, it's the same two men who do service calls and I am quite certain they are not CERTIFIED to work on electrical or HVAC.

Current situation: my garage floor was getting water spots nowhere near the door so it was discovered something was wrong with the AC, the condenser stopped working and water was leaking thru the garage ceiling. They sent out one of their two maintenance workers. He tinkered around on the furnace as well as the outdoor AC unit. He said it was fixed and left. 5 hrs later, I went out with my family and come home to my unit sparking, flames shooting out the top here and there and the unit making a horrible loud sound. My husband turned the breaker off. I tried calling Progress Residential about this problem that could have burned down the house with my 3 dogs and belongings inside. We live in Georgia and with temps reaching over 100 degrees midday in July, I've called and emailed this company multiple times in 4 days with no solid answers and an AC unit that still is broken. My son has asthma and we are trying to keep the house cooled down with AC window units and fans (which will run out electric even higher now) and I am completely disgusted with the company. No call backs after multiple promises for call backs by a service manager named Tim Gunn. No returned calls. I'm disgusted with how they are handling this matter and the also the customer service rep who decided to argue with me last night on the phone about the matters at hand, his name was Mitchell.

I HIGHLY suggest anyone thinking about renting from this company, RUN THE OPPOSITE DIRECTION. I have wasted 4 days now, trying to have this fixed and they are ignorant. I'm going to the BBB, already went to news stations and next will discuss their poor business practice on all social media. Crooked crooks! Fast to place an eviction notice if you are a few days late on rent but not quick to take care of their loyal tenants.

Not worth the stress

When I first started dealing with this company, I saw a few red flags in regards to their customer service, but thought I was being paranoid. Since renting from them and having to deal with the customer service all the time, I am beyond ready for my lease to be done. Every time I call, the customer service staff never have an answer, even for very simple things. I called to ask if I could put all my bills(rent and utilities) on one check, they said they would get back to me with that answer, 2 months later and I'm still waiting. Their customer service staff never have an answer for anything and if they get back to you, it could take months. Service request are the worst to deal with; I requested someone to come fix my garage; someone came out finally after a month of requesting and they didn't even do the repair that was needed. Dealing with the utility company is even worse, I now make my husband deal with it, because they are just as incompetent. I would not recommend this company to anyone.

Scammers 9309 Rhoni Ct

The most unprofessional leasing company I've ever dealt with. They make you use their electric company, therefore you don't get a breakdown of the bill or choice of what you pay. Utilities run close to 300. If your power goes out you aren't able to place the call to oncor or whatever team is in your state to fix the issue. you might have to go a day or 2 without electricity because they're not in office. They completely used our security deposit to do some basic things like painting and carpet cleaning. $1100 PLUS ASKING FOR AN ADDITIONAL 200. I would never recommend that anyone lease from them. They're buying houses on screwing us over.

Absolute THIEVES

If you rent from these scumbags, know this - you will receive NONE of your deposit back. They will nitpick, nickel and dime, and cheat you out of 100% of it and will mostly likely tell you that you OWE THEM. These people are the absolute scum of the earth.

They attempted to tell me that we did not give proper 30 day notice in addition to saying they charged a $400 "cleaning fee" even though we had JUST paid a professional service to deep clean the house. When I PROVED them wrong, they suddenly backed off and said that a clerk must have made an error and that my notice letter was mistakenly delivered to another office. They are liars. There is not one decent human being in this business. They are ALL scum. They prey on people an frankly, every member of their senior management belongs in prison.

HORRIBLE COMPANY - CROOKS

If I could rate Progress Residential lower than a one star, I definitely would! This company is all about taking every penny they can collect upfront on a lease, but then finding ways to keep any and all of your security deposit at the end of your term. Beware! Take tons and tons of pictures at move in or they will try to nickle and dime every last thing (even things that were not up to par at move in) until they have drained your deposit. They even unlawfully charge for normal wear and tear items (carpet & paint) upon move out; essentially charging each former tenant for the property upkeep and usual refresh done between tenants! I plan to pursue this company to the fullest extent of the law to not only get our money back, but also to hopefully save others from the headaches when dealing with them!

Rental Property SCAM with an leasing agent by the name of "Camilla Jones" from Progress Residential. My family paid security deposit and 1st month rent to move into rental property 915 Donington Circle Lawrenceville, GA 30045 on wed 12/16/15. And as of 12/18/15 the locks for entire house were changed and garage door opener no longer worked. Company sign was placed back into the front yard and have had absolutely NO CONTACT with this leasing agent. Police called on site and were told by the company that an leasing agent would come and let us in and the property manager will be contacting us. But the Police oficoer only filed a call ticket on 12/19/15. Still waiting on response from the leasing agent, property manager, and Progress Residential. Had to re-call the Police officer today on 12/20/15 to go an official police report only to told they we were SCAMMED and that we lost ALL MONIES & BELONGINGS.

Please help us we have TWO MINOR KIDS & NOWHERE TO GO & BELONGINGS TAKEN! With, the law nor the rental company wanting to help. You would think the compeny would have a problem with someone imposing an leasing agent, using their rental property as part as of their "own" intentions of stealing money from innocent people with two small children during the f***ing holidays. I am outraged and behind hurt because not only do I have to tell my children and wife that we canNOT celebrate Christmas but we have NOWHERE to go in the winter.

Do not lease from this company!

Was a tenant for 3 years. Every lease renewal, rent would go up considerably. Never once turned in a complaint for anything until towards the end. Tried to fix things myself but after the price jump every year I got tired of it. Also, dealing with their customer service was horrible. Always an argument about who's responsibility it was to repair the item. Most of the time, it was mine for some reason. Finally moved out after buying a house and my move out inspection was quoted for WAY more than just my deposit and we left the house immaculate! Told I could dispute some charges after the 30 day final move out letter mails. Tried that and was told I couldn't! What a great customer service team! Not recommended and glad I will never have to put up with this again! Good riddance!

Horrible leasing agent. Never return phone calls. They will only respond sometimes (not always) through text messages after 72 hours. The agent became verbal abusive. I have been waiting for 7 days to view a home. No call, no show.

TERRIBLE!!!! We rented from Progress and are currently still in the house and I'm very nervous about receiving my deposit back. To start with my dryer kept giving me an error code, so I call a repair man and pay the $80 diagnostic fee to find out that my dryer is fine, but the duct is clogged and capped. Within days I started noticing various sizes and types of roaches, I've never had bugs in any house, we call progress and they start sending people out, but after 3 or 4 treatments they say "No more, we did it as a courtesy, your lease states As-Is", the term As-Is refers to disclosed information, we were not informed the house had a serious roach infestation. Later found out from the neighbor that after the previous tenants left, the people that cleaned the house hauled off several loads of garbage and had to wear hazmat suits. It took me 2 hours to make spaghetti one night because the stove wouldn't get hot enough, repairman comes out and tells me I'm lucky the house didn't burn down, range was not properly hooked up and there were live wires pressed against the wall. Had a leak over the fireplace, was told it was old and just water stained, so why when I touched it did my finger go through the wall. They sent someone to fix the leak and then someone to patch the hole, we made them do a mold test and they ended up having to tear out the whole wall and replace the framing it was so rotted from all of the water coming in. Garage door openers have never worked. Irrigation has never worked. We've put in more work orders than I can count, some have been resolved fairly quickly, some have taken months, and some are still ongoing issues. I assure you this house will be in much better shape when I leave than when I arrived, and I also assure you that if I don't get every penny of my deposit, we will be in court and I'll get more than what I put in.

IGNORANT CHEATING LYING DIRTBAGS

I can't believe this company is even in business. I can't believe the way they treat tenants is legal. I saw a review about Quentin Thomas and totally agree. He showed us the house even though squatters had used the second bathroom with water turned off, there was so much trash in the yard that it literally looked like a landfill. Of course Quentin assured us that all of this would be taken care of upon move in (which we were forced to do two days earlier than were told and pay for the extra days too). We weren't able to do the walk through inspection because of our JOBS. So they did one without us present. We were supposed to be emailed the checklist but never got it. Every bit of trash in the yard was still there upon move in, the master bathroom shower was so dirty that we had to have it professionally cleaned. I can't even describe the bags of dirt, grime, and pubic hair that came out of it. Apparently previous tenant had multiple dogs as there was so much on the floor it filled up my vacuum. No exaggeration. My husband and daughter are severely allergic to animal hair and neither could breathe and both had frequent nose bleeds for the entire first month of tenancy. Despite daily major cleaning. These are only a couple of the complaints we had. There were plenty of others including a bug problem too disgusting to go into. From day one, I made MULTIPLE calls regarding all of these issues. NEVER got a call back. I finally had to drive 45 minutes away to the Atlanta office just to speak with someone. I was treated like absolute garbage by one of the most ignorant and uneducated individuals I've ever met. She literally had an answer for everything and it was all my fault. It was seriously like talking to my 2 year old except that my two year old listens more and is much more kind and intelligent. It took my father in law literally standing about 10 inches from her face and calmly telling her (oddly enough like you would a toddler) that we weren't attacking her or telling her she personally did something wrong but that we needed to have these issues addressed. The only person being combative was her. Eventually we were promised a $500 credit on rent. We had spent more than double that getting the house sanitary but it was what we could get. Of course when time to pay rent came around the credit wasn't there. I called literally over and over again ten plus times a day and never once got a call back. The people from the call center were so nice and as helpful as they could be but I guess you can't force people across the country to do their jobs and act like decent people. However, today I got a letter dated August 8 stating that if I didn't pay rent plus this ridiculous late fee they would start legal dispossesory action. It was signed by Nirvani. It was about 4:40 when I got the letter so I called immediately but got vmail. Imagine that, not taking a call 20 min before 5 on a Friday. I think that's probably a common practice for these people. As terrible customer service seems to be their specialty. I just called over and over until she finally got annoyed enough to answer. I thought the woman I spoke with when I visited the office was the rudest idiot I'd ever encountered until I spoke to Nirvani. Total condescending ignorant shrew. I sincerely hope that one day she's screwed over by a company and then treated like crap when she calls needing help. Nobody deserves to be shat on more than her. It didn't matter what I said or how much sense I made or even when I asked her that if she weren't going to treat me like a respected customer who was not beneath her could she at least treat me like a human being. Everyone in that office especially Nirvani and Tiffany is a complete scumbag. The whole company is a joke. At this point my husband and myself and our three kids are going to be without a home if we can't come up with $1500 by Monday because apparently the only qualification needed to work at progress residential Atlanta is a pulse and a serious lack of conscience. I spoke with Spencer at the call center and apparently they've gotten several calls about the despicable way the Atlanta office conducts business so he put a message in for the people in the NY office to contact me. I'm just praying they do and that the person I speak to is a decent human being. I'd really like to see every person in the Atlanta office without a job and unable to pay their rent but I'll start with someone of at least average intelligence.

Total Scam

We lived in our rental for 2 years under All County Property Management and it was bought by Progress Residential right when we moved out. We never had any issues with All County and always paid on time. Upon move out, we received a collection letter for $1248! They charged us for all kinds of random stuff which luckily we had proof of. They reduced our bill to $537. We tried to dispute and they never returned our emails or certified letters mailed to them via USPS. They turned our account over to Hunter Warfield for collection. They kept our $1090.00 deposit and charged us an additional $537! This rental property is a total scam....please beware!!

Horrible management-unfair business practices

Progress began management of the property we lived in after had been there for a few months. Called numerous times to get items repaired and have a possible roof leak looked at. For the first appointment, the handyman never showed. For the next one, he called to say he would not be able to make it because he was too busy. He was going to call to reschedule, but he never did.

The house was not in perfect shape when we moved in. There had been squatters in there previously who sabotaged the water heater by leaving food (canned fish, half eaten fast food, etc) inside the compartment where the pilot light is. They had also broken a window lock and the screen was missing. We left the house in much better shape when we moved out. As per the lease, we hired cleaners for the house and the carpets. We turned the receipt over to the property manager as proof. When we finally got the deposit returned, we only got a check for a little over $200 and a list of reasons they were keeping the other $1500. Included in that list was: the missing screen (that was missing when we moved in AND reported on our move-in walkthrough report), cleaning fee for the house, cleaning fee for the carpets. Upon contacting the property manager and leasing office, they both claimed they could do nothing and we need to contact the home office. All we have for them is a PO Box!!

As if that isn't bad enough, we just received notification from the bank that the $200 check from them BOUNCED!!! Pathetic!!

These people and the company are unprofessional, have no integrity, will lie to steal money from you. I've had an electrical issue since I moved in the property and they have yet to address it, they are with holding my extra deposit I paid for my fiancee that no longer lives there due to mental illness and domestic violence. My fiance became mentally ill, he's been having episodes, as a result he has broken my finger. I reported every thing to the local office and told them I needed to download size they said I could but never started the process. Then I filed a formal complaint with Patrick against them and still haven't heard anything. Now, as retaliation they will be filing an eviction against me tomorrow. DON'T RENT FROM THEM

My family & I moved into a Progress Residential property two years ago. Karen Bair showed us a few properties but we were sold when we saw our present home. It has a Wonderful Open Feel and a Beautiful Exterior! The community has a variety of people which we like.

Ivy, Michelle Westlake and the Office Staff are always pleasant and respond to my calls and emails quickly. They are also kind and helpful in person!

Joe and Bruce in the maintenance department complete repairs issues quickly and effectively. I truly appreciate their workmanship and attention to detail.

I would recommend the Indianapolis Progress Residential to anyone considering renting a home.

Really you must be the only family in Indianapolis that has that to say. I on the other hand have first hand experience that Michelle Westlake is the complete opposite! She is now working for Progress after her failed attempt to work for the second management company in my three management company experience in my two short years in living in one of their homes. They have failed to address over 7 major issues with my home including MOLD in one of my bedrooms! They tell you to send your rent one place and then try to charge you fees whe. The company takes so long to cash the check even though its Cleary post dated prior to their cut off date. This lady is a bull dog and LOVES to charge people fees. I ha e spomen to several maintenance people who say thats why she is there as the company's extra charge guru! I stay as far away from HER and this company as humanly possible and go with any other management company possible. Michelle Westlake and this company I wouldnt let run my doghouse!

Sounds alot like the "Williams" family is an employee. Seeing as they used so many names, who remembers that many names? I only remember a few, and they all suck. You cannot get through to these people, takes months on end just to get a call back. All the terrible reviews on the BBB for them have somehow vanished. DO NOT RENT WITH THESE PEOPLE. Unless you want to be out of your entire deposit, while leaving your place better than what it was when you moved in.

Progress has charged me for a refrigerator repair on an appliance that is still not functioning properly now for 5 months and has cost me over 600.00 in spolied and rotten food, of which they never tried to even offer some sort of credit or resolution for the issue. Now they are charging me for the repair and labor and Im not responsible for neither of those. I also have been sude for Ocotober rent when I paid and i deducted the appliance fee they are charging me and since then they have decided to not only return my payment but sue for non payment of rent which isnt right. Its sad that this company can continue to get away with ripping off the same people that keep them in business.

Hi, I have been a renter of the same property in Grayson, GA since August 2014. My rent has increased 13% since I rented the property. I'm a single mom, and asked if they could consider being more reasonable with me with this recent 9% increase...and they just don't care. So, at first I was not going to complain, I'm a business owner and thought, okay, I'll just have to accept it is what it is...however, I have a second recent issue that necessitated me to comment. I have never made one late payment ever...and the weekend of July 4th 2017 I was out of town and thought I made the payment on time. Appears their records show I made the payment on 7/4. I didn't agree, but accepted the fact maybe I made a mistake. However, the late fee is 7.8% of my rent ($132.60), completely ridiculous when I have never once made a late payment. I called and was told since the computer shows the payment on 7/4, there is nothing they can do. I asked for a manager, and Kaylee(Kailey) said she was my account manager and there was no one else to talk to about this matter. I asked for the spelling of her name several times, and she was rude and hung up.

One final complaint, but want to give accolades to the manager who did reach back out to me to resolve matters (Mark) - I had repairs to some areas within the house, the maintenance man used my own towels to wipe off grout and left a mess behind, in addition to leaving a charged power drill on my children's lego table. They are lucky I didn't sue them. It makes me sad to have to complain about all of this at once, but I want others to know what they are getting into when renting from Progress Residential. I will never ever rent another house from them, and even though I just signed the new lease I will take this year to carefully find a new residence and make sure everyone I talk to knows they don't care about their renters, only the bottom line. :-(

DO NOT RENT OR BUY FROM PROGRESS RESIDENTIAL DALLAS. Details Below if you feel like reading a long review: Firstly, Progress has absolutely horrible service, from the Real Estate Agent and Managing Broker to the call center service team. Angel Wiggins, Denise Frank, Robert and others in that office have no idea what is going on. Their office is an absolute joke (clutter everywhere, unprofessional), their customer service is all but nonexistent, and they truly do not understand their jobs. Every time I call in (and trust me, it's quite a bit) I wait on hold for AT LEAST 10 minutes. When I finally get to speak with someone, they either do not know what I am talking about and need to "ask their manager" or they are abrasive and rude to my inquiries. As a first time home renter, I felt completely lost in the process and they were absolutely no help. Of course, they're very quick to assess late fees and any other "convenience fee" they can justify. Additionally, their maintenance staff is highly incompetent. My AC unit stopped working in the middle of July in Texas, and when I put in a work order, it took their staff over 36 hours to get out to my property. Then, the maintenance guy took one look at our AC, spent about 15 minutes around the house, and proceeded to tell me "nothing was wrong" (It was 87 degrees in the house). I had to call a 3rd party who immediately found the issue and fixed it. You'd think Progress would not hesitate to reimburse me for failing to uphold their end of the lease to provide a temperature controlled dwelling, but of course not! They "credited me" for the days I did not have AC - which was about 100 dollars less than what I actually paid for the AC repair! Finally, they try to sign you up to bundle your utilities in with the rest of your rent payments. DO NOT ALLOW THEM TO DO THIS! I was charged almost 200 dollars in JUST electricity charges for about 15 days of service. Their rates are absurd, and they seem to have NO IDEA. I switched to my own electricity provider and my charges dropped 100%. Progress Residential is everything but a scam. I will never rent or buy from them again, and I will absolutely tell everyone I know to do the same. I am so upset by this entire debacle that I broke down and actually made a Yelp account to post this review. Do yourself a favor and put this Dallas Branch out of business. Its really quite laughable that they are allowed to call themselves "professionals". Get your stuff together, Progress. You're a joke.

This company posted a home for rent then had me fill out an application with multiple fees totaling amost $1,000, then tells me the tenant changed their mind. I want every dime back immediately. This is a scam. I will be contacting the attorney general's office and seeking other recourse if I do not receive a full refund in the next two day. Do not post photos of homes that are occupied and allow tenants to change their minds, leading people to believe they will be able to rent the homes you advertise. This is a fraud. Do not rent from Progress Residential. This is a con game. Please note I will also be contacting the local press regarding this scam if I do not receive my full refund. Folks do not do business with this company if you don't want your money stolen.

We moved in to this property in August, first off the company wouldn't show us the house until we payed the deposit, holding fee and first months rent. The first couple of months went smoothly paying online, then I made a payment after the 3rd day online that was declined due to a shortage of funds in my account so I was told I could no longer make payments online, I said it was ok so I mailed a money order to the Alpharetta location which was processed ok along with other charges for late fees and a return check fee. The next month I pay rent on time with a money order and usps says it was dilivered on the 2nd of February so I assumed they received the money order which was dumb on my part. On the 7th of February I received an email stating they received my payment but for future payment it needs to be sent to Arizona. I can't get in touch with any one through email, phone and I get the run around from corporate saying I need to deal with my local office. I have recently received a email saying they will proceed with legal action if I do not pay soon. I have no clue where my payment is and I'm about to be on the street with my kids. Someone please help!

Top Notch Thieves

I've been renting from Progress for 2yrs now, and my rent has increased, my utilities are ridiculous and nothing is never fixed in a timely manner. My rent now is 1300.00 a month, however I've paid over 2,000.00 per month for many different crazy reasons, which are to many to discuss. Customer Service is horrible, they are rude when they finally answer the phone. If they ever tell you that they will contact you, or email you information do not believe them. The Atlanta office is the worse. They've made thousands of dollars from us. I will be moving once my lease is up. Please run as fast as you can from this company!!

Stay away!!!

I agree with most reviews. I have not had my maintenance requests handled. Also there was an pest control (ant problem) that when we moved in was already there evidenced by bait traps etc. They hired a pest control company for two treatments, the ants are still here. I had to pay for another company to have a piece of mind with small children in the house. The counties code enforcement is now involved for Progress to comply.

Horrible company

My brother applied for a house in orlando FL we viewed the house it was nice so they asked him to go get a money two money orders. One for $45 application fee and $500 to hold the place we were told credit wasn't a factor as long as u have income or other stuff and that the rep would work hard for him so he can have a place for the kids and that he could move in two days he woke up to a email saying he was denied for credit and he already discussed his credit problems come to find out he had identify their and he can't even rent from them with a police report or a credit alart paper provided by the credit bureau

My husband and I lease a home from progress residential. We have currently came into a major problem with our air conditioning unit. We placed a emergency call on Saturday July 2.2016 they sent out a gentleman on Sunday 3.3016 the gentleman said we needed a new unit outside he would submit the order that day. On July 5.2016 I called to find out tge status of the situation was told they denied the order. I called progress residential and was told the property manager would be in contact with me that day. I heard nothing that day nor the next. Thurdays July 7.2016 I called progress residential again. I was very blessed to speak with a gentleman by the name of JOHNATHAN he went way beyound anything I was expecting he addressed all rhe issue and made sure I received a call from not only the heating and air company but the property manger as well. I must say in all the time that we have been with progress residential he has been by far the best we have worked with he has went above and beyond his understanding and compassion is by far the best. Thank you Johnathan for all you have done to get this problem solved this company needs more people like you.

SO. At the end of two years of renting a property through Progress Residential, I leave my final review. Sadly, it is a stinky one. I won’t go into too much detail (as my attorney has cautioned me about that with a pending suit), but suffice it to say that this particular office most likely is one of the better ones, but as a whole, the company is 100% an investor-driven bottom-line focused corporation with little to no regard to an individual’s satisfaction. When they attempted to raise my rent by about a third upon the re-lease for a second year, I left feedback, which was immediately addressed by a local business officer, leading me to issue a recanting statement and second review rating them higher. This time it appears it will take the intervention of the legal system to make things right (or at least fair). If you take nothing else away from this short review, it is this: look elsewhere for a more renter-friendly property management group. Seriously.

I signed a lease agreement with rent progress indicating that I would be bringing a dog to the premises. I paid the $300 pet deposit prior to moving into the property. Upon move-in it was determined that this was not a good place to bring my dog. The yard was too small and the smell of pet urine from the previous renters was prevalent at the property. I notified the property management company rent progress that I would not be bringing my dog into the home within four days of moving. I requested that my pet deposit the refunded, and the lease be changed to eliminate the $20 month pet fee. After several months of communicating with rent progress I was informed that the pet deposit once paid was nonrefundable. I have not been provided a change to my lease and I am still being charged $20 a month for a pet fee. This company takes every chance it can to rip you off charging fees for anything and everything they even charge me a late fee for not paying the rent deposit on time the first month. If I can rate this company 0 I would please beware before doing any business with rent progress or progress residential!

Horrible Experience with Progress Residential Also

Hi,

My husband and I are both disabled vets that care for a mentally disabled family member and are currently locked in a court battle with Progress Residential over their deliberate failure to maintain a livable residence. Due to Progress Residentials unwillingness to complete any maintenance orders our beloved pet was killed and a house flood caused 1000's of dollars of damage of our personal property.

We were granted a $10,000 judgement, which they are now appealing, and have sicked their lawyers on us to make the process as difficult as possible.

We were wondering if you would be willing to write a statement and be contacted in regards to your personal experience? Any help that you could offer to assist us to show that our case is not an isolated event and rather an ongoing occurrence that is company wide would be greatly appreciated. The appeal court date is November 10th and we would appreciate any feedback that you would be willing to share.

We have rented with progressive residential for over an year. Our leasing agent has been great, we have had times were we needed extensions on our rent and she was always there to help. She was quick to answer our emails and calls, and always had a smile on her face when we went in the office to pay our bills. She is honest and has feelings and understands life happens.

Follow lease

I am a resident of Progress Residential since June 2015, Atlanta base. What I saw on their page while looking for a home, neighborhood, and community is what I received. What I signed in my lease (great reference for service needed for residents), is that and more.

Any problems in home I have had resolved, any problems in community resolved, office personnel in old Marrietta office, new location Alpheretta office gosh they were great. I can not understand so many negative comments when I have never had 1 problem. Carla helped me today, the folks in the Arizona office have gone out of their way to help me when we had a financial problem. Let's be honest and not follow suit to other comments. Let's speak the truth about a company who does what it says and says what it does. Thank you all for all you do to make our family's life great in a nice subdivision, great schools, and a great community. We are blessed.
