So today I receive a letter referencing my current mortgage and the amount they are going to give me cash out. But they are not mortgage company. And it's from "licensed loan officer" with a 1-800#. In other words, they didn't even address it from anyone in particular! I find this to be a deceptive letter referencing my current mortgage and mortgage holder and coming from an anonymous source!

This company led me on either knowing they couldn’t close on the needed date or were so disorganized they couldn’t effectively move the file through the close process on time. Multiple delays and excuses all along the way, often trying to blame the Title Company (who I've worked with for over three years and never had an issue with).

The title company loan closer said she never once received a communication back from Loan Depot closing department contacts, despite reaching out multiple times. Closing was delayed/pushed back three times and we were never able to close the loan. Save yourself the trouble and go to Quicken Loans - I've never had an issue with them.

We bought property in Michigan a couple of years ago and found out a month later, after closing, that we didn't get what we paid for. The property was misrepresented. We thought we were getting 5 acres, but it was only 3 acres. We, also, thought we were getting access to the river directly behind our house, but that property belongs to someone else. We found that out when we were trespassing.

I can prove everything I'm saying. We have the appraisal, showing 5 acres for funding. We have the description of the property, when it was advertised, which also shows 5 acres, plus describes the access to the river directly behind the house.

I filed a claim with the title company insurance. I received back a letter, from the insurance co., denying our claim. In that letter, it states we got 3 acres, not 5, and our property does not lie on the Ford River. We also had a survey done to verify the information. The survey shows 3 acres, as well.

We've been fighting this ever since just to be done fairly. I wrote letters of complaint to the parties involved and either got no response or a threat. In the complaint letter, I did not include the appraiser, but the title company instead, which is why I filed a complaint with the title insurance co. I complained to the US Appraisers online about the appraiser that did our appraisal, twice. First time, I did talk to a supervising appraiser, but he quit responding to me. This last complaint, I've heard nothing.

Loan Depot sold our loan just last year, which makes the new bank a party in this misrepresentation, just by association. That is unfortunate for them.

Buyer beware if you use any of these companies Loan Depot, Look Realty Inc, or Affordable Appraisals Inc, when purchasing real estate.

I was told I could do cash out on a home without any debt via VA loan then I was told I could not, I was very clear I wanted a 15 yr they kept pushing a 30 yr, I specifically requested that they handle my payoff of some old debt and I was told they would only to get payoff checks sent to me via FedEx that I would have to then send to appropriate accounts.

I had to pay for appraisal and I get that but I gave them my debit card number over the phone for the appraisel and coincidentally my account was hacked from an unknown source located in , wait for it Texas!! Poor communication or questionable deceptive practices. The individual that was my main contact seemed to have an attitude of "I will do what I want" and not what the customer wants. He also seemed to have a cultural bias towards women!

The good, supervisors were good to respond to my concerns,a closing rep was good enough to visit my home to complete paperwork and I did get the loan and do appreciate it very much.

not just complaining without some view of solutions, as a customer and in concern for future customers I hope loan depot will actively persue extra training in communication at the rep/customer level. And also take into consideration in this hyper tech society that not everyone lives with a smart ph 24/7 or cares to use a computer every day for emails etc.... All said I would have much rather do business in a physical brick n mortar location. Speaking face to face with the reps of this company.

Loan depot works but you gotta have patience and luck in getting a good rep.i

We were looking to refinance our home due to our son being in and out of the hospital since September. My husband called loan Depot and started working with Michael Wissing who stated to us we were already approved and would have our loan closed on dec 14th. He just needed 425.00 for us for an appraisal on nov 3rd in a phone conversation that was recorded he states it is fully refundable if they cannot get our loan approved. They sent an appraiser that under bid our home and listed it incorrectly. Which i now see they have scammed many this way. They denied our loan and now will not refund our money. Our son is very ill and this was suppose to help us oay off medical bills. We have 100,000 in equity and should not of been Denied . They scamed us and we are on desperate neef of our refund. Please help.

In the month of feb, I apply online for refinance, the next day I had a lot of calls from driffren loan agencies, one of them was LoanDepot I talk to a guy name Roy, From loandepot, he told me he was the lender and that he could help me to lower my mortgage payment by refinancing the house, I told him that I rather talk to Somebody face to face and he told me that he was the lender, not the middle guy, and that he was the one to approve my loan, so I believe him so we talk I gave him my information And I fax everything that he need it, so he gave me a price for my new loan mortgage which it was 1550 a month, a few days later he told me everything was good and that I needed to get my house appraisal, I said to him why don't we wait until I get approved, he said no don't worried if u don't get approved we will get you a refund for your appraisal

A week later the appraisal Came in just 3,000 short so he told me that the mortgage payment now was 1675 so I said ok that's fine, two weeks later we talk again now he told me that I didn't qualify, that I need to put my wife on the loan to qualify and that my mortgage payment now was 1743 and that it was a FHA loan, I told him that I all really had a FHA loan why would I wanted to continue to have a FHA loan, so I told him to stop and to give me my money back, from the appraisal and he told me that loandepot doesn't give a refund for the appraisal, so I lost my 495 for the appraisal and loandepot didn't help me to refinance my loan, he lie to me all the time he wanted me to put down out of my pocket 7,000 dollars he even ask me for my bank account, that's when I said stop stop, I have call him and send him email but he doesn't respond, loandepot stop ripping people off.

I got ripped off by Augie from loan depot. He said my appraisal fee would be returned to me if my refinance didn't go through and it didn't but never returned it. I called he said he'd talk to his supervisor and call me back but he never did. He wins answer my calls and won't return emails.

You will do much better with a different mortgage lender. I found there follow through to be poor as well as there underwriting process.

>After having an appraisal on my property it took 2 weeks to get a decision from them.

>The mortgage loan rep I was in contact with disappeared during the final push of the underwriting process and after attempting to reach him via multiple phone calls a emails I had to give up.

>Finally, they failed to take into account all my sources of income hence my debt to income ratio was negatively distorted.

Not a company I would ever recommend nor would I choose to do business with ever again.

Go elsewhere!

This company should not be in business. They will say anything to get your business and get a $450.00 appraisel fee and then not follow up. They said the loan would close in less that 45 days then they ordered an appraisel that was not performed until after the rate lock expired. I questioned them about that and their representitive said the lock was extended, but that was another lie. When they went to close the loan they increased the rate, they did not followup and are not trust worthy.
