I moved into Decatur Georgia in November of 2016. I submitted a security deposit of $1045 dollars to Sanella Duracak, who oversees promoting the properties and getting tenants to rent their properties. She moves very fast on making sure that you submit your application fee and get your security deposit submitted which I was told would be returned to me after I moved out of the town home. I have all my signed documentation of when I sent the money in to this fraudulent management company. My time there was fine because they were only worried about their money. I never had anyone respond to any service request. After a year in the apartment they decided to raise the rent to $1200 dollars without even providing notice before I committed to a Month to Month contract.

I moved out of the town home in January of 2018 after providing them with a 60 Days’ Notice. I had my walk through with their inspector and everything was fine, but they charged me $250 dollars for some touch up paint. I didn’t bother to argue this because I just wanted to get out of this situation and Moved forward. I expected to receive the remaining $795 dollars of my security deposit. I emailed Erica Bradley with my updated address of where to send the check to but I never received my deposit. I emailed and called her multiple times in the month of march and she told me that the check had been mailed and she was sure that it would get to me because she sent it herself. April approached and I stopped receiving any communication from Erica Bradley.

I reached out to Sanella Duracak, who seems to be the only person who responds to emails or phone calls and she put me in contact with Jonathan Hurtado, who is the property manager for Atlanta properties. Through March and April as I talked to Jonathan he told me that the check had been mailed and returned to him twice. I found this very strange because I was receiving all my other mail at my new address. After Giving Jonathan my address on multiple occasions and not receiving my check, he told me that he would meet me at their Fairington Club Location in Lithonia, GA. The first time he never responded to any calls or emails with a time to meet. When I finally got in contact with him, we set a meeting time of 5:00pm on April 30th 2018. When I reached the location and contacted Jonathan, he said that he thought we were meeting at 6:00pm. I told him that I would wait or have my fiancé meet him, he then proceeded to put me on hold and never returned to phone or answering my phone calls.

Today is May 7th, 2018 and I have still not received my security deposit. I can no longer get in contact with Sanella Duracak, Erica Bradley, or Jonathan Hurtado via email or phone. I would strongly suggest that no one does business with this management company.

I lived at a rental property for 2 years. The condo had normal wear and tear as well as a few stains on the carpet from kids. I paid $300 to get the carpet cleaned in which the stains didn't come off. I knew that part of the carpet needed to be replaced. In our contract it talked of normal wear and tear. In any rental property before a new tenant moves in the owners have to paint. There were no holes are dents in the wall and 1 coat of paint would have made the condo look new. However, they decided to charge my husband and I $1200 which they said tgey discounted to $800 for paint in which they already have to do and to replace carpet. At the end of the day after they took our entire deposit they also are charging us a little over $1000. It took them 3 weeks after our closing walk through to even touch bases with us.

Great price, make sure that you take pictures and write down everything that is wrong with the place when you move in dealing with this company. They do not respond to concerns at a prompt time. It's a hassle for someone to call you when you have a concern. They charge for gate remotes and the gate was always broken. All they care about is getting money... when you are off $100 they find away to contact you then. The maintainnece guy makes appointments and do not up date on the time that he set. You get off work to make the appointment and then he's not there. Asked at the home office can they Comp for that. I was told no... so if I end up having to come out of my pocket to fix up a place that was not 100% clean and put together then I will be getting a lawyer.

I have been a tenant of JAI's for going on 4 years. Every summer my air conditioner breaks. Every summer it takes weeks and weeks to get the unit fixed. This summer the unit has finally crapped out completely. JAI still hasn't fixed it. It's been 3 weeks now. They do not care that it is 90 degrees in my house or that I have a 3 year old child.

I have taken it upon myself to buy a window ac unit so that at least one room of my house can be cool. It's absolutely ridiculous that a property management company cares so little about the people paying their bills. I currently pay over $1k a month to live in this piece of crap.

Everyone should save themselves the hassle and never ever rent from these crooks. You can't get anyone on the phone and when you do, its just Arlene in maintenance who has no say so in anything and can't do anything. There is no way to talk to any management personnel. There are no email addresses for anyone. These people are crooks and should be put out of business. They are in it for the money and do not care about their tenants.
