I called FIRST AMERICAN HOME OWNERS PROTECTION CORPORATION today August 7th, 2015 . I told them the aircondition freon leak of mine addressed by them recently was not taken care of and I seemed to still have the leak. She first tried to twist it into a different problem by putting words in my mouth. i had to raise my voice at her saying that, I never said that and it is the same problem. Then she says, " It has already been 30 days since, so there will be another $60.00 charge"!

Note that I do not have anything in writing stating that there services are guarranteed for 30 days only!

This warranty was guaranteed to me at the time of my closing escrow by my realtor of cource, most likely billed to my escrow indirectly.

I quit supporting thius type creeps in the early 90's, when i first learned about all these type scam artist.

Truth of thematter is, as a Christian my home is protected by my Lord Jesus Christ and I would not put FIRST AMERICAN HOME BUYERS PROTECTION CORPORATION or any other creeps of these sort above him.

My advice to you: Save trouble and your money : Boycut These Creeps, all licensed criminals.

20 days with no air conditioning in Texas in the middle of summer! Was on hold 40 minutes to place the initial service request to replace my condenser fan motor. The company they used was PML air in Garland, TX. They sent out a tech two days later and told me to be home all day Saturday without telling me an approximate time the tech would be there. The tech did not come until 4pm, he put a capacitor on the fan motor and it kicked on, however after he left the ac went out again. I immediately called him and he said he was already at a job. He came out the next day and said he had to order the condenser motor it shoud be in Monday or Tuesday.

Now it has been 20 days. The ac company says my warranty people didn't order the part, my warranty people say the ac company did not order the part. I requested a new ac company and my warranty people refuesed. I then fixed the part myself and requested by $60 deductible that I paid to the ac company be refunded and was told "a service was provided and you cannot have your $60 refunded to you" terrible warranty company, complete disregard to customer well being- 20 days and the house was 90 plus degrees inside! My fish died because it was too hot. Luckily I am handy and fixed it myself after 14 days with no air. Go with Old Republic, do not go with this warranty company!

I was warned by my realtor that this home warranty company wasn't very reliable. I should've listened to him. We (all home buyers) need to stop funding these scam artists due to our 'fear' of buying a home with used appliances. This company is laughing 'all the way to the bank' with our money. What a ripoff!

The A/C unit in the home we bought made an extremely loud popping sound several times in a row when it cut off. At first I wasn't sure what I was hearing, and then I determined that it was the AC unit. I called First American Home Buyers Protection Corporation and waited 15 minutes until someone finally answered. Long story short, they told me that as long as it was not blowing hot air, they would not come out and look at it. They stated that it had to be a 'failed' unit in order for it to be covered and that it states that in the policy. I asked her where that was written in the policy and she put me on hold to ask someone. When she returned, she stated that it wasn't written in the policy, but that's the way it is. It has to be a 'failed' unit blowing hot air. Making loud popping noises does not count as a failed unit. For the safety of my family, I will not wait for this unit to break down completely....and they know most people feel this way. Shame on them....and shame on me for not believing my realtor. After reading the other 200+ complaints on this site, I know that it's a lost cause to call them for anything else. Just a waste of my time.

First American Home Buyers Protection tried to rip me off twice. First time they wanted $65 for not fixing my swamp cooler then they wanted another $65 for not fixing my stopped up sink. They stated that I needed to give them another $300 to fix my clogged drain. They wanted to build another drain in my house so they could fix the clogged sink. When I told them they could snake it from the roof, they said that they do not cover anyone going on the roof. Do not do business with this company.

About a month ago my AC went out. I contacted First American and they found a contractor to administer the repairs. The unit need a new compressor. About 3 days after the visit from the contractor they got the okay from First American and the contractor "claimed" they ordered the part it would be here in three days. Three days came and went no calls or updates from EITHER party. My wife called on day number 4 and the contractor told her that the part had not been shipped yet. The secretary blamed the parts vendor and said she was having it shipped out right away. I seriously doubted the problem was with the parts vendor. Instead of the contractor showing any kind of concern due to the fact my house is a constant 90 degrees and had the part shipped overnight, the contractor tells my wife it should be here Thursday of the following week.

We are now in the following week and the contractor is a no show and I had to beg First American for an update.

I got the same song and dance I have got before. We can't reach the contractor..... We are emailing them for an immediate update.... We are notifying your case manager to stay on top of this... BLAH,BLAH,BLAH. To add insult to injury they are tell me that they are the only contractor in the area that work with AC problems. This is the part that REALLY angers me. They are of a lot of A list contractors in my area. I have a suggestion.... STOP being cheap and reach out to one of these guys and pay them what they are worth. You have a contract with me and your telling me if the current mom and pop shop won't complete the repairs that I am out of luck? Then what the heck am I paying you for? You have no problem debiting my account monthly. This isn't a leaky pipe, or a broken dishwasher. I could deal with that. This is potentially a LIFE THREATENING situation where temperatures are soaring into the 100's. I have young children for crying out loud! With all due respect I don't live in temperate sunny California. If the temp here in Texas wasn't so extreme, I would make such a fuss. I am asking and pleading with you to do right by this

I first contacted First American Home Buyers Protection Corp. 07/12/16 to start up a new claim for our water heater that has been giving us trouble for several months. Before I called I made sure the water heater would be covered under our contract.

Our contract clearly states it will repair or replace the water heater. Several days pasted and the contractor Presidio Plumbing finally send someone over to check our faucets take pictures of our showers while water running, the symptoms of our water heater going out were cloudy, milky water, the water was clearly unregulated, always hot absolutely no cold water in our home.

The guy did all this, of course collected $65.00 service fee, told us he submitting it for replacement. Now we waited anxiously for a call back for two weeks and nothing. Finally I called and I was told it was declined by First American Home Buyers, cause it wasn't leaking yet. Of course anyone would hit the roof by then.

We have faithfully paid our premiums automatically taken from our checking account 1st. of each month pmt. $61.00, now over $1220.00 into paying them they will not replace our water heater unless it has leaks.

Bottome line I strongly recommend anyone looking elsewhere before signing on with First American Homebuyers Protection, I sure there has to be a decent home warranty company that will honor their contract.

For many years in New Orleans, La. I depended on American Home Shield (AHS) for my home warranty services. The performance of AHS was always as good as or better than I expected. AHS selected service providers qualified for the work and they arrived at my home at scheduled times with a few days of the original request. Never in my recollections of AHS's ten years of service did the company fail me.

When I retired in West Palm Beach, FL three years ago the AHS company in Florida performed as I expected for the first two years. Then gradually their service level declined. Record keeping became faulty, appointments were missed and in the end they lost all my records. So I had to find a new home warranty service.

I reviewed about fifteen companies in detail before selecting First American Home Warranty (FAHW). This company was highly rated by the BBB and offered the most extensive list of services. When the shower drain in my condo's master bath stopped working, I discovered this company offered exactly the services I needed: repair of "shower diverter, riser, angle stop and gate values." The service company they selected was not qualified to do the work because that required a one million dollar liability policy be assigned in the name of my condo. Over many hours of calls with 25 to 45 minute waiting times FAHW continued to insist the original provider was qualified.

After speaking with "Mary" in "Claims Resolution" I was told they would find a qualified provider and give me the name within 24 to 48 hours. That didn't happen. Instead I received a call from one of the FAHW staff who declared the original provider actually was qualified. At that point I lost my patience and decided to file this report.

Fraud Alert! Bait and Switch! Pay for "uncovered" work before they will fix the problem.

The AC went out in a new house we purchased. The unit was running fine then suddenly stopped working. The fan would not turn on. It was clearly an electrical problem of some type and not a lack of freon since the unit was ice cold just before it stopped turning. The technician First American sent out could not come out for 6 days. Then we were not home and he came out while we were away. He would not do anything until we paid the $65 service call via credit card over the phone. As soon as we had paid that, the technician demanded we pay an additional $150 "cleaning" fee before he would work on fixing the AC. The technician stated the unit was "completely out of freon", which I knew could not be possible as it was cooling fine before the electrical problem began. When we refused to pay the "cleaning" fee, the technician left.

We were caught in "no-mans-land". First American refused to do anything further until we had either paid their technician $150 to clean the outside coil, or we paid another certified AC technician to "clean" the outside coil and send them the receipt showing we had paid the additional $150. Until then, First American was done. They had no intentions of doing anything further about our non-working AC. Blackmail / ransom... whatever you want to call it, we were literally being black-mailed into having un-necessary, uncovered work done in order to get our AC back working!

We called in a separate technician, who diagnosed the problem as a faulty relay switch, and who documented that neither the inside nor outside coils needed to be cleaned. First American still refused to honor the claim and kept insisting we needed to produce a receipt for "cleaning" the outside coil first.

While researching this situation, I've discovered this is a common practice with First American and their technicians - classic "Bait and Switch" con job. Their technicians demand additional uncovered work be paid for before they begin the "covered" work. From what I have read, this is to make up for the financial loss the technicians take on doing the "covered" warranty work for Frist American. So we have wasted a lot of time and money and we have nothing to show for it except frustration. Take my advice, get a different warranty company, you will only waste your money, and raise your blood pressure dealing with First American.

L & S Heating and Air Conditioning did not fix my AC. Below is a listing of their consistent behavior:

- They failed to answer the phone more than they picked it up

- When they picked it up, they pretended to be disconntected

- They would give me a 6 hour window. I waited and they never would show up

- Once they came by, they would do one thing, not check the system and leave. It was another 2 weeks before they could come by again and try something else.

- I still did not have a working AC downstairs in my home after 6 months of service

- American Home Warranty was no help when I called them about this

- When my unit was replaced - (this only happened because my realtor got involved and she threatened not to do business with them anymore.), they replaced it wrong and after a year of expensive bills, I called my AC repair place and was told the unit was installed improperly.

Never ever accept American Home Warranty! Never allow L&S AC Repair to come to your home. They are terrible!! It has been a few months since I have worked with this warranty company. It would have cost less in aggravation and finances to not have a warranty.
