When my other half and I were inquiring about purchasing a home there that needed a bit of work the park sales associate said that because we were coming from another equity lifestyle park we would not be required to pass the background check they just needed income verification from one of us to show we could pay the rent.

The park we came from was another over 55 park and I lived there for 2 yrs. I bought and sold a mh there. I was a good tenant and always paid my rent

When it came to signing the paperwork at the park office we told them we were working together and both investing time and money into renovating the home so we were both purchasing it and the park sales associate said she would put both our names on the title.

We were never told we could not live in the home.

Our goal was to fix it up and sell it. They gave us 3 months rent free living so we could do so and we did put thousands of dollars and hard work fixing it up and did put it for sale. We have been actively trying to sell it.

It hasn't sold yet. We purchased the home in Feb of 2015 and it is now Dec.

In Sept I moved in myself as I sold another property I was living in. When it came to paying the rent the park gave me a hard time saying I couldn't pay someone elses rent ( referring to my other half). They spoke with him about it and said I could only pay the rent if I signed a form saying I wasnt the approved homeowner. I did, because I didnt want to be behind in rent and they refused to cash otherwise. I did argue that they sold it to me and my name was on title. I didn't understand the approved homeowner thing they spoke of except that they used his income to verify we could pay the rent.

In November I ran ads to lease to someone else to cover the rent until it sells. The park refused to process their park application stating I wasnt the approved homeowner so I wasnt authorized to lease. I told them my other half was in agreement and they said if he was leasing it would be ok.

I lost 7500 in money because they didn't process the application. They were going to rent from Jan1 through Mar 31 at 2500 a month

I tried to play by their rules and get the person approved by the park and I got burned

A couple weeks ago I got a notice of eviction on my door saying I had 7 days to vacate the home.

I have to vacate my own home now and I have paid rent every month and have no trouble in the park other than I am under 55 and them saying I am not approved homeowner. They sold the home to me, put name on title and this is BS.

They should inform people if they are going to sell a home and not allow to live in. They should follow their own rules to get people approved before they sell

In 45 years of business I have never seen a company as dishonest and unethical as ELS. In our small park of 250 units ELS has intimidated and harrassed seniors to the extent that some simply walked away from their homes. Some had thier places moved to another park. One manager was so corrupt that she got herself fired for forcing the tenants association to ad her name to their bank account. Today ELS is going back on their agreement to respect the rate structure for seasonal guests and forcing them into the Annual Residents catagory incurring a $900 increase per year. Thier unethical, deceptive and abusive operating methods continue to cost them a loss of income from transient tourist who lukily have a choice as to whether or not stay in any of ELS's properties. One would think that someone in Corporate would see the light and realize that thes tactics simply don't work, that they are a detrement to thier livelyhood. Nope, they are just as ignorant, arrogent and abusive as they have been for over ten years where we are concerned. I have to say hats off and the deepest respect for the residents of the San Jose park who took ELS to task and won the Hundred Million Settlement.

We send our children off to war to fight for our rights and yet we let greedy corporations like ELS use their wealth and power to Intimidate, Harrass and Abuse defenceless individuals and seniors. My only wish is to see a Massive Nationwide Lawsuit that would put these criminals out of business once and for all

YOU CANT TRUST THE PEOPLE . THEY DAMAGED MY LIFE . THEY TELL LIES AND PURJURY . THEY COVER UP TAX FRAUD AND HATE CRIMES . AND THE SEX IN THE POOL AND SEX IN THE HOT TUB . This company does not care about their members and much less their employees. Every employee (except for management and corporate) is unhappy and miserable about the unethical practices. Corporate cares about one thing - money. Your money is all they want. They don't care if you use your membership or not. They DO NOT care about your complaints or if the parks are falling apart. They will LOCK YOU IN A CONTRACT without you even noticing. They raise your dues and just want you to pay them. They add on fees and blame it on you. "You should've read your contract." They flat out are just money hungry! They tell you to come to "meetings" which are just sales pitches! They tell you there's no way out of your contract when YES INDEED THERE IS. They tell you that you need to "upgrade" in order to sell or cancel, which is FALSE!

The poor souls working in the Gautier, Mississippi call center have to face rude and upset members on a daily basis. In fact, who can blame the members for being so upset when they're getting screwed over? Management does NOT care. They want to deal with upset members as least as possible. They want the pee-on minimum wage employee to talk to the upset member, when obviously their problem would require a supervisors attention. When an employee brings an issue to a manager, they don't care! Managers literally say "who cares just get the payment." That's not good practice is it?! They hound employees, pressure them, yell at them, and put them down when they don't collect payments by phone.

They THREATEN employees with pink slips when they don't collect money. They run stats and get in their faces about getting MORE money. They say if the member isn't paying then just move to the next call and get MONEY. It's terrible. I've witnessed people in tears because they hate the job so much, and pray another job- ANY job comes THROUGH!!! If you want something done, then always ASK TO SPEAK TO A MANAGER. And NEVER give up until you get one on the phone!!! PERIOD! They NEED to work more! Instead of sitting in their offices playing games on their phones, then yelling at everyone like tirants, they need to solve problems! Those managers are so lazy, so cocky, and are the main ones that need to get cursed out!!! Not the poor underpaid soul who answered your phonecall praying for their shift to end already. Before purchasing your membership, check the contract for a term.

Too many times people get locked into 10-20 year terms without noticing and are stuck consulting with attorneys about what to do. By the way, EVERY CONTRACT AUTO-RENEWS unless you send them a written notice to cancel. Every single one, even the 1-year ones. DO NOT upgrade if you want to TERMINATE YOUR MEMBERSHIP. Send a WRITTEN STATEMENT stating to CANCEL your membership followed by your signature. Your name, date, and member number must be on the statement, too. The address is P.O. Box 26, Gautier, MS 39553. This address is good for ALL of the memberships under the corrupt Equity Lifestyle Properties. 2325 Hwy 90 E, Gautier, MS 39553 is the physical address! Send 2-3 letters, keep a copy for your records! Don't make these people any richer. Trust me, they just want your money and will go to great lengths to get it!!!

I am writing this report to complain about the unfair treatment and practices of the on site property manager at Greenwood Village. Located at xx Chapman Blvd, Manorville NY 11949.

I am speaking about Kathryn Kaya. Without previuos warning or conversation Ms Kaya is claiming that my girlfriend is living with me at my house. She is claiming that she knows that my girlfriend has been living here for "quite some time"

My girlfriend does not live here 24/7. She has her own place and is also frequently on the road. Ms. Kara claims that I must evict my girlfriend within the next 30 days or Greenwood Village will terminate my "Residency Agreement"! They also are telling me that I owe them $3,400.00 in "fines" for the time she has been living here!

This is outrageous! Am I not allowed guests to stay with me! If she is of age? This makes no sense and there are many more issues at hand here. I am in the process of hiring a lawyer! I will not be intimidated by these "terrorist" tactics!

If anyone has had any problems with "Warden" Kara I would appreciate hearing from you. Thanks Tony

Equity Lifestyles is definetly a scam against the elderly. I mean; it's compared to the Trump University Scam!!

The sales people are told to push hard the sales of these so-called homes; which are trailers. And; are not worth the price they want for any trailer. They make it all look and seem like heaven to these poor elderly that are trying to survive on their ssi. But; once the poor elderly person buys one of these overpriced homes; then they are stuck here paying this high rent until they are able to sell their home to some other sucker.

The sales people here promise peace and quiet; resort style, many activities; and affordable rent for the elderly.

We were told water, basic cable, trash, lawn service is included in the rent.

But; we didn't get the basic cable; didn't know how to get it; but we need internet; and want more then cable; and BrightHouse would not give us any discount.

Worst of all; the lawn service is ONLY to cut the lawn. Which by the way; they cut the wire on our A/C; and we had to get our A/C fixed. But; of course they are not going to admit it was their fault.

And; we still have to trim all these stupid bushes and maintain the flower bed. And; i don't own the equipment to cut the bushes or pull out weeds. I am allergic to weeds; and my husband has arthritis in his hands. So; i told them i am cutting out all the bushes and spray weed killer in the flower beds; and hope that helps.

Most elderly here can't afford to hire someone to maintain the lawn.

And; the so-called HOA here is a joke. The office tells us one thing; and then the HOA wants something different. And; they tell everyone that doing recycling helps keep their rent lower. We didn't move in here for Peace and Quiet; and all these lies; just to have to find ways to keep rent lower.

It's all a LIE; nothing will keep the rent lower; if the Company, Equity Lifestyles or Colony Cove; wants to raise the rent. The rent goes up a percentage every year. And; nothing will change that.

Since we moved in here a year ago; a nice gentlemen accross the street had to move out and move in with his daughter; because after his wife died; he could not afford the rent and electricity, with just his income. He really loved it here and did not want to move. But; he said he was scammed by the sales people; making promises that did not happen.

Now another lady living by us had to move out after her husband died. So; especially after they raise the minimum wage; it will get even harder for the elderly to live anywhere. So much for the american dream. It's not real anymore.

We purchased a mobile home in Westpark. Our lease was $632 per month. We moved in July 2017. In August we received our first rate increase to $825. At the same time we received a property tax bill.....wait what? Why are we paying the property taxes on a leased lot? I spent two months arguing with them and with that said we decided to sell our mobile home and buy a house.

The problem is this is a 55+ retirement community and all the residents are in fixed incomes so raising leases every year hurts many of the older residents. One of our neighbors were an elderly couple that were 96 and 98. They couldn’t afford to turn their air conditioner on. Another neighbor has been there 38 years and with the new rate hike she was having to consider alternatives.

We were lucky and our house sold quickly. Others haven’t been so lucky and their mobile homes aren’t selling because the monthly lease is too high.

I am worried about the older people that have no one to fight this for them. This company is driven by greed. When people can’t sell their homes they end up giving them to the park.

It is my hope that companies that do this end up being held accountable.

Las Vegas Villa Borega ELS MHP

We had a family tradegy and went to the park management to see if we could get out of our lease 2 months early so we could go take care of our family. They didn't care. All they wanted was 2 months rent in advance and then they would let us move out. This company has the worst managers and no customer service. the maintenance is a joke. Most of the time the park manager won't even come out of their office to handle any issue. We don't even know who our park manager is, since they fired the last one. The Maint. Tech only know how to fix things with 3 inch sheet metal screws. When we first moved in in Feb 2016, they didn't advise us that the home we were moving into was falling apart outside because of termite damage. They covered it up as best they could until we signed the lease and then won't fix it. Or the leaky shed roof. Never Never rent or buy a home from this company.

Beware before buying a manufactured home in a Equity Lifestyle Properties. They will raise the rent every year - no end in site. I moved in in August of 2016 and was notified that beginning in January 2017 my rent is going up from $670 per month to $ 690 per month. I inherited the property and at the time my parents purchased the home in 2014 the lot rent was $631.00. At this rate I will be paying $880 per month at retirement age leaving me about $400 to live on. Of course lot rent does not include any utilities.

The company is not concerned with the location of property or condition of property. Just want to increase rent for stock holders and executives salaries.

Seems the company is focused on attacking the retired and aged people by continuing to raise rent even though most are on fixed incomes and not receiving cost of living increases.

Make sure you go on the internet to read comments about this company before you buy in one of these communities.

This place is to be avoided. Not only are they guilty of false advertising practices but also very poor management/maintenance of the park. It is actually owned by Equity Life Style, Inc. whose motto is "profit over people". The maintenance is non-existent here; the pool and spa are only open three months a years that is when they are not closed due to poor maintenance. There is no fitness center as advertised. There are very few activities. The management is anything but friendly or helpful. There is no fulltime maintenance person leaving the park in disrepair. The lake it advertises as being on, only five home sites actually are on it and have a view of it. The streets and sidewalks are crying for repair. When it rains the roads often flood. And then there are all the trees; limbs falling and leaves everywhere. Most people complain about the conditions here. Look elsewhere to live don't make the mistake we did which was move in, quickly realize it was a bad decision and are now looking for somewhere else to live. Oh yea the rent is increased each and every year with less-and-less services being provided by FWV.

I moved in to down yonder park largo fl and the company equity life style properties . and the manager coverd up a hate crime and tax fraud . there are people working in the park that dont have a license to work and they are not paying any taxes and equity life style trunes there heads to it all . the park manager is nasty and rude when you tell her something she goes and tells other people what you said . you cant trust debbie gibb . i was ran down by a golf cart and the office coverd it up it was a hate crime they tried to kell me because i was gay . nobody would do any thing about it . the things that go on in the rk sex in the pool sex in the hot tub people walking around nude at the pool . the big party they have there and all the people get drunk and make fools out of them self . they tried to make me were a shirt when i ride my bike and walk down the street and the park lost so the h-o-a came after real bad calling me names damaged are mobile home .
