Daniel Heskett has been scamming people in the DFW area for years. He takes advantage and steals from both people trying to sell their homes and people struggling to buy/rent a home. Unfortunately, we found that out too late. If you have been contacted by Dan or Pro Home Buyers, please take the time to look him up before continuing. He most likely did not include his full name when communicating with you. We made the mistake of only researching his company and didn't find much information on it and nothing negative. We later found out that is because he has previously operated under other company names. We gave Dan multiple opportunities to do the right thing and sign the house back over to us, even came to an agreement to pay him money he claimed to spend on expenses. Since he, characteristically, did not hold up his end of the agreement, we are now forced to pursue legal action against him and go to the media to expose him. We are contacting local news stations as well, so if you have also been scammed by Dan or one of his companies, please let us know. Here is our story:

We recently moved from the Denton area to relocate closer to our families. After our house had been on the market about 6 months, we realized we were going to have to pay more in closing costs than we initially thought. Around that time we received a letter in the mail from Pro Home Buyers about buying the house. We figured it was worth a shot and gave the number a call. After looking at the house, Dan told us he was interested in buying it. His plans were to do some landscaping, paint, and possibly put in new floors and then sell it for a profit. He asked us to get a payoff amount from our mortgage company. He told us he would buy the house, pay the closing costs and we would be "free and clear" of any responsibilities. We specifically asked him if we would have any ties to the property, and he told us absolutely not.

We looked over the contract and it seemed pretty standard. He told us it would close by the end of the week and we wouldn't even have to make that month's mortgage payment. As the weeks went by it was one excuse or another as to why the house hadn't closed. We ended up making that mortgage payment and Dan said he would reimburse us. A week or so later, Dan called and said that everything had gone through and he would be sending us papers. He only sent us copies of the papers we had already sent him (he had done nothing to "close"). We checked with our mortgage company and the loan was still in our name and no payoff had been made. This is when we decided to dig deeper and found numerous reports, court cases, and a criminal history for Daniel Dwayne Heskett in Dallas, Collin, and Denton counties.

Dan was difficult to get in contact with but when we did talk to him, we were very polite and asked him about the mortgage not being paid off. He told us that he told us he would make payments until he found a buyer but that he already had some interest. That is absolutely not what he told us. When we pointed that out and told him we wanted out of the deal, he immediately got defensive and worked up. He had to be calmed down on numerous occasions. He told us that he had already put a lot of time and money into the house (we find that hard to believe). Eventually, he said he would sign the house back over to us, if we paid him expenses. We also found out that he has the home listed for rent or for sale with owner finance, meaning the loan would not be paid off any time soon and he never had any intention of paying off the loan. We sent an email with the agreement in writing and let him know that we were going to be discussing the matter with a lawyer. We asked him to take the house off the market while we resolved everything, particularly remove it from any sites listing it for rent, as that was never discussed as an option. We received a very hostile email from Dan stating that it was his house to do whatever he wanted with it, demanding that we stay away from the property, claiming that he felt we were threats and was going to have us served with a restraining order (which never happened). Keep in mind, we made sure that we were very professional and cordial in all communications with Dan as we do not trust him.

We didn't want to pay him any money, but thought it might be the quickest and easiest way to get it over with. We called Dan and offered to drive 6 hours to meet him at a notary near him. He refused to meet in person, because he was "not going to spend any more of his time on this" and meeting at a notary would be an "inconvenience" to him. We told him we would send him the money if he would send us a notarized copy of the deed and the original deed. We were not going to send him money in good faith that he would send us the deed. We ended up getting another hostile email from Dan and were informed that he had also contacted the local police and requested that they keep us off the property. Again, we responded professionally.

After not hearing from Dan, we decided to stop beating around the bush. We emailed him letting him know that we did not trust him and would be forced to file a lawsuit if we could not resolve this matter. We also let him know that we would be contacting the authorities and the media. We got a response that same day saying that he would talk to his lawyer about how to resolve the matter. That was over a week ago and we still haven't heard from Dan. His deceit and dishonesty have kept us from buying a house in our current location. We are honest people who work hard and want to move forward in our lives.

We want to warn other people about Dan. Hopefully if we can get the word out online and on the news we can prevent other people from being scammed him. If you have had similar dealings with Dan, please help us by sharing your story.
