These tenants leased the property for two years and did not comply with the lease agreement. they would not let me have access to the property for inspection and did not report damages to me regarding a roof leak and left the premises when they vaccated and did not continue the terms and conditions of the lease agreement. They did not let me have a final walk through and did not give me the keys to the property and left the property home doors open, and the shed a complete mess and severe excessive filth to the property interior and exterior.

I had to pressure clean the home and 40 hours of intensive cleaning to the property. They had extra animals that the lease did not permit. They would not let me inspect the interior of the property of the home when the airconditioning had to be acid washed due to lack of changing out the filters and I was not able to inspect the work because Mr. dale schultheis would not let me enter to check the system and he was belligerent and offensive towards me.

They were give proper notice according to state statutes that it was imperitive to do an inspection. They did not let me in also, to check the plumbing in the shower. There damages were more than their deposit and they were sent the notice of that to the last known address via certified mail. When I was notified not by writing per the lease the airconditioner was freezing up I scheduled a visit by north Florida cooling and the tech left because he stated that Mr. dale Schultheis was very offensive to him and called me that he would not return that I had to use DOnna carter/Schultheis son to clean the air handler and acid wash it and I was only permitted to remain outside the home.

I had to change out all the door locks because I did not have the keys to open up the doors and do the minor plumbing under the sink that was not reported and is part of the lease agreement and repair the water filter unit and change out the filter that was never changed and change out the stove that was not repairable and then call the insurance company to report the ceiling damage that was in the ceiling due to a roof leak that was never reported to me by these tenants. I had to hire a tractor to level the ground outside of the shed were their 5 dogs destryoed the grass and they left blocks and old fencing in the yard that had to be removed by a handy person. All the tiles had to be washed at least 5 times to eliminate the severe dog odor in the home.

They complained that there was no water pressure or hot water in the showers and back up in the sink and tub yet, I could not enter the home to inspect it and had an attorney firm write them many letters. after they moved the shower heads were just clogged with the water minireals and the sink and tub were unclogged with plumbing fluid. This is minor plumbing issues and the sink had tape around the drain underneath and it had to be changed out and I was able to do this after I left. 3 fire alarms were disloged and no batteries in them. they had to be placed back into position. The new tenants were witness to all of this for they let me have the inspector and plumber come over to do the repairs after they moved into the home.

The grass was not mowed not the property landscaping maintained for the last two months that is supposed to be done by the lease agreement.

Last november their dog bit me and I was severly injured and they did pay for the shots and the dogs shots were not up to date. Yet Mrs. Donna carter did have them vaccinated after the incidence. Their dogs were running loose all over the neigborhood and the neigbors were complaining.

I had to place a sheriff report concerning Dales behavior towards me and his texts that were offenive to me, calling me names and accusing me of many things and I was just trying to do my job. All this is documented and I attest to this truth concerning these tenants. In the beginign They were supposed to get a dog pin for their supposed 5 dogs and they ended up using the large utility shed that was in dire shape that I gave them notice that they had to repair it if they wanted to continue using this as a dog shed. I had to send repeated notice and a deadline for it to be done and they did have it done to ensure the safety of the dogs and when Mrs. carter would enter the shed.

This is my report concerning the tenants Schultheis who leased a property at 3510 SE 139th Street Starke, Florida from 2017 to 2019
