Friends and neighbors, I am sharing this story with you because I have fallen victim to a shady real estate deal and I do not want this to happen to you. I recently moved back from out of state and wanted to start a new life in the Town of Tonawanda. I was advised by a mutual friend that he knew of someone selling a house on a very desireable street for less than market value. I was also advised that this is a flip property and that the owner - Chris Williams spent a lot of money fixing it up so I thought it sounded like a win win. I sent my girlfriend over to look at the house as I was out of state, she loved it. A great yard for the dog and a finished basement for my man cave, what could be better? I came home in June and when I waked into my basement along with my girlfriend and my realtor we were hit with an odor like nothing I have smelled in my life.
We later found out that the tennant that was living there was training German Shepards. [continued below].... Report Attachments: ..... We asked Chris about the smell and he did say that there were German Shepards but he never mentioned that prior to buying the house. Living in a neighborhood has it's benefits for sure. So the arrangment was for Chris to replace the walls and the carpet. Chris did not keep his word and my realator took it upon himself to step up after Chris had dropped the ball. I was advised that the house had water issues in the past and that Chris was advised of these issues and said he would take care of them. Well Chris certainly did take care of them by not disclosing that information to me.
I was informed that Chris bought the house for $60,000 and then turned around and sold it to me for below market value. The market value for the town is $125,000 let's just say Chris made enough money off of me and the other people he has scammed to be sporting a new fancy white Range Rover. Although the house is not going to fall down tomorrow the estimates I have received to fix the foundation is anywhere from $40,000.00 and up. Is it possible that Mr. Williams did not know about the water damage? Sure it is possible. Is it also possible that he bought the house for such a low dollar amount because he advised the previous owner he would take care of the known damage? Yes that is possible as well.
I had a building inspector come out to the house, Mr Williams is very well known in Kenmore and the Town of Tonawanda for doing shady work and shady deals. I called the Town and as soon as I started telling my story the woman behind the desk felt bad and asked who sold you the house? Well I am a stand up guy and did not want to reveal his name then she said to me Chris Williams? So friends and neighbors, when working with Chris Williams and The Williams team please learn from my mistake and get these concerns resolved prior to shelling out your hard earned money if you do not you will only be hurting yourself. I am not looking to put Mr. Williams out of business, I am looking out for the people of Kenmore and Tonawanda. I am sure if he was doing this to everyone he would be out of business and this may be a one off situation.
