On May 4, 2017 we were talked into attending a presentation for a timeshare in San Jose Del Cabo, BCS Mexico under the guise of free money and other things. The presentation was given by a man named Freddy Magid who said that he was a "manager" that was brought in for just a few days. (Google his name and see who we are talking about). Freddy had a very convincing story that the timeshare industry was changing to a "fractional ownership" program and changing the way the timeshare industry was concieved.

After spending several hours with Freddy he told us that Bloom would purchase my wifes timeshare in Colorado for a price that was almost double the purchase price of their unit in San Jose Del Cabo. It "appeared" to be a very good deal so we went ahead with it. Even though the contract said "liquidation within 90-180 days" Freddy kept insisting that MOST deals like this were done in 90 days. Not having the funds to outright purchase their timeshare they offered to finance it until the purchase of our timeshare was complete. We did have to put $1,000.00 down. He told us that once the purchase was complete we should just go ahead and pay theirs off. After all the paperwork was drawn up Freddy just "shoved" them at us saying "SIGN HERE"! Later after reviewing the contract it was all so confusing and there was NOTHING that he told us that was true.

The first payment of $416.00 was taken out of our account the following month(June 2017) and two weeks later they took ANOTHER PAYMENT OUT! I called their office and was able to get the second payment reversed but then in August THEY DID IT AGAIN! Once again I was able to contact them and get it reversed but this time it caused our account to be overdrawn. Our bank covered 2 of the 4 overdraft fees but I never could get Bloom to cover the others.

We were take over to a lady at International Travel Exchange the following day to sign papers for the purchase of our timeshare in Colorado. We thought this was an escrow company. Turns out we had to pay another $799.00 for their services to "MARKET" our timeshare! The lady told us that even if there was a buyer in place for our timeshare it would take a minimum of 30-60 days to complete the process.

Freddy also told us that if we did not use any of our weeks this year we could trade them in and sell them to Brevan Asset Management for $1200.00 per week(x4=$4800), less a $849.00 "Activation Fee". Then he told us that the fee had been covered by them. We were then told that we would have to wait until October to do this, which we did, only to be told by Brevan that we had already been paid for these weeks through a credit with the purchase of the timeshare. We would have to now wait until 2018 to trade in any more weeks.

It has been eight monts now and we have not even been contacted by anyone from Bloom. I have spent months trying to reach anyone in management, including a Phil Atkerson who was the manager at the time, to no avail.

WE ARE ABLOSUTELY FURIOUS ABOUT THIS AND HIGHLY RECOMMEND THAT NO ONE DOES ANY KIND OF BUSINESS WITH BLOOM RESIDENCES OR BREVAN ASSET MANAGEMENT!

Please Read Your Contract

Mr. Dinger, we are sorry for your concerns with the matter involving your purchase with us at Bloom Residences but there are few things we need to cover. Firstly, you were given an equity discount for your timeshare when you purchased with us and a discount for your inventory for the years 2017-18, this is stated several places in your contract, what you do with your existing timeshare after that point is up to you. Secondly, you signed two separate promissory notes with the company where it states when and how much you will be paying each month so its hard to state that the money was taken without your knowing. Even though you have defaulted on your payments we are willing to work with you on finding out a solution for you. Lastly, please read your contract carefully and in full so that you have knowledge of what you purchased and you will see where it states you received the discounts for marketing and your timeshare towards your purchase with Bloom and you will be able to read both promissory notes you signed. We will and have honored what we put in writing in your contract and its unfortunate that it was not read before your signing with the sales representative.

Read the Contract

First off I was a manager at the time of your purchase but had nothing to do with your sale when you did buy so don’t know why my name was mentioned. Secondly, you were paid for 2017 inventory at the time you purchased and would have been paid for 2018 if you would have made your payments and kept your membership current. Lastly, Find it hard to believe that it was a surprise you had automatic payments coming out as you had signed 2 promissory notes to monterrey financial.

I can't get any real answers and it appears to be a scam

I bought into the program for $10,200 on May 2, 2017 while on a trip to Cabo. They said I would get 4 weeks of a 2 bedroom unit for a usage fee of $950 or $237.50 a week with no annual HOA fee. They also sold me a marketing contract I could activate for an additional $950 that I paid for in October 2017. I was then supposed to receive $4800 in marketing payment a year for up to 4 years starting in October 2018 in lieu of using the unit. I released the unit to them in October 2017 during the release period and paid the marketing fee to initiate the contract. Their worker, Jorge Rivero,explained that I would not get the payment in November 2017 as they had already given me credit for it in my initial purchase. He assured me my first payment would be in November 2018. I made several more calls and spoke to their staff: Coral Mendez, Mark Sanchez, Jesus Martinez and others that I did not get names for. Then when I did not receive my payment in November 2018 (after calling to release unit for the next year since you release a year ahead), I called again and was informed by Jesus Martinez that there was no record of me contacting them in October 2017 and therefore they would not pay my the marketing fee I was promised. I sent email correspondence I had with Jorge in October 2017 and heard nothing back. I then tried to call to try and see how to use the timeshare if I can't get the marketing fee but was given the run around. No booking website, they supposedly do everything by phone. Now they say they will email me pictures of the resorts. This appears to be a scam as I can neither get my marketing fees or actually see the vacation properties and book them in any reputable way. I will be contacting Profeco to see if there is anything they can do to help me.

Blooms Residency Vacation Package Scam

I bought the package at Los Cabos Golf Resort. Eddy Nowak was the salesman, and we thought it was going to be the chance for us to finally start vacationing. Immediately after we purchased it May 21, 2018 (paying cash) they informed us that we couldn't start using it until January 1, 2019. When we bought it, the whole time we told them we wanted to use it for our 30th wedding anniversary in September. They never mentioned in the paperwork, or in verbal conversations that we would have to wait. I only found out the day after the purchase when I went back to the salesman and asked him to help me schedule my first vacation.

We waited until January 1st 2019 to use it, and were told by Express Travel that I needed to wait until January 20th to use it. I waited until January 20th and they said that they couldn't give me my vacation points until I worked it out with the main person they contract sales through. I have contacted their contract people, and they said that because I received a discounted price on the package (for paying cash) that I had to wait 2 YEARS to use the package. Since that time I have been on the phone with Blooms Residences and their contract folks trying to either get my money back, or to get my points. I have talked to Angel Garcia, Miguel Sanchez. and Louise. I have called or contacted them via email over 15 times in the past 30 days, and they keep telling me that they have to have their supervisor look at it, or that the person they need to talk to isn't available, or any other excuse. Blooms Residences are not honoring their contract and I fell I will need to get a lawyer in order to help me get my money back. All I want to do is to be able to use the vacation package that I paid for. This is one big scam, and you won't receive your points if you purchase their membership. Buyer beware.

Same thing happened

Loyalty Capital Reward

When we purchased the Bloom Residences, they told us to contact Loyalty Capital Reward. If we pay some percentage of the purchase price to Loyalty Capital Reward, then after 5 years, we can get back the full purchase fee.

Did anyone hear this and/or purchase Loyalty Capital Reward?

When I checked out that program’s website, the website seemed that it can be another scam site....

Expectation management is key… it´s unrealistic to think you can get a substantial ROI within 2 years, but property is always a smart investment and vacation rentals are the future.

If you think you can get rich quick renting online then you are mistaken and Bloom Residences is not for you, but in the long-term I am living proof that you can and will make your money back over the years. As a member of Express Travel Solution I use the travel system twice a year and it works the prices are either equal to or more often than not much lover that Trip Advisor.

Nothing but good things to say about the Bloom Residences units from viewing to buying I had a very transparent and fair experience, I didn´t feel deceived or lied to at any moment along the way. I thoroughly and wholeheartedly disagree with anyone claiming that either Bloom Residences or the Express Travel Solution travel club is a scam, I both bought a unit at Bloom Residences and a membership with the Express Travel Solution travel club.

As I mentioned earlier I believe both of these products were fairly represented throughout the sales period and I find both the unit which I rent through Air BnB and the travel club both equally valuable and consider both worthy investments in the long-term.

Like I said before, I have nothing but good things to say about these companies and if you have the money to invest, and do not expect an immediate ROI you´ll reap the rewards in the long run.

May I inquire further about your experiences with Bloom and Express Travel?

We also purchased the time share at Bloom Residences last month.

People there were very nice, but we did find the process during the purchase rather confusing.

Since we returned home from Cabo, I have been very worried due to scam reports regarding Bloom Residences in various sites, and have been in contact with our sales rep person, Fernando and also with Express Travel Solution staff.

We were not expecting to make money through the purchase of this property.

But as aging couple, it was an attractive idea that if-when we stop traveling, we have an option to rent out our shares and be paid for it.

As you have been the owner of the Bloom Residences unit, may I ask some questions?

When you say that you rent out your units through Airbnb, does this mean that you are not using Bloom’s regular service to rent your unit?

May I ask why?

Also, I am very puzzled by the Bloom Residences’ website; it is a super simple website and there is no option to make a reservation from the site.

We have been happy timeshare owners of Embarc, currently part of Diamond Resorts, for the past 8 years.

One of the reason that we were rather seduced into purchasing Bloom was 1. Potential of not having to pay the yearly maintenance fee, 2. Potential of renting out our units for money.

If I could hear realistic positive review of successful use and also renting of this timeshare units, I would be so relieved and grateful.
